The Board wanted to share the following information with all owners as we do appreciate and share the frustrations involved in this process. The Kentucky Ridge Homeowners Association Board of Directors and Property Manager have been diligent in following up on the December 14 fire as well as other community-wide structural integrity issues in our nearly 20 year old homes. There are fiduciary duties regarding the expenditure of operating as well as insurance and reserve funds in addressing the needs of Kentucky Ridge. The best interests of affected homeowners as well as the best interests of the entire community must be considered. Scheduling of restoration/repair activities associated with the fire and other structural issues identified in the community must be done according to o insurance requirements/limitations o engineering recommendations (if applicable) o competitive bids o warranty assurances by both manufacturers and approved vendors Updates about Kentucky Ridge (including fire-related activities) have been posted regularly at www.kentuckyridge.org as well as at the mailboxes. All owners/residents should check for the most recent information regularly. SAFETY repairs were made to fire-damaged homes immediately following the December 14 fire. Replacement doors and windows as well as roof replacements were done as soon as replacements were available. The Kentucky Ridge insurance adjustor’s investigation of the fire was not completed until February 14. External stucco repairs and internal repairs are pending. Stucco repairs must be completed before internal repairs and fire-related mitigation can be done. Stucco repairs have not occurred because overnight temperatures MUST be ABOVE 40 DEGREES for 6-10 CONSECUTIVE DAYS (during installation and curing) in order to preserve the manufacturer’s warranty. The following is taken directly from the manufacturers’ ”StuccoBase” product bulletin: Surface and ambient temperatures must be between 40˚F–100˚F during the application and curing. Allow Base Coat to cure a minimum of 6 (six) days prior to application of EPS insulation board shapes or primer and Finish Coat application. X

There have been no occurrences of 6 consecutive days of overnight temperatures above 40˚F since December 15, 2013. Documentation of the temperature history since December 15th, is available on the Kentucky Ridge website.

This is the reason for the delay in stucco and subsequent repairs to fire damaged units. Beginning next week, the PREDICTED temperatures appear to be at the level that stucco repair/restoration can begin.

Any additional insurance-allowed restoration/repair will follow the completion of the stucco work.

The board has received reports of residents verbally abusing some of the contractors who are working on site. These contractors are working hard to restore our community and fix our homes, and disrespecting them serves no useful purpose and will only hinder the process.
