Specifications Specifications
Structure• RCC framed structure with RC foundations conforming to BIS.• Pre-constructional anti-termite treatment will be provided under Foundations, external perimeter of the building as per BIS for the complete building. • Walls will be constructed using Flyash / Earthern bricks set in cement mortar.• 9” thick brick work (Flyash / Earthern) for the outer wall 4 ½” thick brickwork (Flyash / Earthern) wall for the internal partition wall.• All brick work edges are protected with GI strips (as recommended by the Architect) and plastered.• Ceiling height will be maintained at 9’-4” clear from FFL
Wall f inishes• Internal walls will be �nished with cement plaster and Wall putty (JK or equivalent) with tractor emulsion or equivalent.• The toilet walls will be �nished with imported ceramic tiles from Spain of colours and size as recommended by the Architect upto the ceiling height. Trims and pro�les in PVC will be used to protect the edges of the ceramic tiles.• Common areas will be �nished with cement plaster and cement paint.• Wash area will be �nished with imported ceramic tiles from Spain upto roof height.• Dado of 2’ above the kitchen platform will be �nished with imported ceramic tiles from Spain of colours and suitable size as speci�ed by the architect. • Exterior faces of the building (including the balconies) will be �nished with cement plaster and emulsion paint - Asian Paints (APEX) or equivalent Textured �nish will be given in certain areas as suggested by the architect.
Ceiling• Ceiling areas of living, dining, kitchens & bedrooms will be �nished with Cement plaster & Wall putty (JK or equivalent) and painted with tractor emulsion. Ceiling areas of toilets and other areas will be �nished with cement plaster and cement paint.
Floor f inishes• Living, Dining and Bedrooms will be �nished with 2’ x 2‘ vitri�ed tiles as prescribed by the Architect. • Kitchen, Balcony & Toilets will be �nished with imported ceramic tiles from Spain of suitable size as recommended by the Architect. 4” high skirting matching the �oor tile will be provided as required.
Common Area f inishes• Staircase & Lobbies will be �nished with polished Granite / Green marble slabs. Staircase walls will be �nished with suitable ceramic tiles, as recommended by the Architect. Trims and pro�les in PVC will be used to protect the edges of the ceramic tile.• Fire Staircase will be �nished with Kota Stone or equivalent. Fire Staircase walls will be �nished with cement plaster and wall putty with Enamel paint, as recommended by the architect.• Car Park & Driveways will be �nished with Granolithic �ooring.
Doors & WindowsMain doorsMAIN DOOR SHUTTER (2100 x 1050mm) 45mm thick shutter on both sides pre-caliberated, engineered, high density moulded masonite skin (double panel) with West African teak wooden edge lipping and hinged to West African teak wood frame (100 x 45mm) with bottom threshold and with necessary architrave - �nished with Polyurethane Lacquer Paint.Godrej ultra lock or equivalent make will be provided.
Bedroom doorsBEDROOM DOOR SHUTTER (2100 x 900mm) with 32mm thick in both sides pre-calibrated engineered high density molded Masonite skin with seasoned solid beachwood frame or equivalent (100 x 45mm) along with necessary architrave - �nished with Polyurethane Lacquer Paint. Godrej cylindrical locks or equivalent make will be provided.
Toilet doors TOILET DOOR SHUTTER (2100 x 750mm) with 32mm thick shutter in front with pre-calibrated high density molded Masonite skin, back with plain suede �nish HPLlaminate with seasoned solid beach wood frame or equivalent (100 x 45mm) along with necessary architrave – �nished with Polyurethane Lacquer Paint . Godrej Cylindrical locksor equivalent will be provided.
WindowsPowder coated aluminium / UPVC sliding windows will be provided in all rooms.
French doorsPowder coated aluminium / UPVC sliding type French Doors will be provided.
KitchenCounter top Platform (dry �xing) will be �nished with 18mm thick granite slabs 2’ wide at a height of 2’ 9” from the �oor level and provided with Carysil /Stainless Steel One and a half Bowl sink. Sink mixer will be provided. Wash area will have single bowl Carysil/ Stainless Steel sink and provision for �xing a washing machine.Provision for �xing ceiling fan, microwave, fridge and Aquaguard will be made.
Toilets• All sanitaryware will be of Parryware or equivalent make - ‘White’ Color.• Wall mounted Cascade closets or equivalent will be provided.• All toilets will have the new range of Parryware under-counter wash basins as decided by the architects.• All CP �ttings will be of Jaquar “Continental Range” / Parryware “Jade Range” or equivalent make.• Overhead shower with diverter and spout will be provided in toilet.• Shower partitions using “Dorma” �ttings or equivalent will be provided in Master and Children’s Toilet.• All toilets will have provision for connecting a Geyser, Exhaust fan.
Electrical• Concealed insulated copper multi-strand wires in all apartments. Each apartment will have to be provided with distribution board having MCBs.
