Sizzling Summer Listings
Welcome to LifeandHomes™
I can tell by the heat that summer is officially here! A welcomed change of season after all the devastation our area experienced recently with all the tornados. For many it’s a season of rebuilding, of lives being changed forever,of healing and hopefully moving forward positively. We send our prayers and support to those who were affected by all the destruction.
We encourage you to do something relaxing and for yourself. Take a mental break from the stressors of everyday life. Enjoy the natural resources our community has to offer. Take a hike in the mountains, swim in the lake or go to the Ocoee. Have a family day at the aquarium or enjoy the park. There are so many options for you and your family to do locally and without breaking the bank.
Gardening seems to be the top outdoor trend this summer. According to a GWA Garden Trends Research Report, “with vegetable gardening up almost 20 percent and community gardens up 60 percent over last, growing food for the table is certainly on the rise.” (gardencentermagazine)
I recently read that the real estate market is picking up - good news. Whether you are buying or selling we invite you to begin your search here and online at www.lifeandhomes.com where you will find even more local and new-to-the-market listings. Our goal is to promote our area and strengthen real estate growth in Chattanooga and surrounding areas.
We would also encourage you to support our advertisers. They are more than willing to help you accomplish your goals and can provide you with the expertise you need.
We wish you all well and thank you for being a part of LifeandHomes™.

newsShortsHome Sweet HomeThe longer someone has owned a home, the more likely that person is to trumpet the financial wisdom of homeownership, according to a recent Pew Research poll.
Among homeowners who have been in their current home since 1979 or earlier, 56% strongly agree that homeownership is the best long-term investment a person can make. This share falls to 43% among those who bought their current home between 1980 and 1999; to 36% among those who bought their home between 2000 and 2006; and to 31% among those who have owned since 2007 or later.
The highest level of buyer’s remorse was among homeowners who purchased their current home during the great run-up in prices, from 2000 to 2006. some 30% of these homeowners say that, if they had it to do all over again, they would not buy their current home, compared with 19% of those who purchased their current home before 2000; and 24% of those who purchased their current home in 2007 or later. Landscape LightingOffer a warm welcome, provide safety and security and increase the value of your property with a custom outdoor lighting design.
Homeowners spend tens of thousands of dollars on beautiful landscaping, yet only enjoy it during the day. Well-planned landscape lighting can add depth and a sense of luxury to your home.
• First, view your home and outdoor areas from the edges of your property. Consult with a landscape lighting expert.
• Decide which features to highlight.
• soft, diffused lighting along driveways, walkways and stairs provides safety and security and welcomes guests.
• strategically placed lighting in trees or under the eaves illuminates larger areas.
• Properly positioned ground fixtures highlight natural elements, textured walls or favorite statues.
• Conceal light sources behind shrubs or flowerbeds, if possible, so you see the effect, not the fixture.

Create A Stylish outdoor Space On A BudgetIf your patio furniture, barbecue grill or favorite outdoor planter was left outside this winter, it probably took a beating.
But think twice before you relegate your favorite lounge chair or lawn ornaments to the landfill. It’s easy to transform them and make them look better than new. All you need is a little imagination and a few cans of spray paint.
Create “designer” furniture. Designer patio sets, lawn chairs and other outdoor furniture can cost
hundreds, even thousands of dollars. But it’s easy and inexpensive to give the furniture you already own a face lift that mimics the look of trendy designer furniture with a few coats of spray paint.
Create a durable designer look that sparkles in the sun with Rust-Oleum stops Rust Textured metallic in Galaxy, a textured black with flecks of silver. The texture adds depth, elegance and unmatched protection to any project. Or create a rich Oil Rubbed Bronze finish, while protecting your furniture from the elements, with Rust-Oleum Universal spray paint. Choose an unexpected color, like Painter’s Touch 2X satin Eden. you can also transform garage sale bargains, flea market finds or used furniture you find on sites like CraigsList or Freecycle with spray paint to get a designer look without the designer price tag.
Revive an old barbecue grill. If your grill was buried under three feet of snow, it could probably use a little TLC. Why not revive it with a spray paint specifically formulated for high heat applications? Rust-Oleum High Heat Ultra resists heat up to 1,200 degrees Fahrenheit so it’s great for grills, fire pits and wood-burning stoves. Plus, it’s available in traditional black, as well as stylish colors and finishes such as brown and aged copper, so your barbecue grill will look better than new.
Accessories can get a second life, too. no need to toss planters, lawn ornaments or other outdoor accessories because their finish has been weather damaged. spray paint can give them a second life. Try spray painting planters with Rust-Oleum stops Rust for a rooftop garden or patio in a variety of vegetable colors-sunrise Red for tomatoes, Hunter Green for lettuce or green peppers, different shades of green for herbs. The possibilities to add a splash of color-or a little sophistication - to a patio, rooftop or backyard are endless.

newsShortsCleaning Grease Stains on ConcreteGrease stains on driveways and garage floors detract from a home's appeal.
Although you can purchase commercial cleaners to tackle the job, common household items will do the job just as well. spread cat litter on the grease and walk on it to grind it into the stain. sweep up the litter and pour a fresh cola beverage until it wets the stained area thoroughly. Immediately work the cola into the stain using a stiff broom. Do not let the cola dry. When the cola stops fizzing, rinse the area with water. mix 1 cup of liquid chlorine bleach and 1 cup of powdered laundry detergent in one gallon of very hot water. Carefully pour over any remaining gray stain to lighten it up.

Get Rid Of household hazardsMake safety a priority in your home when you clean. Here are tips to help:
Living Room/Dining Room• secure all bookcases, shelving and heavy furniture. Place heavier items on lower shelves and in bottom drawers.
• many houseplants are poisonous and pots are heavy, so keep them out of reach of little hands.
• Use plug protectors for all unused wall outlets.
Bathroom• To prevent bathwater scalds, set the thermostat of your hot water heater no higher than 120 degrees F. It takes just three seconds for a child to sustain a third degree burn at 140 degrees F.
• Always request child-resistant packaging for medicine, but go a step further by making sure medicine cabinets are locked at all times. Even items that may seem harmless can be dangerous to a child.
Kitchen• Keep sharp knives and other utensils well out of reach and make sure that knife blades are pointing down when placed in a dishwasher’s cutlery basket.
• When cooking, always use the back burners, turn pot handles toward the back of the stove and keep hot foods and liquids away from young children.
• And make sure microwaves are out of reach of children as well; the vast majority of microwave burns among children are serious scald burns.
Bedroom• make sure cribs are properly assembled and meet current safety standards, and that crib mattresses fit snugly.
• According to the U.s. Consumer Product safety Commission, infants and young children can die from accidentally strangling in window cords. The Window Covering safety Council reminds parents and caregivers of potential window-cord dangers and urges them to make the right choice and use only cordless window products in homes with young children. Owners and renters should replace all corded window coverings made before 2001 with today’s safer products. visit www.windowcoverings.org for a free retrofit kit or call (800) 506-4636. (nAPsI)

Using high-tech Communication(nAPsI)—There’s good news for older adults who want to learn more about e-mailing, using social media and text messaging. There’s a resource that can help introduce them to these technologies.
A new brochure—“staying Connected: Technology Options for Older Adults”—is available from the Eldercare Locator. It is designed to help older adults learn about new methods for staying connected with family and friends. The brochure includes tips on using these communication tools, getting started as well as privacy and safety information.
The Internet, cell phones and other new technologies enable people of all ages to communicate more quickly than ever before. While younger people are often seen as the “experts” with these new tools, many older adults utilize e-mail, social media and cell phones to communicate as well.
To receive a free copy of the brochure, call the Eldercare Locator at (800) 677-1116. A copy of the brochure can also be downloaded from the Resources section of www.eldercare.gov.

The way banks and mortgage lenders decide whether to make loans on certain houses with a certain value is not really a mysterious process, although you don't hear much from them while you're waiting for an appraisal and for a loan commitment. It can be a long, tiresome wait!
mortgage lenders use a specific criteria to determine whether you are personally qualified for a mortgage, which all has to do with the ratio of your debts to your income. But the other part of their determination uses different criteria, it is all about the appraised value of the house, it's not about you at all.
If you want the mathematical equation of a loan-to-value ratio, simply divide the amount of the mortgage by the appraised value of a house and look at the percentage that results, which is the way a loan-to-value ratio is
expressed, as a percentage. normally, the value of the loan will be lower than the value of the house, meaning the percentage will be less than 100%. Lenders are more likely to approve loans with lower percentage rates because their risk factor is lower.
It's not impossible for a loan-to-value ratio to exceed 100%, but it is extremely risky. That means the outstanding loan is more than the market value of the house, making it very difficult to sell without additional funds to pay off the mortgage at the time of closing. While lenders are in business to make loans in order to make money, they are always concerned about their own interests in the transaction and avoiding risks. Our present mortgage crisis was caused by too many lenders approving loans with high loan-to-value ratios.
The interest rate a borrower will be required to pay over the life of the loan is affected by the loan-to-value ratio. It is determined by the lender's assessment of risk and possible loss in the case of foreclosure. And, the borrower may be required to pay for private mortgage insurance which only benefits the lender if the borrower stops making payments.
It's important to know that any loan-to-value ratio in excess of 80% means the loan must be kept as a "portfolio loan" by the lender because it's not able to be sold on the secondary loan market, and selling loans to larger financial institutions is how lenders usually make their profits within a short period of time.
Author Leo Kingston,18002SellHomes.com, has the solution for those with the question, "How can I sell my home?. Leo is based in Oklahoma City and has over 3 decades experience. He pays cash for homes and has no closing costs or other fees which he charges the house owner. (BiggerPockets)

Updating a Deck?Trends and Tips for Great ResultsWhen it comes to home improvements that add value and enjoyment to your home, it's hard to top the power of a great deck. In fact, a deck can return nearly 73 percent of your initial investment when you sell your home, according to Remodeling Magazine's 2010 Cost vs. Value Report.
If this is your year to add a deck - or spruce up an existing one - here are some helpful tips from the home improvement experts at Lowe's:
Repairing and upgrading an existing deck
If your home already has a deck, start the summer season by making sure it's in good condition. Check for damaged boards and replace them with the appropriate decking material. Tighten fasteners or replace them if they won't tighten. Tap down and set protruding nails or replace them with deck screws. Check for splinters on surfaces, especially along handrails and steps, and smooth with sandpaper.
A fresh coat of deck stain will brighten the deck's appearance and keep it looking new longer by repelling water, resisting mildew and preventing fading in high-traffic areas. you can cut the project time in half by using a product like Express Deck wood stain by Cabot, which allows you to clean and stain in a single day without waiting for the deck to dry. The product, available exclusively at Lowe's, comes in a semi-transparent stain and can be tinted to any color or selected from the pre-mixed, grab-and-go oak brown.
Once your cleaning and staining tasks are done, you can add updates to your existing deck by swapping out railings or adding decorative metal post caps or post cap lights. Or you can give your deck a little extra privacy
with lattice. Adding lattice is an easy and versatile way to provide beauty, privacy and dimension without blocking cooling breezes or boxing in space.
Building a new deck
Building a deck costs about $15 per square foot, on average - around $4,000 for a 16- by-20-foot deck. Treated lumber is still the material of choice for most homeowners. standard treated decking is economical and offers a limited warranty against rot and decay. you can also upgrade to treated wood designed to stand up to severe weather like TopChoice severe Weather Treated Decking.
Composite or PvC decking are other options. Durable and ecofriendly, these alternative materials mimic the look of wood and are low maintenance. Although composite brands like ChoiceDek and Trex cost more, the only maintenance required is regular cleaning. Composite won't split, splinter, crack or mold.
deck trends and tips
Whether you're building a new deck or upgrading an existing one, here are some of the hot trends to consider incorporating into your design:
* Bigger is better when it comes to decks. Decks create more living space and are an extension of the home, so larger decks with
multiple levels give you more space for living and entertaining. Built-ins for seating and storage are also popular additions to larger decks.
* natural elements: Water features, such as a fountain, add to the relaxation of a deck and help mask the sounds of street traffic.
* Railings: Decks have railings for safety's sake, but that doesn't mean you have to sacrifice beauty for function. Railings are becoming a more important visual statement, with decorative balusters, posts and spindles, post caps and lighting.
* Outdoor room decor: Extend the look and feel of your home all the way outside - don't keep it confined to the walls of your home. Add accessories like outdoor rugs, lighting, pillows, container plants and new patio furni-ture to your outdoor space.
no matter what your deck project, planning and budgeting before you start can help your efforts run smoothly. Lowes.com offers a free Deck Designer tool and real-time lumber pricing.
Whether your choose traditional treated lumber or composite materials, create a trendy multi-level outdoor paradise or keep it simple, a deck can expand your outdoor living space, enhance your enjoyment of your home and create great value when the time comes to sell your home. (ARA)

Unfortunately, this young boy’s older brother did not share in his younger brother’s passion for balloons. Whenever the younger brother tried to master his skill by adding another balloon in the air, his older brother would sneak around, with a pin, and pop several of the balloons.
sometimes in life, we are faced with this same scenario. We are trying to “stay UP” with a positive attitude, trying to see the glass full instead of empty. We attempt to be optimistic seeing the sun, instead of the clouds. Then out of nowhere, something or someone comes along with a proverbial “pin” and tries to pop our “balloon” of optimism. How does one “stay Up” when there are so many things that try to keep us down? Here are a few tips:
1. Learn to BreatheWhen you blow up a balloon, you have to control
your breathing. you have to monitor how much air to put into the balloon. In life, we must control our breathing by learning to relax. Our culture has programmed us to stay busy and stressed. Being busy and stressed causes us to become negative and critical, which causes us to breathe improperly. When we learn to relax, we learn to breathe in a normal rhythm. Breathe in slowly through your nose and breathe out slowly through your mouth. Practice this method several times a day and you will feel uplifted.
2. Proper PerceptionThere is a saying that, ‘Things in life only affect us, not make us.” This simply means that “pins” in life: (i.e. criticism, negativity and fears) are always going to be around us. But we don’t have to take these things personally or allow them to keep us down. Whatever we perceive is also what we believe. We must perceive life’s challenges as opportunities
rather than as problems. Focus on what is possible, rather than what seems impossible.
3. Power of Words Words are very powerful! They carry the power of life or death. Words are also an awesome way to stay up. We should keep our words positive. Positive words build character, integrity and self esteem. Words that are positive give life and energy. Our words will determine our destiny. Think positive, be positive and speak positively.
Dr. Banks has been married for 20 years. He and his wife sylvia have three children.
How to Stay UpThere once was a young boy who had a fascination with balloons. He loved to blow them up, knot them and then keep them all in the air. He would play this game for hours and he became quite good at it. He had mastered keeping twenty balloons in the air at one time.

The kitchen is also where you prepare meals, entertain guests, help your children with homework and even stay up late to pay bills. Because the kitchen is the hub of the home, homeowners are always looking for ways to do more in this vital space, all while keeping it stylish.
One of today's most popular trends in new and remodeled kitchens is the use of multiple kitchen faucets, which add extra functionality to the room.
"Pot fillers, island faucets and even bar or convenience faucets all help to maximize the room," says Kevin mcJoynt of Danze, manufacturer of decorative plumbing faucets and fixtures. "But convenience and functionality aren't the only two items homeowners are looking at while upgrading their kitchens. Ambiance, decor and style are also top priorities."
If you're reconsidering your kitchen's function and style, consider adding these options into your remodeling plan:
Pot fillers These faucets are located near your stove to provide you with a convenient way to fill a pot without having to carry it to the nearest sink. This saves plenty of back-breaking work and minimizes the likelihood of spills. Pot fillers are commonly found in the restaurant industry and have quickly made their way into private kitchens across the country. They are available as a wall mount or deck mount. Find a style that matches your appliances and other faucets in the room.
island faucets Usually acting as second sinks, island faucets help avoid congestion at the main sink and are a great way to increase a kitchen's workflow. Because island sinks are frequently used for preparation, they are sometimes referred to as prep sinks. Homeowners commonly use this workspace for cutting vegetables, chilling wine or washing hands prior to a meal. Choose a faucet style and finish that complements the room's decor and adds an eye-catching decorative piece to an otherwise
"ho-hum" island. Danze has several pull-down or pull-out faucets with three functions - spray, stream and pause - giving your island workspace additional functionality.
Bar faucets Also referred to as a convenience sink or a beverage center, this area is typically used for entertaining purposes and is often located on a secondary counter space in the kitchen or adjacent room. Danze offers a variety of bar faucets, including high-arc options, small-scale faucets and several others. Choose a style that will make this space "entertaining." visit Danze.com for more kitchen solutions.
make your "'heart of the home" work for you as you plan your kitchen design. But remember, you don't need to sacrifice style in the process. (ARA)
Style and Function: Key Elements of Today's KitchenWhen your family comes home at the end of the day - from school, work, a play date or extracurricular activities - it's very likely the first thing they do is dump whatever they're carrying on the kitchen table or counter and grab a glass for a drink.

since caulk is placed in moisture-rich areas, it can provide an ideal environment for mold and mildew to accumulate and grow. mold can cause health issues, including allergic reactions, according to the Environmental Protection Agency.
Protecting the home from the initial growth or reoccurrence of mold and mildew on caulk depends on whether the right caulk is used. That's because not all mold protection in caulk is equal. making sure you use a caulk that addresses the whole problem - fungus and bacteria - can help provide you with an effective, lasting defense.
GE silicone caulks, such as GE silicone II Kitchen & Bath and K/B supreme, because of the level and type of biocide, pack the dual punch of stopping fungus and bacteria growth. The five- to 10-year mold-free product protection that GE silicone caulk offers is among the longest protection on the market today. And, each is permanently waterproof.
"Homeowners need to look for a caulk that has the right type of biocide and one that is permanently impervious to water, helping to ensure that moisture - essential for mold to grow - is unable to leak or collect behind tiles, walls, tubs, showers or sinks," says Curtis niles, national Association of Home Inspectors.
If you do decide that it's time to replace your caulk, it's important to do the job right to ensure lasting mold protection.
Here are a few caulking tips:
* Find the right caulk. Look for 100 percent silicone: it's permanently waterproof and will never shrink, crack or deteriorate over time. Avoid using acrylic caulk, which can shrink or crack over time. Water can seep through gaps left by cracked caulk. Those leaks can lead to water damage and mold growth. For added protection, choose a caulk with five or 10 year mold-free product protection. If you plan on painting over your caulk, choose a permanently waterproof and paintable caulk like Groov by GE.
* Clean the surface. Remove old caulk, dirt, and loose particles with a caulk-removing tool and wipe clean with a cloth. never caulk over old caulk. Use a razor blade first to remove the old caulk. By removing the old caulk you can also strip off any mold or mildew that may have formed.
* Prepare the tube and seal. Cut the nozzle to a size that matches the area that needs to be caulked; close to the tip for a smaller area and further down for a larger area. Pierce the inner seal with a stiff wire or other similar object. Insert cartridge into caulking gun. squeeze with even,
consistent pressure to control the rate at which the caulk leaves the tube as you pull the gun toward you.
* smooth the bead. Use your finger or a wet caulk-smoothing tool within two to five minutes of application.
* store the tube and clean. squeeze the caulk until it's barely coming out of the tube. Replace the cap, or use a nail in the tube opening. Wipe hands with a dry cloth before washing with soap and water. To clean the area around the caulk, use mineral spirits for silicone caulk or Groov.

Fight Allergens Lurking in Kitchens and Baths
While it's easy to blame seasonal pollen, it may be what's lurking on the caulk in your bathrooms or kitchens that is causing your family to sniffle and sneeze.

new doors add style Doors can offer so much more than entry into a room. Because they are made in various panel designs and can be easily painted or stained, interior doors have become a key part of a home's overall decor.
"many homes have plain flush doors that look rather boring," says Bob merrill, president and CEO for Chicago-based CmI, which makes Craftmaster Interior Doors. "One of the easiest ways to dramatically change the look inside your home is by replacing your current doors with raised or flat-panel molded doors. new doors add fresh style, character and personality."
molded interior doors are made to resist swelling, shrinking, cracking and splitting. "Craftmaster also makes eco-friendly green doors that contain sustainable materials, recycled content, low vOC primers and have low formaldehyde emissions," merrill adds.
Typically, a home has around 17 interior doors, including passage and bifold (closet) doors. In many homes, those doors have a hollow core. Replacing standard, hollow core doors with solid core doors to add weight and reduce noise is a popular DIy project.
Installing new doors requires a few basic carpentry tools. many homeowners purchase pre-hung
doors. you also can choose to keep the existing frame and simply replace the doors, called slabs. In this case, you should heed a few installation tips: * Ensure the slab door is squarely in the frame, then lock it in position with a cross brace. * Use wood shims between the jambs and the studs, as necessary, to ensure a plumb, square and proper fit. * Keep the frame flush with proper positioning of the cross brace. * Add trim by cutting, gluing and nailing it in place after the slab door has been installed.
Exterior trim that wows When it comes to your home, first impressions
small Remodeling Projects that Add Value new doors and trimWith sales of new and existing homes remaining slow nationwide, many homeowners are looking for ways to add value now. Installing stylish interior doors and replacing

are everything. nothing makes a worse initial impression than exterior trim that is cracked, rotted, peeling or falling apart.
Walk around your house and inspect the exterior trim on the corners, around your windows and doors and up near the roofline. Do you see peeling paint, warped boards, or any splitting or cracking? Is there any damage from water or termites? If so, now is the best time to replace your trim.
Traditional wood trim often looks fine when first installed, but it can split and swell, and is prone to knots and defects. Other materials, like PvC and fiber cement trim have performance limitations and may pose installation challenges.
"The exterior trim market has changed a lot over the last 10 years. new engineered products last longer and provide resistance to moisture, rot, termites and temperature extremes not found in other materials," merrill says.
With a clear cedar, wood grain texture on one side and a contemporary smooth finish on the other, miraTEC engineered trim is ideal for any home style. It is most often used for roofline fascia, soffits, window and door trim, corner trim, dentil, gables, column wraps, trim along porches and similar architectural components.
Installing new interior doors or replacing your exterior trim are great ways to give your home a new look and increase its value. To learn more about updating your home from the inside and out, visit www.craftmasterdoors.com or www.miratectrim.com. (ARA)
