RE: Kentucky Ridge Fire Project
To All Residents:
Kentucky Ridge has suffered damages from the fire which occurred
on 12/15/2013. Most of thedamages are limited to the north end of
the property.
The HOA insurance (American Family) is covering all damages
except for personal property,
contents, furniture and property upgrades. Front doors, sliding
glass doors, and windows on thenorth buildings (4561, 4563, 4565,
4567, 4581, 4583, 4585, 4587) have been ordered and
scheduled for replacement (weather permitting). Exterior repairs
to include windows, roofs,stucco, paint, etc. have been inventoried
and will be scheduled according to the insurance Scope
of Work. Please contact Western Maintenance and Construction at
the below contact numbers toreport all other damages to include
smoke damage and interior cleaning of walls, drywall, carpet,
paint, etc.
The insurance company is approving repairs based on the wording
from the Insurance Policy and
the Declarations for Kentucky Ridge. Please read below for the
owners responsibilities based on
the insurance policy.
Please note that if there is smoke damage to the interior
contents, personal property, furniture,
etc. and these items are not cleaned properly or removed from
the premises they will cross
contaminate the unit after the interior cleaning and smoke
mitigation procedures have beencompleted to the property. The
property of Kentucky Ridge, its board, the property management
company, the insurance company, and the contractor cannot be
held responsible for future smoke
smell in the unit from cross contamination if items are not
cleaned properly.
