INTRODUCTION TO THE PROJECT

Leeds Beckett University are committed to developing a new building by 2020 for the Film, Music & Performing arts, part of the Arts Environment and Technology department. Leeds Beckett

Enterprise services are proposing a theoretical investigation into this possibility.

The proposal is for the development of a film, TV and sound production village in Leeds, which will house the academic but also a great deal of enterprise and business activity. This is a an ambitious proposal, but

how far is it possible? It is up to us as agents to research and explore these possibilities.

Stakeholder analysis is a process of systematically gathering and analysing qualitative information to Determine whose interests should be taken into account when developing and/or implementing a policy or program, in this case the people who have been involved in this project thus far and those that are invested in the future development of the film school. The reason this is carried out is because when a stakeholder analysis and other key tools are used to guide the implementation, the policy or program is more likely to

succeed.

BUILDING THE BRIEF

In-order to build a brief that responded to both out clients “wish-lists” a series of workshops, activities and interviews had to be arranged and conducted. From this we were able to begin understanding our clients and what they envisioned within their new film school.

After the interviews were conducted and this information was collated it became apparent to us, that the clients each had varying opinions, needs and desires. As Agents we decided to tailor a brief that was able to accommodate for the needs of the film school and the ambitious aspirations of Enterprise.

This is a stage we called “Finding common grounds” . A refined list of eachclients requests were formed and a cross correlation was run to so that the process of tailoring the brief can start. By acquiring an understanding of the needs, an idea of the scale of the project can be formed, hence a criteria for site suitability can begin to take shape.

We believe that it is of paramount importance that a commercial aspect isintegrated within the project, as from a students perspective it would be ideal to be in close proximity to professionals, opportunities for collaboration and work experience are sure to rise. Integrating the community will also play for a key role as having public access to the building will help generate income into the scheme.

It is for this reason we have realised that what is in-fact needed is a not simply a film school, but rather a Film Community, A Media Village.

CRITERIA FOR SITE SELECTION

1. Well connected to exiting city infrastructure, and film industry connections.

2. Large enough to allow for duplication of space, and to house both educational and commercial uses.

3. Flexible enough to allow for future expansions as needs arise.

4. Located within close proximity to the city centre.

5. Good access for all, students, public, HGV etc.

6. Responds to Leeds heritage by re-emphasising an existing condition within the city.

HOLBECK VIADUCT LEEDS

The district begins on the southern edge of the Leeds city centre and mainly lies in the LS11 Leeds postcode area. The M1 and M621 motorways used to end/begin in Holbeck. Now the M621 is the only motorway that passes through the area since the end of the M1 moved to Hook Moor near Aberford.

Holbeck has suffered significant decline since the 19th century; many of theindustrial buildings and warehouses have been demolished or fallen into disrepair. Holbeck is nevertheless home to 33 listed buildings and many other important architectural structures, some of the most notable of these are: The Dark Arches, the Hol Beck, Marshall’s Mill, the Midland Mills, the Round Foundry, Temple Works, Tower Works and two railway roundhouses.

Holbeck was once well served by rail; Holbeck railway station (now demolished) was notable because it was a two-tier station with a low line and a high line. A disused railway viaduct still runs through Holbeck. When it was built in 1869, it was thought to be one of the engineering marvels of the Victorian age. Plans are now underway to convert the track bed (which is currently overgrown with trees and shrubs) into a raised walkway leading directly into Leeds City centre, this is where we propose to intervene.

Reasons for choice:

1. It is well connected to existing city infrastructure. 2. Multiple vacant plots of lands and redundant buildings in the area. 3. Large site that allows for continual growth. 4. Relativity close to Leeds city centre. 5. Slight interjection of a cultural vibe through local pubs, and small hotels - potential for expansion. 6. Leeds Holbeck Viaduct is a Hallmark for Leeds that has been left derelict.

While there are a few close cinemas within proximity to the site, there is potential to set up new leisure faculties within the media village.

The site is within a prime location for media connection, there are plenty of surrounding amenities, however the Holbeck area is currently lacking, although there seems to be a slight injection of media culture within the vicinity, there is room for growth.

Most of the student accommodation sites that are currently set up, are at quite a walking distance from our site location. Therefore it would be preferable in the creation of a third campus that new student accommodation blocks are erected.

Hotels offer ideal accommodation for guest lectures and/or potential celebrities that would be filming on site. There are a few 4 Star hotels within reach of the site, however in future phasing of the media village, this could be built upon.

More open spaces allow for a communal feel within a campus. The larger public, open green spaces within the city of Leeds are at an uncomfortable walking distance away from the Holbeck site. In-fact there is a lack for open green space within the vicinity.

The site is fortunately located close enough to the major shopping and retail sites within the city, this is ideal for both students and guest visitors.

In comparison to the other current University campus sites within Leeds the new proposed campus, is far enough to create its own identity, but close enough to be apart of the city.

Due to the focal location point of Holbeck and being directly connected to the Leeds rail, all existing transport infrastructures are within immediate access to the site, whether coming from the airport or on the M62 motorways.

Ideal location that compliments south exit from the train station which is currently being implemented.

Commercial buildings that surround the site are at least 4 stories in height meaning that there is potential for a taller structure.

There is lacking green space within the site, this can be incorporated into the design of the campus, to promote green spaces for gathering.

GREEN SPACE Two redundant buildings are on site, Temple works and an empty office building, both of which could be utilised within the scheme.

Using the Viaduct as the spine of our building, substructures will emerge from it and spill out onto available land use, a linear campus is formed.

UNDERSTANDING SPACE

In order to correctly design the spatial requirements of the building, an understanding of the filming process within both the film school and also in the professional sense must be articulated. By doing so it

would draw out clear space, room functions, uses and if there is a requirement for duplication or rather if merging and flexibility of certain spaces is an option. An idea of how certain activities would interact with each-other would mean that a more efficient and coherent plans can be drawn up, plans which promote

collaboration and segregation when each is needed.

From Plot to Form. The filming process is a fairly linear one, thus spaces develop a hierarchy within the structure, inhabitants they work their way up to the climax or “exhibition”.

CONCEPT CHARACTERISTICS

The main concept within this scheme will be mirroring the act of motion. As the media industry is a very dynamic one, movement is vital. Filming is about lighting, motion and direction, all these elements we aim

to reciprocate within the scheme with subtle mannerisms. Above is a Conceptual sketch of Zoe-trope Facade.

Zoe-trope Facade.

Due to the fact that a lot of the rooms are required to be black out, and large windows are not preferable. Slit windows will be installed into the facade, alluding to the Zoe-trope, this will also give glimmers of motion into the activities within the structure.

Spot-Light Atrium.

It cuts the entire way through the main building, emphasising the journey to success at the top - exhibition space. It also allows for visual interactions between the floors and highlighting on motion within the building.

Dynamic Movement - Pods.

Due to the linear nature of the site, and the 1.3 Mile span of the Viaduct, an efficient mode of transport must be integrated into the scheme. This will also add to the constant motion within the campus.

The site utilises the Viaducts natural linear form, and spreads itself to either extremes allowing for a linear campus. Where students can live at one end others can be commuting in. It aims for easy access.

3,500 Sqm, 3 story building that merges into the viaduct occupying space within. It contains green screen studios, Changing and dressing facilities on ground floors along with teaching, audition and flexible and multifunctional studio spaces on upper levels.

3,000 Sqm , A 2 Story building containing lecture rooms, flexible teaching spaces, Film Archive and computer rooms. This marks the beginning of the filming journey, Student reception, admin and faculty spaces.

Specifically located to the back of the site are the studios and workshops that require large goods vehicles to access them. Meaning that on-loading and off loading can be done securely and without time constraints.

The Viaduct spans 1.3 Miles long, a solar powered rapid transit system will be integrated. These are 4 seater mobile pods that travel the length of the Viaduct and increase connectivity.

Double height black box theatre. Stand alone buildings, that are linked via the Viaduct and share changing and preparation facilities through it.

Triple height Medium and Small filming studios all with back HGV access and elephant doors. Stand alone buildings, that are linked via the Viaduct and share changing and preparation facilities through it.

3,000 Sqm leasable space for the community and professionals, equipment with dance studios and green screen studios, changing facilitates and open plan flexible office space. It will have internal modular division so sections can be leased off at any given time.

Large workshops within close proximity to the studios with large stores meaning scenery and other equipment can be stored in large quantities securely on site.

Leading in from the train station south exit, a commercial lobby area allows for segregation of spaces and separate administration of this part of the scheme.

Using a redundant building and regenerating it into a series of leasable office spaces for the professionals who will be on-site for longer periods of time during filming, flexible office,meeting, drawing spaces.

THE MEDIA VILLAGE

The Media Village focuses on the expansion and collaboration of three separate entities, community, professional and educational. This maximises both the learning and experimental phases. It revitalises the Holbeck Viaduct district of Leeds bringing it into the twenty first century and restoring its former glory. The Village acts as an experience of media, the undulating curved of the landscaped building allows the eyes to wander around the site, much like they would a movie with little glimpses into

what goes on inside through the zoe-trope facade.

STRUCTURE AND MATERIALS

In choosing the site materials, retaining an iconic finishing theme was of great importance. Sleek ma-terials that display modernity and technology were contrasted with finishes that had an earthy feel to them such as Cor-Ten-Steel and brick. This was chosen to adhere to the heritage of the chosen site at

Holbeck, and allude to the notion that this structure was emerging from within the soil as a regenerated beacon of potential.

ZONING WITHIN THE SPOTLIGHT

As the central core of the entire scheme the core both metaphorically and architecturally shines down as a spotlight on the site. It is the place where all three entities merge, public, professional and Leeds Beckett film school. Creating an area for collaboration and intermingling is of great importance to the

scheme, however there must be set boundaries. Segregation within the core is addressed through hierarchy of function and duplication of space.

THE SPOTLIGHT ATRIUM

Due to the natural nature of the post production process, a lot of blackout spaces are a necessity. Thus meaning that it becomes important to balance out the increase of blackout zones with that of well lit zones, to create a healthy working environment. This is done in a delicate manor as to not disturb the Post production process. A series of darkened editing suits will be placed around the

perimeter of the structure, while breakout seating, kitchenette and relaxation zones will be placed central to the building within a well lit space.

Supplementary spaces include changing, dressing, storage , wardrobe etc. By using the Viaduct as a spine of “feeding activity” within it all supplementary rooms would be allocated, this allows them to

maximise their use, by opening out and providing to the studios on either side, whether it is the larger sound studios or the green-screen/motion capture/dance studios.

COMMERCIAL ENTRANCE

Access to the commercial site will be on two separate levels. As it leads in from the south exit of the train station it naturally wants to taper up and meet level with the viaduct. All this space will be land-scaped and provide for scenic relaxation spaces. Underneath will be the reception for the commercial

sector of the building, this provides a common ground for administration offices and enquiries.

MAIN PUBLIC ENTRANCE

The concept that was embedded within this design was the idea of a film real wrapping around and encapsulating the entrance. Large windows will be used in these elements of public space, and onto them images from famous films scenes shot in Leeds will be superimposed . The first film was shot in Leeds, so the first experience through the main building will be through film. The facade of the main

entrance will be brick with cor-ten-steel cladding.

OUT DOOR CINEMA EXPERIENCE

At the very top of the structure a unique viewing experience will be formed, an out door cinema for night and day screening will be available. However with flexibility being at the forefront of this design, this screening place is dismount-able and then allows room for a roof top event space with a city view

RAPID TRANSIT SYSTEM (RTS)

Due to the 1.3 Mile length of this campus and the dispersed nature of the buildings, reliable transportation must be made available. This is where the Rapid transit system is integrated, playing homage to the original use of the viaduct. While there is the option of walking along the viaduct or the undulating landscape, in the bid of 21st century efficiency RTS has been integrated. These pods

would seat up to four people and run on solar powered energy .

COMMERCIAL DANCE STUDIOS

Along the forefront of the commercail sector, and directly linked to the main public core a series of leasable space available for the community and proffesionals are available, these range from dance studios to flexible open plan space that can be booked out for events or community gatherings. This is just one of the ways that will help generate income into the scheme. The studios have large glazed opening that emulate the arcs found in the existing viaduct and also allow for translucency so people

walking outside can feel immersed with the happening within the structure. The media village experience continues to form.

ANNUAL USE OF THE SITE

STUDENT ACCOMMODATION

DURING THE ACADEMIC YEAR THE NEWLY BUILT STUDENT ACCOMMODATION WHICH IS LOCATED AT THE FURTHERER END OF THE VIADUCT WILL BE FULLY BOOKED, AND IN SUMMER MONTHS THE ROOMS CAN BE LEASED ON A WEEKLY BASES TO ACCOMMODATE FOR THOSE ATTENDING SUMMER WORKSHOPS OR FESTIVALS.

NORTHERN FILM SCHOOL

AS THE FILM SCHOOL STUDENT OCCUPY THE BUILDING 11 MONTHS OUT OF A 12 MONTH PERIOD IT IS PARAMOUNT THAT THEY HAVE THEIR OWN SPACE THAT IS NOT TAKEN OVER DURING SUMMER PERIODS.

LEEDS FILM FESTIVALS

DELIBERATE UNDULATING LANDSCAPE OF THE SCHEME ALLOWS FOR FLEXIBLE SUMMER TIME USE OF OUTDOOR SCREENING SPACE WHICH BECOMES IDEAL FOR EXPOSURE OF THE MEDIA INDUSTRY DURING FESTIVALS, BE THEY MUSIC, FILM OR PERFORMANCE.

RAPID TRANSPORT PODS ARE POWERED BY THE SOLAR ENERGY GENERATED FROM THE SOLAR PANELS ACROSS THE SCHEME.

THESE ROOFS WILL NOT NEED TO BE ACCESSED, FOR THAT REASON ITS BEST TO MAKE USE OF THEIR LARGE SURFACE ARE BY INTRODUCING SOLAR PANELS. THIS WOULD HARVEST ENERGY AND BE ABLE TO CONTRIBUTE TOWARDS FUELLING THE CAMPUS.

NATURAL VENTILATION

NARROW BUILDINGS ARE INTENTIONAL AS TO ALLOW FOR NATURAL VENTILATION WITHIN THE SCHEME THIS INCREASES CLEAN AIR THROUGH THE STRUCTURE AND LIMITS THE NEEDS FOR COSTLY MECHANICAL MEANS OF VENTILATION.

NATURAL LIGHTING

BY MAXIMISING USE OF NATURAL LIGHTING INTO THE ATRIUM IT LIMITS THE COST OF VELECTRICALLIGHTING , ESPECIALLY DURING SUMMER MONTHS.

GREEN ROOFS

THE MAJORITY OF THE STRUCTURE IS BUILT UNDERNEATH GREEN ROOFING STRATEGIES. THIS MEANS THAT THE IS A REDUCED NEED FOR COOLING IN SUMMER MONTHS AND HEATING IN THE WINTER MONTHS AS IT ACTS AS A NATURAL INSULATOR.

MOVING FORWARD

In order to see our proposal into realisation there will be a methodology applied. Further workshops will be organised with the stakeholders that will allow for better communication. These workshops

will need to be better advertised and organised and allow for spontaneity. Through this experience we have learnt about the obvious ‘architectural language barrier’ between the architect and the client.

This has strongly influenced the manner in which we have presented our media village scheme.Alongside the workshops, tailored, smaller meetings will be organised with specific aims and

outcomes to progress the project more efficiently.

FUTURE EXPANSION

The catalyst for the media village is the spotlight, the central core. The Holbeck viaduct acts as a ‘spine’ to the linear village.

With this comes the opportunity for expansion of the media village incorporating the forecast increase in student applicants within the media industry. The site has enormous potential for student accommodation development as part of the ‘media village’.

Aside from the educational prospects of the site there is ample land space that could allow for leisure developments such as hotels, bars and restaurants attracting people to the site and generating income.

From a professional stand point areas of future specific studio expansion are a major possibility within the site for example incorporating underwater filming studios.

Sponsorships can be drawn in from notable corporate giants in the media industry such as Sony and Panasonic who could potentially create there own hub in the largest city in Yorkshire.

In essence it is the initial regeneration of existing site condition - the Old Holbeck Viaduct, that forms the spine of the LMV. It is this that has catapulted the site into formation. The spine connects, then spills out into the surrounding cityscape, it feeds, grows and develops over time.
