In the framework of a comprehensive economic development plan forKavkazkye Mineralyne Vody (KMV), Kohl & Partner was assigned to preparethe Tourism Development Plan.
The Tourism Development Plan included a detailed analysis of the status-quo ofthe destination, the definition of the development strategy, a precise action plan(taking all necessary areas like education, marketing, product development,organizational structures, public support, etc. into consideration) as well as thedefinition of concrete key projects for tourism.
Short project description
KMV, situated in the Southern part of Russia in StavropolKrai, was the number one health destination of the SovietUnion. Still today it is broadly recognized for its medicaltreatments and its mineral water.
Currently KMV, which consists of four main tourismdestinations (Kislovodsk, Essentuki, Pyatigorsk andZhelesnovdsk), has more than 30.000 beds and generatesaround 700.000 arrivals per year.

In cooperation with a consulting company from Lebanon, Kohl & Partner wasassigned to prepare a Tourism Master Plan for Kurdistan Region.
Based on the evaluation of the current situation (including several surveys,stakeholder interviews and site visits) and the definition of the developmentstrategy 14 different pre-defined modules were prepared.
Those modules included topics like potential analysis, investment attractivenessimprovement, 53 investment projects, brand and communication strategy andPPP in tourism.

Kurdistan Region is situated in the Northern part of Iraq,has the status of an autonomous region and consists ofthree provinces (Duhok, Erbil and Sulaymaniyah).
Only after the fall of the regime of Saddam Hussein thegovernment of Kurdistan Region could act moreindependent. Tourism development is only in its very initialphase but the tourism industry is seen as one of the mostpotential sectors.

Construction of the first accommodation buildings and ski slopes already startedin 2009. The project initiators vision is to develop a year-round tourismdestination with more than 3.000 rooms in various accommodation facilities, anattractive skiing zone and several other tourism infrastructure facilities (like golfcourse or spa).
Kohl & Partner, as part of a team of professional companies, was responsible toprepare a Tourism Development Plan for Shahdag including recommendationsfor a successful and professional tourism development on a national level.

In order to accelerate the development of tourism inAzerbaijan, the Ministry of Culture and Tourism of theRepublic of Azerbaijan decided to support the creation of amodern Mountain Resort corresponding to internationalstandards in the Northern part of the country.
Shahdag is situated approximately 25 kilometers to theWest of the regional center of Qusar, some 200 kilometersfrom the capital Baku.

Besides the concept, Kohl & Partner was also responsible for defining the maintarget groups, determining the price structure, the marketing concept and thePre-Opening management.
In 2008, after the opening, the hotel was awarded “Bulgarian boutique hotel ofthe year”.

Kohl & Partner was assigned by the state owned partnership fund of Georgia toprepare a Market and Technical Feasibility Study in order to revitalize Tskaltubo.Kohl & Partner led a team of experts to fulfil all the project requirements –especially in the fields of technical and urban planning.
The project was divided into four different parts – 1. Analysis of the currentsituation / market analysis, 2. Technical Feasibility of all available (existing andpotential) assets, 3. Concept Development 4. Investor Assessment / Fundraising Concept.
Short project description
The city of Tskaltubo is located in the Imereti Region in theWestern part of Georgia and was a well-known healthdestination during the Soviet-era. Within the city, there is a70 hectares park including nine bath facilities (with hotwells ) and 16 hotels/sanatoriums (buildings of impressivesize, architecture and cultural significance) with around5’000 beds.
Years of neglect after independence turned a once vibranthealth destination into a dilapidated place. Kohl & Partnerproposed the necessary next steps to revive the Medicaland Wellness SPA Capital of Eastern Europe.

Feasibility Study and implementation support during the project development fora Wine & Spa Resort with 82 rooms in one of the most famous Austrian wineregions close to Vienna.
The concept was developed together with a renowned international architect, inorder to create a unique architectural landmark.

Kohl & Partner has been assigned by a local consortia to recommend theoptimum route, out of two different possibilities, for a cable car connecting theCroatian coastline with the Učka mountain range.
The target of this assignment was the evaluation of the technical as well as theeconomic feasibility and the possible economic results of the investment, basedon extensive information material provided by the client. The project has beendivided into four phases – analysis of the status quo, market analysis,calculation of profitability and recommendation concerning the optimum route.
