Get to know us.

KDA Communications Connects NeighborhoodsFor 30 years, KDA Communications has connected Homeowners Associations and local businesses to the residents they serve through our customized print, web, and mobile media products. We enable HOAs, Property Managers, Developers, and Builders to effectively communicate with their residents, while simultaneously connecting those residents to local businesses.

Our communication tools are utilized in over 300,000 homes and seen by an estimated 500,000 affluent single-family homeowners each year. Partnering with homeowners’ associations gives our advertisers preferred provider status within each community. Not only will your message get through the front door of your target market, it will stay at homeowner’s fingertips all year long.

• Currently publishing for over 50 Metro-Atlanta & north Georgia neighborhoods

• Neighborhoods vary in size from 175 to over 6300 homes.

• Home values range from $150,000 to $2M+

• Home ages range from newly built to 50+ years old

KDA Offers Multi-channel Marketing that is Laser FocusedAs a small to mid-sized business, it’s hard to reach 100% of your audience. Communicating through a single channel alone is often ineffective and response rates can be alarmingly low. KDA marketing services allow you to easily integrate traditional media, like print, with Internet, Mobile Text, Email and Social Media, enabling your business to dramatically increase sales, brand awareness, and return on investment.

There is no more efficient or effective way to reach the affluent neighborhoods in your market than through a KDA media product. Getting your advertisement in front of the right buyer at the right time is the key to finding and keeping new customers – KDA has the tools to unlock your success!

Connecting Your Business to KDA NeighborhoodsOur business growth tools are designed to work togeth-er to maximize and extend the value of your advertising investment.

Print:• Newsletters – Our highly engaging newsletters

are mailed monthly, bi-monthly or quarterly, cre-ating a direct link between residents and their HOA or Property Manager. KDA’s professional designers create these magazine-style newslet-ters, which arrive in full color on glossy paper in each homeowner’s mailbox.

• Directories – Annual phone directories that in-clude resident contact information, as well as important neighborhood and HOA forms and policies, give you 12 months of continuous expo-sure to homeowners.

Internet:• HOA Websites – Forget traditional, boring and

rarely visited HOA websites. Our HOA websites combine the business functions of an HOA web-site with the entertainment value of social net-working, giving residents many more reasons to visit their site, interact with their neighbors, and get exposed to your advertising.

• Social Media Marketing – More and more, so-cial media is an advertising medium that small to mid-sized businesses need to take seriously. KDA will help craft a meaningful social footprint for your business by coordinating your current marketing efforts (print and/or website) with the latest tools on Facebook, Twitter, Linked In, and You Tube.

Mobile - COMING SOON:• Text Alert System – Allowing HOAs to communi-

cate in ‘real-time’ with their residents. Residents opt-in to receive important information from their neighborhood, ranging from routine events, meetings, and memos to urgent notices about school closings, pool and amenity updates to emergency alerts concerning severe weather or police and fire department activity. Advertis-ers can use this system to push out special offers to these residents on their smart phones. Imag-ine being a roofing contractor who, within 30 minutes of a severe hailstorm passing through a neighborhood, can text every homeowner with a special on roofing repairs.

Full color, glossy newsletters are mailed directly to our HOAs residents monthly, bi-monthly, and quarterly.

Our HOA Annual Directories are plastic-coil bound which makes them durable for year-round use.

Our HOA Websites are designed to give our advertisers maximum exposure over and over again.

Reach our residents at home, at work, or on the go through our Text Alert System.

Let our Social Media Expert get your business plugged in to the latest Social Media plans the internet has to offer.

Effective Ad Example:

Not-So-Effective Ad Example:

How to Make Your Advertisement EffectiveBy choosing KDA Communications as your advertising partner, you have already made a great decision. We reach a market that other media outlets can’t, in a way like none other. We will place an ad representing your business in the homes of those that will utilize your ser-vices most often.

Getting your ad in front of your next customers is only the beginning. The next step is to make sure that your ad connects you with those residents by effectively pre-senting your message to them in a format that they can relate to and ultimately react to. Whether you have an in-house designer, hire a design firm, or request KDA’s creative services, it is up to you to make sure that your ad is as effective as it possibly can be.

5 Essentials for Effective Ads1 - Attention Grabbing Headline:

Your business name should never be your headline. Neither should your phone number or address or even what type of business you are. Your headline should be a bold statement that grabs the read-er’s attention in a way that makes them want to read more. Come up with a headline that makes the reader do a double-take and forces them to have no choice but to keep reading.

2 - An image that tells the story:Make sure that your image(s) support your head-line in a way that makes sense and helps tie the en-tire ad together. Using one larger image is the most effective. Using many smaller images in a small area will only be viewed as clutter causing the reader to move on to the next thing on the page.

3 - Who you are... the short version:Tell the reader what it is you do and why they need you in as few words as possible. Obviously if you purchased a full page ad, you will have more room to tell your story. But, this is not a story, this is an ad. For small business card ads, your body copy should be limited to a few bullet points that outline your basic services. A full page ad may have a small paragraph or two, but try to keep it to 50 words or less. The goal is to give a taste to the readers, not cram a four-course meal down their throats.

4 - Make me an offer:Coupons, discounts, special offers, and freebies work. But, don’t be stingy with your offer. An offer for 5% off your services, probably isn’t enough to make someone pick up the phone.

5 - Hit me up sometime:Your contact information should be legible and near the bottom of the ad. It’s best to use a bold font that stands out. The reader should never have to study your ad to find out how to get in touch with you. That information should be obvious.
