This MonthEDITOR’S NOTE

A round trips always we are taking our readers on an international pit stop of some of the worlds most intriguing and innovative landscape projects. Jim Fogarty reflects on a garden project carried out by ten international landscape designers who were brought together to create a garden show inspired by world peace to commemorate 65 years since the atomic bomb was dropped on the city of Nagasaki.

We then move over to Paris to delve into a new tourism project called Europa City, which hopes to become one of Europe’s must see landmarks. It’s conveniently build close to the city’s main Charles de Gaulle airport along the motorway between Paris and Roissy. From there it’s on to São Paulo, where Alex Hanazaki presents a garden inspired by his childhood in Hyundai Mostra Black before going to La Huerta in Chile to analyze two projects. Bringing it back home, we have a profile interview with landscape architect Tariq A. Mirza who works in King Abdullah Economic City.

Hope you enjoy the issue!

News & EventsGoumbook and the

‘Give a Ghaf’ tree planting initiative

The “Give a Ghaf” Tree Planting Programme was initiated by Goumbook to raise public awareness about the Ghaf tree and its values, while encouraging people to plant indigenous

trees and save water.

Trees play a crucial role as fundamental components of the biodiversity that forms the foundation of the living networks and

systems that provide us all with health, wealth, food, fuel and vital ecosystem services our lives depend on. They help provide breathable air, drinkable water, fertile soils and a stable climate. In 2010, the UAE National Environment Day was dedicated to the “vibrant Desert”, which provided the perfect occasion to launch the initiative and to focus the attention on the wild Ghaf, a beautiful, valuable tree identified with the Arab tradition. The Ghaf is a drought - tolerant, evergreen tree that is, possibly, the sturdiest plant of the harsh desert environment. In the UAE it can be seen growing on low sand dunes mostly in the emirates of Abu Dhabi, Dubai, Sharjah and Ras Al Khaimah.Today, however, the Ghaf is being over-lopped and over-grazed to destruction. Ghaf groves

are succumbing to urbanization and rapid infrastructure development. An accelerating decline in Ghaf trees and woodlands would imply a loss in cultural and biological heritage, and Goumbook wants to lead its conservation by giving the opportunity to plant the wild Ghaf and preserve its aesthetical, cultural and ecological significance.By taking part in the Give a Ghaf initiative, individuals and businesses are welcome to enter tree-planting pledges on-line. The campaign strongly encourages the planting of indigenous trees that are appropriate to the local environment and hence Goumbook’s choice of the Ghaf tree. The trees planted by the collective efforts of participants and corporations from all parts of society will contribute to biodiversity in the UAE.“This tree is one great survivor! Fierce temperatures, searing winds, high rates of water loss...the Ghaf tolerates them all” says Tatiana

Antonelli Abella, Goumbook’s co founder, “The Ghaf is a multipurpose tree of arid lands that is even considered a solution to desertification”.“The Ghaf can be used for green and beautification purposes while saving many litres of water,” she added. “People don’t realize the amount of water that is being used just to irrigate loans and gardens, and sometime just making the right choice of plants and trees can make a big difference financially and environmentally. We live in the desert and should respect the fact that water is scarce.”Goumbook has launched the “Give a Ghaf” programme to encourage the community to engage in a local initiative protecting one of the world’s most valuable symbols of the living desert. After a couple of years that the seeds have been planted, Goumbook gives them back to the local community and donate the trees to be planted in parks, schools or urban areas where natural shade and greenery are needed. The Protected Areas Authority (EPAA) in Sharjah was the first to support the initiative by generously supplying the Ghaf seeds, part of their biological diversity bank.

The theme for the 50th IFLA World Congress will focus on knowledge sharing around the increasingly

challenging issues facing our local and global environments in an age of considerable and frequently dramatic change. It will provoke thought as to how we as the landscape profession can and should participate in the shaping and management of the future.

With less than 6 months to go, the focus for the committee has turned to the final details of the social events. Preparations are well under way and it is a very exciting time as we fine tune those little extras to further entertain and delight you.

The social programme starts off on Tuesday 9th April with the Student Award Ceremony and Welcome Reception to be held at the magnificent Auckland War Memorial Museum, your experience will be exceptional. • INDEX 2012 proves its value as the platform for developing new ideas and sales in MENA design industry • Seven per cent increase in attendance over 2011 edition• INDEX 2013 to take place from 20th-23rd May 2013 at the Dubai World Trade Centre

dmg::events, the organiser of INDEX International Design Exhibition, today revealed figures from its recent 2012 UAE edition of the show, confirming its status as the leading design exhibition in the Middle East and North Africa. The organisers of the MENA region’s largest and longest established interiors and design exhibition, held at the Dubai World Trade Centre from 24th-27th September 2012, announced that its 900+ exhibitors reported sales and new business orders worth more than US$40.5m over the four days of the show, with visitor numbers up seven per cent on last year’s figures.

“INDEX exhibition was once again a huge success and we couldn’t be more satisfied with this year’s results”, commented Frederique Maurell, INDEX Event Director. “Launched 22 years ago, the exhibition is becoming every year bigger and attracting a wider public from both the region and the rest of the world. This year’s figures show that the design sector in the region is going from strength to strength, and the UAE is at the heart of the industry’s success and growth. I would like to thank the UAE government for the support given to the exhibition, as well as the venue hosts the Dubai World Trade Centre, the show’s exhibitors and attendees, who together have made it possible to achieve these stunning results”.

During the four days of the show industry professionals and design passionate immersed themselves in the latest in international design and interiors trends with more than 900 exhibitors, representing 45 countries, showcasing their products across 34,000m2 of floor space. Figures from an exhibitor survey conducted during the show also revealed that 86 per cent of INDEX exhibitors were pleased with the quality of the show, and 80 per cent of those companies are planning to return for INDEX 2013.

“The show was a success not only from the visitors’ perspective – the number of registered visitors went up of seven per cent this year – but also from the exhibitors’

side. INDEX has proved once again that it is the regional platform to create new business opportunities for the interiors and design industry - over half of our of exhibitors saw real orders for their products at the event with more than US$40.5million generated as new business and in orders. The success of the 2012 edition means that space is already at a premium for the 2013 show next May”, added Frederique Maurell.

INDEX 2013 will take place from 20th till 23rd May 2013 at the Dubai World Trade Centre and will feature more than 1,300 exhibitors spread across 55,000sqm. The show will now run alongside The Office Exhibition, which will showcase the most innovative and creative working environments for offices, sports venues, and education and healthcare facilities, as well as a range of other commercial environments.

Four new product specific shows that were introduced to INDEX in 2012 will return for 2013 – Inspire, Couture, Surfaces & Finishes and Furniture – as well five more – Furnishing, Kitchen&Bathroom, Lighting, Outdoor Living and Textiles – and the 20 national pavilions,

which were all packed with visitors, are also confirmed as part of the next edition. As part of the exciting new collaboration between the INDEX International Design Exhibition and The Office Exhibition, INDEX InRetail will be migrating to the Office Exhibition in 2013. As an established exhibition in its own right and eleven year history in the region, InRetail will continue to serve MENA’s retail industry.

The free to attend features and events including the perennially popular Design Talks running throughout the exhibition will also be included in the May 2013 line up, as will INDEX Cinema – which screened a variety of interesting short films for the architecture and design community – and Ignite, a fast-paced geek presentation evening where speakers are given 20 slides, each shown for 15 seconds, giving each speaker 5 minutes of fame to speak about their design ideas and personal or professional passions.

INDEX will also run its second Saudi Arabian edition from 12-14 November 2013 and its first event in Kuwait from 16-18 September 2013.

This courtyard serves as a light shaft that flood the most inner spaces as well as serving as an interconnecting path between master bedroom and other rooms. The purpose of the project is to create another al fresco living room area. The intention is to incorporate the element of water as a quotidian living element. Water emerges with dual contrasting dynamics. One being, revelling itself in stillness – mirror reflecting its surroundings - and the other feature bringing movement and sound to the room – allowing water natural cycle to manifest its essences.

Neat lines avoiding symmetry is the strategy of the design. Its compositional strength lies in the diagonal, emphasising the balance between voids and full. The design has a geometrical aspect achieved by intersecting horizontal and vertical planes in space creating a variety of volumes with combining textures from water, greenery, stone and a smother pavement.

From the rough effect offered by the foliage contrasting with polished white marble, pebbles vs. stained still and grooved wooden deck vs. smooth water.

Construction materials selected are predominantly monochrome distributed between dry white areas and wet black ones. For this, two

The pool is designed in two levels. The higher one is a deep square of water to swim, an infinity pool, mirroring in the landscape. The lower one is made to create a spa space with lumbar massage jets, a water pipe and submerged banks to rest.

The entrance to the plot was designed as a circular space that hosts visitors and welcomes you. Their floors are natural stone pavers, where green grows by their boards. It is a space that distributes the circulation to the house, the underground car park, and through the garden.

Facing the forest park, immersed in a Mediterranean forest of oaks, and organized around the house, the plot organizes a geometric design that contrast against the free overflowing natural surroundings.

The integration of the pool in a strong dialogue with the volumes of the house marks a starting point while the landscape merges with adjacent forest.

The vegetation of sharp contrasts and punches of colour filters through every corner shining brightly.

Lakefront park

Situated in the heart of New Dubai on Sheikh Zayed Road and between two metro stations, Jumeirah Lakes Towers, or JLT, is the great address to live, work and play.

JLT’s dynamic lakefront community spread over 00 hectares encompasses 60 attractive residential and commercial towers alongside hotels, leisure and retail outlets and is currently home to over 5,000 residents and over 0,000 people working here. There are four winding, man-made lakes, where community members can enjoy an array of outdoor cafes, restaurants, and children’s play areas.

Lakefront park

Brunea benches, Diagonal litter bins and Isac and Aron bollards manufactured by mmcite were the ideal final touch to landscape between towers in JLT.

Modern designed products known from many European projects have become a characteristic feature of beautiful promenade that bypasses the lakes. The location is perfect for relaxed seating between buildings with views over the water, under the palm trees and bright green bushes.

If we want to build a quality residential zone it is not enough just to build houses full of beautiful and perfectly equipped apartments. The quality of the address is defined also by the space between the buildings and its amenities and atmosphere which can be created. Therefore, it is beneficial to pay attention to such space from the

beginning of planning and not fall short at the final stages of implementation. Thoughtful landscaping, generous water surface, well-designed connections to other parts of the construction and quality finishes are simply today’s must.“ (David Karasek, founder and designer from mmcite).

In today’s world you must think about the detail. Without caring about the detail it is impossible to create a quality environment. You must think not only about the buildings but the space inbetween the buildings, these details are the street furniture. Benches, litter bins, pillars, railings, canopies shading elements can transform empty soulless areas into a habitable place, whilst still keeping with the theme of the surrounding architecture.

Can you give us a brief about your educational background and your experience in the GCC area. I received my certification in Architecture, Urban Design, and Management of the Design Process from Harvard School of Design this year. I also have a Master’s in Landscape Design, University of Newcastle upon Tyne, UK in 1993 and a B.Sc; Agriculture, SK Univercity of Agricultural Science & Technology, Kashmir, India. 1985

How do you see the future of the landscape industry in the GCC area. There is a great future for the landscape industry in the GCC due to the increasing demand of housing projects, parks and street landscaping. There is a great emphasis on customers demanding a new kind of landscaping – sustainable landscaping, which is not only being demanded in the market but is even being proposed by landscape architects. GCC is developing fast, as a result landscaping industry is also growing at the same pace with huge potential.

What is the difference between landscape industry here in the Middle East compare to the other country. There is a huge difference in the landscape industries in the Middle East and Western countries. The role of a landscape architect is fully recognized in the West compared to the Middle East; as a result the landscaping is planned at a very early stage with proper planning in consultation with architects,

town planners and engineers. There is also proper allocation of funds for landscaping. Whereas here in the Middle East landscaping in the majority of projects (exceptions are some big projects) is planned when 70% of the construction is completed. The result is that projects run out of funds and landscaping is either reduced or the budget is squeezed and if no landscape architect was hired to design, a project manager along with a contractor decides the fate of landscape design and plant selection which eventually proves costly.

Secondly, the plant nurseries in the Middle East are not constructed and operated with a proper plan. There are no trees and shrubs available according to the age and size. Even some plants are not readily available in the market. The landscape industry is in a developing stage here except

InterviewDubai, which is operating to western standards.

What are the main challenges of doing business in the current GCC market post recession?I don’t see any major affects of the recession in the GCC except in UAE. I believe the main challenges are to minimize the construction cost by coming up with designs that are appealing, sustainable and cost effective. The most important challenge is to introduce the indigenous plants on a larger scale, which requires less water and minimum maintenance.

In your opinion, what changes need to be adopted in the GCC landscaping industry to become on a par with the rest of the world?I don’t think international standards for our industry are too rigid and unrealistic. It’s for the benefit of everybody at all levels to adhere to international standards. I would like to emphasize the Red Palm Weevil, which has created huge loss of palms in the Middle East. Had there been strict measures adopted as per international standards we would not have lost so many beautiful palms.

Do you think that the international standards for the landscaping industry are too rigid and unrealistic or can they easily be applied when executing projects?I don’t think international standards for our industry are too rigid and unrealistic. It is in the benefit of everybody and at all levels. I would like to emphasize on Red Palm Weevil which has created huge loss of palms in the Middle East. Had there been strict measures adopted as per international standards we would not have lost so many beautiful palms.

What is the most frustrating aspect of your work? And the most rewarding one?The most frustrating part of my work is when a non-technical person/s imposes their input without having any knowledge about the subject. The most rewarding aspect is when I see my design and plants taking shape as I had visualized and it is highly appreciated.

As someone who is well established within the industry, what do you see as the main challenges we face in the next 12 months. In my opinion the next 12 months are going to bring a lot more business, as things have started to settle down and some major projects have already been announced.

What about the real-estate slowdown? Could that affect the future of the landscaping industry?Well, surely, there would be some sort of temporary slowdown in the landscaping industry, but it doesn’t mean that it would affect the future of our industry. Landscaping has become an integral part of everyday life all over the world and it plays an important role in shaping environment.

There has long been a strong influence of Japanese architecture and design in Australian homes and

gardens. The Japanese culture is big on social eating, where people gather and share small portions of food rather than eat main meals. Social eating is also big in Australia and is becoming more popular by the year. As Australians love using gardens for entertaining, I wanted to explore the importance of communication through outdoor dining as my core theme of world peace. The ability to talk through problems and topics of conflict and to build friendship through avenues of entertaining and sharing personal time together is integral in prevention or resolution of conflict. As outdoor entertaining is popular in Australian culture, there is no better place to do this than in a garden setting, where people

can feel relaxed and more open to laughter and good conversation.

Japanese InfluenceTo appeal to Japanese show visitors, I wanted to design an entertainment garden which had some Japanese influences. In looking to the future and not dwelling on the past, this garden is modern in design, with a simple layout, suiting the dimensions of a regular back garden. The elements which fuse Japanese design with Australian lifestyle are the pavilion, which takes reference to the temple gardens in Kyoto, and the hori kotatsu dining module, where the dining table is at floor level and you sit with your feet under the floor. Hori kotatsu dining is very popular in Japan and as well as restaurants using this style of dining, many homes also utilise hori kotatsu in Tatami style houses.

Garden

which also combined Australia’s love of outdoor entertaining. The module interconnects with the shade pavilion, almost like two links in a chain. The idea is that once seated at the table, you feel shut off from the outside world, with the feeling of almost floating on the surrounding garden.

Water FeatureThe waterfall under the dining module is suggestive of the good-natured conversation that comes with good company, which metaphorically fills the pond with positive thoughts and peaceful messages. The pond is designed as a reflection pond to work with the theme of peace. Water is then pumped up under the Dining Module and cascades down in a sheet of water under the end of the table so as to create the illusion that the water is flowing from the end of the table back down into the pond.

PavingTo create a modern clean look we used black slate paving in 300 x300 size and cut half the amount down to 150 x 300mm. By using two sizes, we were able to create a random effect paving pattern which avoids continuous grout lines and looks a bit more unique than a standard paving pattern. Black paving can get hot on very hot sunny days but in small amounts will look clean and sharp in a modern garden.

Private Garden SeatA small low Japanese style garden seat provides a more discreet location in the garden for private talk or for time of thought. The height of the seat is only 150mm above the ground making it feel

The backrests in the dining area are made from outdoor fabric and are long bolster cushions which were velcroed to the timber. The timber is a tongue and groove local plantation timber which was stained to give a very subtle and light grey wash over the grain. Temple gardens in Kyoto have predominantly green gardens and the Zen gardens avoid bright colours. This influence I brought into my planting theme where I used minimal colour and instead relied on slight variegated colour changes and foliage shapes to create planting interest. The private seat down the

side of the garden was designed to sit very low so that you feel grounded when seated and legs can be crossed easily and comfortably.

Dining ModuleThe central core of the garden is the dining module: a modern structure with a relaxed eating area, which overlooks a reflection pond of peace. The dining module allows for relaxed entertainment over drinks and a meal. The Japanese culture love modern design so it made sense to create a built structure which had strong historical and cultural Japanese influences, but

as though you are sitting down close to the garden. A low seat like this also encourages a relaxed attitude, but importantly appeals to the Japanese tatami style living.

Creating a Peaceful Planting ThemeThere are obvious colours of peace such as rainbow colours and the use of pure white, but I wanted to create a very calm garden setting by using subdued foliage colours. There are some colour highlights in foliage that I picked up on by selecting some variegated foliage which contrasted with pure green backdrops. The highlight flower colours I used were blue as this is a cooling colour and I thought more appropriate as a calming influence as well as working in well with some of the subtle golden variegated colours.

Using Hedges as ScreensThe garden had to be built within a given budget and once the cost of the dining pavilion was factored in there wasn’t a whole lot of money left for other structural elements such as walls and screens. Instead, we sourced bushy screening trees to form a large backdrop hedge. Once the screening trees were planted, the top was pruned to the desired height for a neat effect.

Participating designers included: Andy Sturgeon UK, James Towillis UK, Johnathon Denby UK, Maro Avrobou & Dimitri Xenakis FRANCE, Ben Hoyle NZ, John Cullen USA, Kazayuki Ishihara JAPAN, Alex Bartlett CANADA, Nicco Wissing NETHERLANDS and Jim Fogarty AUSTRALIA

The objective is to showcase European culture, country by country, with a project mixing retail, leisure and cultural activities. Each European country is shown through a specific location.

Dedicated to the French but also to all the tourists who come to visit Europe, the goal is to provide visitors with a positive first impression of Europe.

The Project is being built along the motorway between the Charles de Gaulle Airport in Roissy and Paris. With it’s huge mandate and large size, around 500-600 000 sqm, the project is supposed to upgrade the existing site and surroundings, as

well as improving links between this northern part of Paris and Roissy.

The architecture develops itself in a “star shape”, corresponding at the same time to several goals: to the program needs and to the context needs.

Each branch elongates itself into the landscape, allowing surroundings to be closer and mixed with indoor and outdoor programs.

The roof is a sort of technological skin, mixing in a sensible way a lot of sustainable goals: water is collected and recycled, solar energy is created with more than 20 000 sqm of photovoltaic cells, greenery protects

and isolates indoors spaces. The roof will also act as a public space, allowing visitors to take in views of the Parisian skyline.

For the second year running Alex Hanakazi promises to surprise the audience at the Hyundai Mostra Black exhibition, with rivers and stylized gardens inspired by memories of his childhood, in São Paulo.

Garden

The space that is named Hana Zaki, which means in Japanese etymology growth of the flower, has been designed in a contemporary way to highlight the simple things like growing vegetables.Hanazaki developed the project on the back off the memories and images of the plantation fields, rivers, mountains and trails, and witnessed by him from his plane journeys over São Paulo. The architect invites the visitors right at the entrance of the show, to seek out their environment through a peephole. The intention is to entice the curiosity of the public and see the show from different

perspectives.Hanazaki uses two large reflecting pools, symbolizing lakes. The water features were carefully designed around the landscape, which raised the brim and the water level above the feet of visitors creating a floating effect, thanks to the design of LED lighting, which was developed by the Carioca Widimar Light, exclusively for the project. The garden contains a variety of plants to make up the geometric design proposed by Hanazaki, including 700 seedlings of Fortune Bamboo, Cherry sexagenárias two transplanted, a magnolia centennial

and a transplanted Ipe Roxo.Large stones are in the water, representing the large tracts of land sighted on the upper rivers. Below the water level, there is a deck of recycled wood, Wood WI, and over it a pergola metal structure, but with a twist, the sunscreen is made with sisal ropes varnished to withstand the weather. At one end, eco fireplaces stand reminiscent of Hanazaki’s childhood memories where he envisaged a fire scene and recorded in his imagination until now.

NEW LIFE FOR PREFAB PANEL RESIDENTIAL COMPLEXES

As a participant in the “New Life For Prefab Panel Residential Complexes” competition the aim of this project was to create a new contemporary

appearance of panel buildings in Bulgaria. Located on a busy intersection, the chosen panel building built in 1972, presented several challenges to this redevelopment project - contemporary architectural appearance, to reach energy efficiency standards, parking, cultivation of surrounding green spaces, playgrounds, approaches to the building and accessibility to adjacent areas, and last but not least – financing and maintenance

Modern imageAfter the building was carefully

photographed, examined and analyzed, it was decided that the southeastern façades would be altered to acquire a more contemporary and slightly stronger look, provoked by the desire to achieve distinctive and at the same time harmonious façade that will reflect the rich green environment.

In the corner, between the southeastern and southwestern division, studios are grouped

in an office tower. We have used double-ventilated, glass façade, which runs vertically to the individual windows, forming a single glass plate, without interfering the mechanical window movement. This solution significantly improves the climate in the premises and makes the use of air conditioners meaningless. As required by the owners, sunscreens are mounted on the inner windows. At the same time the mirror effect of the outer layer will unify this diverse mosaic of windows into a

single piece. For the northwestern façade we rely on

polymer coatings and composite materials such as HPL planes with decorative finishing layer, showing the softness of the wood. In order to mitigate the monotony of the façades, we have used composite aluminum panels in different colors for the staircases. This approach gives certain personality for each individual entrance.

On the blind walls, which are formed by polymer coating, are mounted outdoor

advertising structures.

Energy efficiency is one of the main goals, which this project is seeking. Energy-efficient light fixtures and occupancy sensors, and exhaust air energy recovery are some of the energy-saving measures being used. The high heat transfer coefficient of the old prefab panel building implies improvement of the building insulation. Much of the reconstruction involves installing an insulation of EPS and glass-

wool with thickness of 100mm, aluminum composite panels and HPL panels. High-performance glazing of the balconies offers warm sunny spaces in the winter and open to provide cross-ventilation in warmer weather.

A large parking, required for the occupants’ needs, is developed by building a platform floor parking systems that allow to park a large number of cars on a small area, placing the cars one over the other using a mechanical platforms. Ownership of these systems can be municipal. Residents can use annual subscription of preferential prices. When residents or tenants of studios and offices do not occupy those systems can be used as a paid-parking.

Landscape design. On the rooftop, 1997 sq. m of green space tie the site and the building together. In Bulgaria the roof is one of the least maintained communal spaces by the occupants of a residential block. Transforming it into a roof terrace with lounge areas and studios will provide one useful application of the previously unused space. The studios are made of a lightweight construction with built-in photovoltaic panels on their rooftops. Magnolia stellata, Acer platanoides “Drummondii” and Cornus alba trees planted in pots provide freshness and shade to the lounge areas. The green roof space will be accessible only to the building occupants and tenants of the studios and their guests.

The development of the site aims to

create green and environmentally friendly surroundings within the urban landscape by transforming it into a multifunctional area where inhabitants can relax and entertain. Its basic composition structure is based on the interaction between the dynamics of the city life and the need for improved social environment, better conditions for sport activities and recreation.

The paths are designed into a system, which links recreational areas, playgrounds for all ages and accessible sport and fitness venues, considering the pedestrian behavior and the existing common walking routes in the area. The main axis, marked with tolerant to urban conditions Catalpa bignonioides trees, provides quick access to the bus stations, the coming up for construction nearby metro station and the adjacent districts.

Creating a light and green urban environment was the determining factor behind the materials used for the pavement and urban elements, as well as the selection of vegetation. The pedestrian areas and paths are designed in light

grey hues with broom-finished concrete, interlaced with grass stripes.

As the seasons change, the colour scheme of the vegetation changes from the white of the Magnolia’s early bloom in the spring, through the silver and fresh green tints of the Acer species in the summer, to the autumn hues of aureate and intensive red tins of the existing Quercus rubra trees.

Financing. The “Regional Development” program will be the main funding source, providing up to 50% of the necessary funds for the redevelopment. The owners must provide the remaining 50%. Building small studios here is an opportunity that could be organized by the investor. Rents received from these studios, outdoor advertising on the blind façades and parking systems will be used for ongoing maintenance of the building. Another option for the procurement of these 50% are so called ESCO contracts, where a company invests in the building reconstruction and then returns its investment by the realized energy efficiency of the households.
