Habib continued with his assessment that we may see a 7800/ 7400 Dow as market lows are tested. Most important, Habib stated historically the real estate market usually bottoms six months before the stock markets. If this theory holds true then a forecasted January stock market low could signal last June’s real estate lows? Is this a good time to buy a home? This is definitely a buyer’s market! Just this week, we saw interest rates drop to 2003 Lows with 30 year rates in the 4’s and 5’s! Plus your negotiating power in this market is greater than at any point in the last several years. If you are interested in buying a home for the long-term, this is a great time to do so. First Time Home Buyers- 2009 should be a banner year for you to buy homes and you will need to act quickly. There are a lot of factors involved inbuying or selling a home that arebeyond your control. For example,interest rates could jump unexpectedly,or an inspector might uncover a defectthat you were unaware of. However,there are steps you can take to maxi-mize your chances for a successful realestate endeavor.

The first step is to hire the right pro-fessionals to help you accomplish yourgoal. If you don't already have a realestate agent, mortgage broker and clos-ing agent that you've worked with suc-cessfully before, ask friends and associ-ates for recommendations. Take thetime to interview each referral carefullyto make sure that there's a good fit.Make sure to check references. If youhave any doubts about a candidate, con-tinue the search until you find qualifiedprofessionals with whom you havegood rapport.

No one likes to give money away, buta monetary credit from the seller to thebuyer can solve a problem that mightotherwise derail a home-sale transac-tion. Here's a typical scenario where aseller credit could save the deal.

The buyers are stretching to buy theirdream home. Tapped out financially,they panic when they discover duringtheir home inspection that the roofneeds replacing. The inspector impress-es upon the buyers that the roof must bereplaced immediately; it can't wait. Butthe buyers don't have enough extra cashto cover the cost of a new roof.

One option for the buyers is to backout of the deal, and find another lessexpensive house, or a house with a roof

that's in better condition. But this putsthe buyers back in the market searchingfor a new house. And the sellers have norecourse but to put their house back onthe market, and search for anotherbuyer.

Another option is for the buyers toask the sellers to credit them enoughmoney to take care of replacing theroof. If the sellers are willing, the trans-action stays together. The sellers willnet less from the sale, but the sale willclose. If more time on the market meansless money for the seller, this could bean acceptable solution for both parties.

There are other benefits to be derivedfrom this approach to repairing proper-ty defects. One is that it relieves thesellers of the burden of having to over-see work while they're in the midst of

moving out of the house. Another is thatbuyers often prefer to oversee the workthemselves to make sure that it's doneproperly. Also, there's often not enoughtime to have repairs done before clos-ing.

HOUSE HUNTING TIP: Before youask the seller to credit you money atclosing, check with your mortgage bro-ker or loan agent to find out whatrestrictions your lender might haveregarding seller credits. Usually, lenderswill only allow a credit for up to 3 per-cent of the purchase price. Also, mostlenders limit the amount of moneythey'll allow a seller to credit to notmore than the amount of the buyer'snonrecurring closing costs.

Nonrecurring closing costs are one-time-only costs that a buyer pays at

closing, such as loan origination fees ortransfer taxes. Recurring closing costsare those costs paid at closing that arepart of ongoing expenses a buyer willpay, such as homeowner's insurance ormortgage interest.

Lenders don't like money to passfrom the seller to the buyer if it in someway lowers the amount of the buyer'scash down payment. But they will usu-ally allow a seller credit that offsets thebuyer's nonrecurring closing costs. Thismeans that you won't walk away fromthe closing with a check for the amountof the credit in your pocket. Instead, theseller credit will lower the amount ofmoney you need to bring to the closing.The money you save can be appliedtoward repairing the property defect.

Seller credits can be useful when

buyers are short of the cash required tomake an offer. Let's say you haveenough saved for a 10 percent downpayment. But you are shy the moneyneeded for closing costs. Your purchaseoffer could include a provision for theseller to credit you an amount at closingto be applied toward your nonrecurringclosing costs.

A credit lowers the seller's net pro-ceeds. So, you may need to increaseyour asking price to cover the amountof the credit if you're in competition, orif the property is attractively priced.

THE CLOSING: Just make sure,before you do this, that the property islikely to appraise at the higher price
