LETTINGS

General ServicesWe will provide advice on the rental market and undertakea rental appraisal of your property. We will discuss yourrequirements in detail and our fees and identify yourobjectives.

Attracting New TenantsWe use a huge variety of media to attract new tenantsincluding walk in visitors to our offices.

Showing InterestWe will carry out viewings on your behalf with potentialtenants. Should the tenant wish to proceed, we would takethem through the steps required for referencing to assesstheir suitability as tenants.

Closing the DealNegotiating the terms of the tenancy (rent, length oftenancy, move in date and any special conditions).

Moving InAn inventory will be conducted by a third party for theproperty, listing all the contents and condition of theproperty. Both parties will be obliged to sign.

End of TenancyTenants will be contacted before the end of the tenancy toestablish whether they wish to renew or end the tenancy. Ifthey decide to end the tenancy, we will replace the tenants.

Tenant Find ServiceThe tenant introduction services includes, advising onachievable rental value and recommending type of tenant,full marketing, arranging and accompanying viewings,taking full references for prospective tenants and takingguarantees if necessary. Once tenants have been found andagreed with you, we also collect the first month’s rent anddeposit on your behalf, prepare the tenancy agreement andsigning of this and take a full inventory of the property andany items of furniture included. On the first day of thetenancy agreement we sign out keys to the tenant andarrange a check-in so that the inventory can be agreed withthe tenants.

Rent Collection ServiceWe will collect the Deposit and initial rental payment fromthe Tenant. We will then arrange for a standing order to beset up direct from the Tenant to us for future rent paymentsunless otherwise agreed. Payment of rent will be madewithin 3 days of receipt of the rental each month to thelandlord. Statements will be sent upon request.

ManagementWith this service, we undertake all of the Tenant Find andRent Collection Services and we will manage anymaintenance issues on your property for you. We act on theLandlord's behalf to identify any maintenance issues andliaise with the Landlord to effect repairs. We also have anout of hour’s emergency contact for all Tenants andLandlords for any issues after office hours. This service alsoincludes periodic inspections and tenancy renewals for afurther 6 or 12 months.
