Deposits

A bond/deposit, usually equivalent to one month’s rent, but can be as much as two months rent; will be held by Kingston’s Residenal throughout the tenancy. This can be used in the case of arrears, loss or damage caused to property.

All deposits are registered with My Deposits or DPS in line with the the Tenancy Deposit Scheme government regulaons.

All landlords’ monies and tenant’s deposits are held in a separate client account, which is verified annually.

Rent Collecon

We collect the rent on your behalf on the first to fith day of the Month by standing order. Our Accounts department will then process allpayments and the remaining amount willbe forwarded to your Bank Account via BACs by the 15th of every month.

YYou will be then sent a rental statement with a full breakdown of all payments through the post, on request via email.

Paying for maintenance

In order to make life easier and less expensive for our clients we find that it is usually beneficial for us to pay the contractors direct and to deduct the cost from the monthly rental income. This is then shown clearly on the monthly statement produced by our accounts department every month.

The biThe biggest benefit of this system is that everything is clear for all to see, saving paperwork on your side, we will even send monthly copies or Financial Year Ends - direct to your accountant (if asked), again at no extra cost to yourself.

Before your tenants move in, we will organise an experienced property inspector ulising the latest technology from Kingston’s to prepare a comprehensive Inventory and Schedule of condion of the contents of your property.

The inventory will be a full and detailed report of furniture, contents and state of repair of the property. It will list every single single room and its major areas, giving complete details of every knock, mark, stain and bit of damage that is available to the naked eye.

If there are any fixtures, fi ngs, furnishings or other contents that are being made available with the property, such as crockery or kitchenware for example, then these will be listed individually. WWe do always advise that anything of a high senmental or intrinsic value be removed from the property prior to renng. If you are unsure please ask the advise of your Property Inspector. We will take the readings for the gas, electricity and water (where applicable) before new tenants move in at this me.

We ask the tenants to review this report once they have moved in to the property to form a basis for any deducons, loss and damadamage upon vacaon.

This vital record avoids any differences of opinion occurring during or at the end of a tenancy. Please inform us of any addional items are placed in the property aer the tenants have moved in so that we can amend the original inventory.

It is important that all floors, carpets, curtains and paintwork are cleaned before occupancy. Plugs and wiring should be checked.

A liA list of useful informaon should be provided to our office and we will ensure copies are le at the premise for the tenants. This should incorporate domesc appliance instrucons and manuals, service contracts, main stopcock and meter locaons, useful hints regarding the property, dustbin collecons, etc.

Health and Safety

As part of compliance for the Housing Act 2004 and specific contract terms, Kingstons will carry out a Fire Safety Check and Tenant contracted agreement inspecon.

It is advised that the minimum health and safety aspects are taken care of, before a Tenant takes occupancy. If found upon our pour pre-move inspecon, that any items not completed, then Kingstons will endeavour to complete these on your behalf.

Maintenance

Through our dedicated Maintenance Team and assisted by computer operated management soware, we are able to offer you the facility to pick and choose which items of maimaintenance you or your preferred trades people wish to tackle and those you would rather leave us to organise.

Provide us with all your warrenes, receipts, and will neatly store digital copies and contact them directly if an appliance or item was to fail.

Upgrading, refurbishments and housing legislaon

We are happy to discuss and advise on maers of upgrading and refurbishment with the aim of achieving the highest possible market rent and sustaining the property standard. Experienced, dedicated staff are always happy to inspect and make suitable, cost effecve recommendaons, acaccommodang up-to-date Housing Legislaon.

If you need advise on Housing Legislaon, Houses of Mulple Occupaon, House Sharing, there will be a member of staff able to lighten the load.

If large scale works such as fire precauons are required by consensus of the Council then we have experienced contractors available at very compe ve prices. We will gladly liaise with the Council and gladly liaise with the Council and contractors on your behalf to arrange compleon of these works.

Investments

Any investment requires good due diligence. Properes on a long term basis is regarded as a pillar of any porolio. Kingstons provide a specialist service to assist investors in deciding on a purchase.

Upon request a Kingstons property consultant can complete a report factoring return on investment, before you even purchase the property. The same report will be ulised if yyou wish to sell a property, and as we have an exisng client base - we will market immediately to many investors.

Membership Bodies

The Welsh Accreditaon is a scheme implemented by the 22 Local Welsh Authories, backed by the Welsh Assembly and partnered with Private Sector Housing and Environmental Services.

The standard was introduced on a voluntary basis, that didn’t need to concentrate on property standards, but rather sstandards of knowledge and professionalism within the sector.

As a member of this scheme, we comply with the code of conduct that agrees certain standards and procedures for repairs, managing tenants, inspecons and HMO Licencing.
