KCHS: NARI: Before anything else, walk around your home or the specific area
you are considering remodeling and take notes. Write down what you
like, what doesnt work, and what you want from the space. In short,
know what you want before you begin.

Things to Consider Before You
REMODEL
KCHS: NARI: Keep your budget in mind and then hit the web and start
investigating. Look at options in everything you are considering
such as types of cabinets, countertops, flooring. Check out
Pinterest and gather ideas for yourself, and also to show your
contractor or designer. Do your homework. Knowing what products
cost can help you stay within your budget.
KCHS: NARI: No matter if the project is small or huge, it is important to
plan it out financially. When most people start planning a remodel,
they will forget to plan for or underestimate the cost of three things;
the cost of labor, the cost of unforeseen problems, and additional
things they may need because of the remodels, such as furniture
or window treatments.
KCHS: NARI: When most people are thinking of remodeling, they are
thinking of the finished product. But a remodel is a process and
you want the right person for the job. First, find one that is highly
recommended. Call NARI or check the website for reputable
professionals. Then, check their references. So many people will
hire a contractor without ever seeing their work or talking to past
clients. Make sure they have insurance. Finally, remember it is not
just about skill. During a remodel you are essentially living in a job
site. You are going to see a lot of whomever you hire and they will
see a lot of you during a time of high stress. Make sure the person
you choose gels with your family and your lifestyle.
KCHS: NARI: The best way to avoid problems is by doing your
homework first. I cant stress that enough. Then, make sure
everything is spelled out in a contract. Include things like by
what means will resolutions be found, such as an arbitrator. Also
define payment schedules, services, warrantees, and change
orders. A well-defined contract can go a long way in preventing
and mitigating any problems.

Sherwin Williams 2015 color forecast includes four
palettes to choose from: the earthy Chrysalis, the retro
brights of Buoyant, the cool and atmospheric Voyage,
and the bold and bohemian Unrestrained. Roycroft Mist Gray
(SW 2844) may just be that exact greige (gray beige) youve been
searching for!
Guilford Green (HC116) is the 2015 color of choice from
Benjamin Moore. This silvery green is part of the
Historical Collection, inspired by the documented colors
found in 18th- and 19th-century architecture. This color works
well with a wide range of pairings and serves as a soft, neutral
backdrop for any room in the house.
PPG Pittsburgh Paints has taken a decidedly more vibrant
route with the luxurious Blue Paisley (PPG 1238-6). Blue
Paisley is part of the Worldly Possibilities palette, which
draws inspiration from multiple worldly regions and influences
and should appeal to the gypsy jetsetter, or as PPG refers to them,
the gypset!
Also favoring a deeper color for 2015, Pantone, the
world authority on color, points its eye toward Marsala,
a wine inspired red-brown. Pantone feels that Marsala
will speak to our need for nurturing feeding the mind, body and
soul. Marsala looks great paired with copper, umber and brown
tones as well as shades of turquoise and teal.
These choices should be making their way into home design
and fashion soon, so if you find one that inspires you it may be time
for an update!
The 2015 color trends have been released! Color
predictions are said to express the attitudes and
emotions of the times. Predictions range from pastels
to brights to shades that evoke the ocean (and a glass
of vino to drink while sitting in your ocean colored
room) it looks as though weve all had enough
winter white! Prepare to have your senses roused as
you take a peek at this years colors.

Joanna Gaines, a mother to four children and who encourages
all ages to explore design, graciously granted time to and writer Jeanie Erwin and her 13 year old daughter anddesign fan Emma, who participated in both the interview and the
writing of this article.
Whether in remodeling, restoration, or life, take a chance and
do exactly what you love and let the story unfold, recommends
co-host of HGTVs popular home remodeling show ,Joanna Gaines; whose own story has unfolded as she pursued her
passion. Joanna, a blogger, was following her design passion when
she opened her store Magnolia when she and her husband Chip
were first married.
After I became pregnant with our second child, I realized the
store was just too much and wanted to stay with the children. I still
longed to design, though, because it was a wonderful outlet for
me. Chip and I have renovated homes since we were first married
so we decided to combine our talents and passions and formed
Magnolia Homes. Chip manages the construction side, I manage
all of the design, she explained.
In 2013, they were approached by HGTV, who saw their work on
Joannas blog, to do a short 3 minute test, which then let to a pilot.

Meet Chip and Joanna at the Greater Kansas City Home Show, March 21-22 at Bartle Hall.
The show, and the Gaineses were well-received nationally and the
show was picked up.
The show features real people, real budgets, and most
importantly, real possibilities, something that is very important to
her and her husband. They always stress buying the ugliest
house in the best neighborhood and making it beautiful, which is
a realistic goal for many people.
We may not be able to afford our dream home, but we can take
a home that has some difficulties, and look past those issues to the
beauty beneath. Chip and I both feel that there is something very
special and meaningful about taking something unlovely and
making it a thing of beauty, explains Joanna, who as a woman of
faith, shares that for her it is a reminder of what happens in her
own life daily. It is like heart surgery, but on a house.
Every aspect of a remodeling project must be personal for it to
be lasting, explains Joanna whose designs often highlight one of a
kind finds and borrow from the past but add fresh appeal.
Chip and I spend a lot of time figuring out client needs, wants
and design aesthetic. We ask questions about what inspires them.
I have them send me pictures of what they like from Pinterest. That
is something very important to do even if you are designing a space
on your own. Know what you love then create unapologetically. Do
things that come from your heart and no matter what anyone
else says, stick to it. You may need to modify it here and there but
always create from things that inspire you. Be original.
Taking risks is also very important in design, as well as in life
she shared.
Even if you do not feel comfortable, do not be afraid to take a
risk; it is fun to see what is on the other side. I cant tell you how
many people told me I had no business opening a store or doing
design since I had no experience in either. Make a decision to
follow your passion. If you are willing to be a little afraid and do it
anyway, the rest will fall in place.
The spirit of Magnolia Homes as well as their construction and
design philosophy is quietly summed up in a quote found in
several motifs in the Magnolia Market, that says simply, What if I
fall? Oh my darling, what if you fly?

was born in England to a British mother and an American
Air Force gentleman. As an Air Force dependent our
family lived in several places, allowing us to have a great
appreciation for the United States. I love this country and the
opportunities we are all afforded.
After graduating with a degree in Radiology and passing my
boards, I decided that my passion to become a diamond
merchant was unwavering! I had a plan B to fall back on and
decided to take a risk of a lifetime. I have always had a strong
sense in believing that if you want something bad enough,
persistence and time are your best friends. We have all heard
from childhood, if at first you dont succeed, try and try again.
As a young child, I worked many 14 hour days in the tobacco
fields, soaking up my grandfathers business savvy. I loved the
way he managed his operation. One day in the tobacco barns, he
looked at me and said You have the capabilities to be a success
at whatever you choose to do, just like your father. Those words
were cast in stone as my grandfather was a Southern gentleman
and was unfamiliar with female entrepreneurs.
My journey started 38 years ago in Atlanta, shopping for a
wedding ring. I discovered that without a doubt, all of the
diamond stores were within a couple of percentage points of
each other. Today, I can sell the same quality and size of
diamond that was sold to me back then. When I grew up in
Turkey, EVERYTHING was negotiable.
My mission was to build a store where people from all walks
of life could afford fine jewelry at a discount!
My clients have watched me as a single lady, a married
woman and as a mother. I have one son and had the luxury of raising him in my store where sage
advice on child rearing was readily available. Time and time again, it boiled down to following
my god given instincts!

ife is just too short to squander insists Mary Ann Gerber, the March Woman of Nobility, a lesson
she learned early in life. When she was 16, she experienced the heartbreaking loss of her mother
to a sudden heart attack, something that changed her life and her outlook forever.
She was young and it was completely unexpected. Something like this really makes you think
about life, how short it is, and how important it is to spend it wisely, mused Gerber.
After her mothers death, many things changed. Her father traveled for work and was gone much
of the time, which left her and a younger sibling mostly on their own.
Though we had support from my grandmother who helped raise us after that point, in many
ways we had to grow up very quickly. Fortunately my mother, who was a working mom, taught me
how to cook, clean, sew, and all that is necessary to maintain a household.
Calling her mothers death the most significant event in her life, Gerber explained how the event
has value even now. We were forced to enter adulthood which made me see things realistically. Life
is short; people are people and make mistakes. You must have patience, forgive and keep moving on.
I tell my kids all the timejust dont hate.
Family is central to Gerbers life, and all of them have a part in the family business, GC Labels,
a Stilwell, Kansas company specializing in items to support the transportation and handling of
hazardous materials.
My ex-husband and I started the company in 1989. I acquired the assets when we divorced in 2000.
Though we divorced, we remain very congenial, and he continues to work in the business as well,
along with our adult children. This is a family business and I want it to continue long after I am gone.
Calling herself strong-willed, the soft-spoken Gerber determines to make a difference in an area
that she feels passionately about, bettering the lives of the animal population. In addition to caring
for many cats she has herself rescued, she also participated in a catch and release program.
We catch feral and stray cats and give them their shots and have them neutered or spayed so
that the pet population is not increasing. Every cat deserves a loving home.
In all things, Gerber aims to give her best, and that she claims is the easiest way to make a
difference. Life is hard, but it is good. Give your best because you never know how important things
are until they are gone.

Just today I spoke with Mary Ann Gerber, our next Woman of Nobility! I called to ask her
what her age was because to me she is a timeless icon. I caught her at her office, having the flu,

you are visiting with Mary Poppins (she can make anything happen), a clean version of Joan
Rivers, and a Harvard professor. A very multifaceted woman for all seasons! Even stray cats
and dogs find their way into Mary Anns home, and she gives her furry companions a life we
would envy. Never do her cherished pets go to the vet the mountain comes to Mary Ann!

The art of creating something newwhile still maintaining ties to the old
makes this Weatherby Lake home a new family tradition.
ncorporated in 1959, Weatherby
Lake, Missouri, is home to roughly
2,000 people who enjoy lake living while still
within arms reach of the city. The 274-acre lake
was created in 1937 and is the focal point of this
Platte County community.
However, its not just the lake that is turning
heads and creating waves. One local family,
whose home is reportedly one of the first to
have been built in this tranquil neighborhood,
has generated a centerpiece of their own with
their newly remodeled and updated abode.
Architect Scott Bickford of Bickford +
Company, indicated that the homeowners
had lived in the house for quite some time,
but as their family grew, they purchased
another house elsewhere in the metro and
opted to keep the Weatherby residence as
a lake house and place to keep their boat. It
was the best of both worlds a house in town
and a weekend retreat!
They had the intention of moving back to
this house after fixing it up, explained Bickford.
But at the time they could not decide if they
should remodel it or tear it down completely and
build a new one on the existing property.
Certain legalities more or less solidified the
decision for them.
Building codes have changed in this area
since the house was originally constructed,
said Bickford. In order to tear the old house
down and build a new one, we would have to
comply with new ordinances and setbacks,
which would require moving the house further
away from the lake.

Glorious in its early years,this home was broughtback to perfection withthis recent remodel.

As such, the family decided to remodel the
home, top to bottom. (Or perhaps bottom to top
is a better way of expressing the process.)
The entire project was truly a team effort and
involved the input, experience and expertise of
Bickford, builder Andy Homoly of Homoly
Signature Homes, and top-notch designers.
Together with the owners of the home, they
created a finished product that is truly a
masterpiece in every sense of the word.
Homoly and Bickford created a new design
for the home that essentially gave it the
appearance of a brand new home while
remaining within the bounds of the citys current
building codes.
We brought the house down to its original
stone foundation and worked back up from
there, explained Homoly. That stone wall is
actually one of the coolest parts of the house,
as it dates back to the beginnings of this
lake town.
Bickford concurred. We wanted to maintain
that early 20th century craftsman feel to the
home.
Bringing the home into the 21st century
required a great deal of creative vision, and
this team did not disappoint. After working for
a year on this project, the end result is truly
jaw-dropping.
We constructed a second story that
previously did not exist, incorporating an
A-frame style, said Homoly.
The home now boasts four bedrooms,
including two master suites, one of which is
on the main level and the other, complete with
vaulted ceilings, is situated on the upper level,
taking full advantage of the abundance of
windows for a spectacular view of the lake.
And there is no need for a lot of artwork and
accessories on the walls, as all of the windows
provide a spectacular, one-of-a-kind view of the
lake. Both the living room and the kitchen face
the lake, making weekday living seem more like
a weekend escape.

Homoly described this home as a take on a
classic traditional look that has successfully
partnered with contemporary elements. The
interior, with its eye-catching open-air staircase,
inviting living space, and updated kitchen,
definitely gives a nod to a modern, contemporary
flair. The original stone fireplace offers the
perfect touch of traditional charm, and the
original exterior stonewall actually became the
main wall in the kitchen, a design element that
was not lost on the builder.
I like the modern appeal the home provides
while still maintaining that classic, traditional
feel, emphasized Homoly. This was a very
unique project in that we were able to keep
the character of the original home while bringing
in a new design. The home looks like it has
always been there.
While the lower level of the home remains
unfinished at this point, the owners anticipate
finishing that out in the future as their two young
kids grow.
They have family in the area and enjoy many
get-togethers at this house, said Homoly.
One of the most enjoyable aspects of the
project for Bickford was simply working with
different people towards a common goal.
I really enjoyed the process of creating
something new, he smiled.

If a picture truly does speak a thousand words, then consider this article a mere supplement
to the accompanying photos.
When Laura Suhr, an ASID professional member and NCIDQ certified designer, owner of
Suhr Interior Design, rolled up her design sleeves and jumped into this project in southern
Johnson County, she clearly took her skills to new heights.
Kathy Richman-Wallace and Travis Wallace, the owners of this charming home in south
Leawood, wanted a place to truly call their own. Kathy and Travis sought after a place where
they could start from scratch, bring their families together, have access to quality schools,
and that comfortably accommodated their family of six. They also desired a home where the
kitchen opened up to some land with space to entertain and play.
The project was certainly a significant one, especially given the fact that the family
actually lived in the home while the remodeling was in effect. However, Suhr had no
problem making it all work, as she was blessed with amazing clients with a flair for fun and
no fear of coloring outside the traditional lines of interior design.
Travis and Kathy have excellent taste, she noted. And they are not afraid to take a few
risks by incorporating some fun and funky design elements into the scheme.
While Travis leans more towards an industrial and rustic look, Kathy favors a more
glamorous appeal, and Suhr successfully married those two tastes with seamless transition.

Formerly a 2,740 square foot home, the end result
created a 4,004 square foot residence, and the
journey to get there was very involved, as it not only
required the construction of a whole new faade, but
also the addition of extra bedrooms and bathrooms,
a larger garage, and a brand-new master suite
and kitchen while simultaneously giving the whole
interior a significant facelift.
Choosing white, silver and grey colors as the
primary theme throughout the home, Suhr also
threw in pops of unexpected color to reflect the
owners engaging personalities and each part
of the home reflects their personal tastes and
unique styles.
The heart of the home the kitchen is a true
work of art in this home, where carefully crafted form
meets impeccable function with style and ease.
We pushed out the original kitchen and added PLEASE TURN THE PAGE
eight feet in width, said Suhr. This provided the
opportunity to create a dream kitchen for entertaining
with a sleek and airy feeling while still offering all the
amenities and storage that Kathy and Travis desired.
Double wide sliding glass doors lead out to the
backyard pool and the natural light from those doors
complements the white color in the kitchen.
A custom island with seating for six and extra
storage space evokes less of a bar feeling and more
of a family dinner time arrangement. Storage space
had to be intentional, so Suhr incorporated walls of
open shelving along with several cabinets that had
drawers of varying depths. Two trash pull outs, two
dishwashers, and a walk-in pantry (for her!), a wider
gas stove (for him!), a beverage fridge on the living
room side, tall cabinets, and a bar height desk
make this kitchen worthy of any master chef or
entertaining event.

The adjoining living room formerly had a 1970s style brick fireplace that
has since been replaced by porcelain tile that has a stone look, which is
durable and easy to clean. Metal tile trim framing the fireplace and the
crushed glass bottom provides that sleek, modern effect, as does the
metal ceiling fan resting above the room.
We maintained the original beams and vaulted ceiling, painting the
beams gray to tie in with the overall color scheme, said Suhr.
The dated carpet on the main floor was replaced by wide plank oak
flooring for a more modern feel. The custom dark brown stain enjoys a
hint of grey.
The master suite is the pice de rsistance with its spa-like atmosphere.
The soft grays and whites used throughout the room are accented by
subtle wallpaper that has a raised metallic pattern that creates a subtle
sparkle when the light captures it at just the right moment.
The accompanying master bathroom offers a sleek, modern vibe as it
pairs with the warm walnut custom cabinetry and floating walnut vanity.
Sliding custom doors that are a modern take on barn doors lead into the

We used every inch of space in the bathroom,
putting big drawers in the middle of the vanity and
adding a built-in linen cabinet in the toilet room that
doubles as a towel cubby, said Suhr.
The gorgeous walk-in shower with its pebble
stone floor and fold-down teak bench give any
reasonable person a good excuse to shower at
least twice a day! And when the owners are ready
for bed, they can access the in-ceiling television
screen that comes down at the foot of the bed with
a touch of a button!
The master closet boasts an unexpected striped
carpet that has subtle hints of yellow and lime green,

which is carried up on the adjoining shoe shelf to
add a fun splash of color. The funky light fixture
above the dresser is a nod to the owners sense of
personal style.
We worked with architect Mark Lieb on that
phase of the project, and he not only brought some
incredible ideas, but also was very flexible in working
with Travis and Kathy, noted Suhr.
For Suhr, the end result is very rewarding.
Its fun to create a space youd love to live in
yourself, she smiled. This home fits their needs,
lifestyle and tastes and is one they will enjoy for
years to come.

Nestled on the 12th floor of the fashionable San
Francisco Tower near downtown Kansas City is an
oasis of charm, luxury, style and comfort. One
resident at this enviable Crown Center address
has taken her 900 square foot living space and
transformed it into an environment that delights all
of the senses.
With the expertise of interior design expert,
Melody Davidson, UDCP, Allied ASID, and NARI
member, the homeowner was able to create an
eye-catching yet comfortable space to call her own,
for which Davidson was awarded a Gold Star
REMY (Remodeling of the Year) Award in 2014.
The footprint of the space was perfect, she
noted. We transformed the overall condo using the
primary color accents of red, yellow, and blue in the
living areas, with yellow alone in the bedroom.
For many, the bedroom is the one sacred place
in which to escape at the end of a long day. This
high-rise bedroom is the perfect answer to that end.
The bamboo flooring, which replaced the outdated
and worn carpet, quickly catches the eye, which
then directs your gaze to the eye-catching carved
wooden headboard on the queen-sized bed that
boasts a soft charcoal grey wash. The unique round
pedestal table/nightstand with a single drawer offers
a sophisticated touch while the soft gray walls
provide a warm feel to the room.

With plenty of space to hang a sizeable
wardrobe, the room is home to a wall of California-
style closets, which are accessible by two sets of
bi-fold doors, that open accordion-style.
The large window, accented by custom-made,
off-white riffle fold drapes, allows the outside to
become part of the dcor.
These drapes are held up by decorative rods
that have a charcoal wash similar to that in the
headboard, noted Davidson.
Beneath the window is a built in cabinet
with appreciable storage space. A stretch canvas
painting on the opposite wall provides a perfect
balance to the windows.
A Parsons chair with accent pillow, an area rug,
a black hamper and a Cheval standing mirror
complete the look, adding a contemporary flair to
the simple yet elegant appeal of the room.

If you believe your bedroom should be your
sanctuary, then this charming master suite
should not only catch your eye, but also capture
your heart.
It had been over seven years since this
master suite in an established Cedar Creek
home had been updated. The homeowner, a
single professional working mother, wanted to
freshen up its look while simultaneously drawing
on her visits to numerous luxurious hotel suites
with which she became acquainted during her
business travels.
She wanted that same relaxing and
rejuvenating feel in her master suite that she
experienced at those hotels when she traveled,
noted Becky Mosby, Allied ASID (American
Society of Interior Designers).
While this project did not involve a complete
overhaul, it breathed new life into its existing
ambiance by adding the calming soft aqua and
teal blue paint paired with new curtains and
a host of unique and attractive accessories
that not only add to the charm of the room but
also provide the perfect balance of comfy and
conversational.
The homeowner maintained the existing four-
poster bed and accompanying nightstand,
but added new light fixtures and changed the
drapery and bedding.
This is a perfect blend of traditional and
contemporary styles, noted Mosby, who has 30
years of professional interior design experience
and works in The Design Gallery at Nebraska
Furniture Mart.

Even just a few changes can completely change the look of a bedroom.

How do you maintain the charm and character of a classic three-bedroom 1960s
ranch and bring it forward to 2015? Team up with John Moffitt Jr, a local homebuilder
in Leawood for over 30 years, and his brokerage firms top salesman Joe Woods,
and consider it done. These two professionals have made it their mission to maintain,
preserve, and prolong the architectural integrity of homes in the Kansas City area,
while retro-fitting them for todays lifestyles.
In order to transform this particular home, their firm MOJO and crew of skilled
craftsmen essentially took three existing bedrooms and converted them into this
elegant master suite. The result has turned this classic Leawood ranch home, into a
stylish story and a half residence.
To maximize the overall appearance and size of the room, the old windows were
replaced by larger ones that now adorn the south wall, flanking the headboard of the
bed. The original bedroom was small with just two windows and a single vanity
bathroom. In addition to adding those two larger windows, three tall windows were
incorporated on the east wall, creating a panoramic view of the treed back yard.
One element of the room that seems to encourage the most enthusiasm is the
carpeting. The warm grey, low weave carpet is beautifully accented by a soft engraved
pattern, thus creating an even flow and symmetry throughout the room. This carpet
adds just the right amount of color and texture to the overall monochromatic scheme.
For ambient lighting, four recessed cans were added, one in each corner. Because
of the rooms eight-foot ceiling, Moffitt opted not to install a typical ceiling fan, but
rather a simple, yet sophisticated, light fixture in the middle of the ceiling. For air flow,
MOJO kept the whole house attic fan.
Best described as soft contemporary paired with a traditional vibe, this master
suite certainly gives a nod to the less is more movement with updated clean and
simplistic lines, while complementing the overall classic style of the home.

The white bookshelves that flank the
fireplace are home to a wide range of
knick-knacks that delight the eyes and add
balance to the room. These added touches,
along with the bedside lamps and artwork,
all came from Nebraska Furniture Mart.
We also incorporated a new chest of
drawers and a mirror, said Mosby.
The blue walls are perfectly accented
with touches of coral throughout the room
that add a certain pop and flow to the
space without overwhelming the senses.
I really like the color scheme, Mosby
emphasized. We first started the project
with a bathroom remodel, which set the
tone for the bedroom, as the bathroom
utilizes the same colors.
The westward facing windows provide
for maximum sunlight as needed, but
because the homeowner often works
nights and sleeps days, Mosby added a
blackout lining to the drapes to block out
the light when slumber must trump the sun!
With just a few simple color changes and
accessories, an outdated bedroom can
quickly transform into the most relaxing
space in the home!

Everything shuts down during the cold months, even your yard, so why would anyone in their right
mind consider working in their yard prior to Spring? There are good reasons why you might want to
consider making changes to your landscape before spring arrives, such as planting trees. Seasons
change and so do trees. With every season comes advantages and sometimes challenges with
regard to planting and maintaining trees, from how easy they are to transport and how difficult they
are to plant, to the amount of care needed once they are in their new environment.

Now is the time, really!
One of the questions that comes up over and over again this
time of year is can you really plant trees before we are well into
spring? The answer almost seems shocking to customers when
they hear, Of course! Trees can be planted in any season, even
during the coldest months. The truth is, it is actually a great time
to plant trees. For the most part trees go dormant once the cold
weather hits and until the warmth of spring is in the air. They have
lost their leaves which makes them easier to transport with less
chance of damaging or stressing them. Also, dormant trees are
no longer taking up nutrients. Trees really only take up nutrients
during the growing season, early spring and early fall. Its nice to
have a tree in the ground and established before it starts taking up
nutrients in early April, otherwise you can disrupt their growth cycle.
Another advantage to planting now, is trees are ordinarily dug in
the late fall after they have lost their leaves but before the ground
is frozen. That means if you can find the tree you are looking
for, generally youre assured of getting a freshly dug tree. As with
anything, the fresher the better.
So, why not plant trees before spring arrives in its glory, and why
do some trees die when planted in the colder months? For one
thing, many landscape companies and nurseries almost shut down

and a company that will install them due to the seasonal nature of
the industry. If you do locate the tree you want and find someone
to plant it, be patient. Timing is important. If the ground is still
frozen it takes more work to get the trees planted. Backfilling
becomes more difficult and sometimes requires extra ingredients

or soil because frozen ground comes out in chunks. To properly
backfill, the soil needs to be broken up so it settles and packs in
around the tree.
Probably the biggest misconception and reason many trees
dont make it through the cold is underwatering. Even dormant
trees need water, especially newly planted ones. Until the April
showers are upon us, trees rely on us for water. When planting
now, it is important to set up a watering maintenance schedule to
assure your trees get the correct amount of moisture.
While there are some challenges to planting trees in early March,
that doesnt mean it cant or shouldnt be done. If done right and
cared for correctly, early spring is a great time for you to scratch
that itch and get some plants in the ground.

On Saturday, March 28th,
glasses will be raised at The Lyric
Opera Circles Champagne Ball.
The annual fundraising event will be
held in the Grand Ballroom at the Kansas
City Convention Center. Carolyn Price and Mary
Leonida are serving as co-chairmen, and Ann Dickinson
is serving as the Honorary Chairman of the event that celebrates
Lyric Opera of Kansas City. The Lyric, under the direction of General
Director Deborah Sandler, has emerged as one of the leading
regional opera companies in the country. In addition, thanks to the
efforts and vision of Julia Irene Kauffman, the Lyric performs in the
premier performing arts venue in the United States.
The Lyric Opera Circle is a group of more than 120 women who
are dedicated to supporting the Lyric Opera of Kansas City. Every
year, The Circle stages an elaborate ball, with proceeds funding the
final production of the season. More than $13 million has been raised
over the years to enrich the lives of area residents through opera
performances and education programs for children.
All creative design for the Ball, including the elegant logo, is the
talented work of Walz Tetrick Advertising. Studio Dan Meiners and
Harvest Productions will help transform the Grand Ballroom with
rich hued fabrics and gorgeous chandeliers. The elegant tables will
feature cobalt blue tablecloths and flower arrangements spilling

from tall crystal candelabras.
The evening will offer a feast of
sight and sound with performances
between dinner courses from a few of
the worlds most beloved operas. In addition
to the exquisite dcor, the special evening will
feature many other treats for guests. Joan Braswell,
Sherry Love and Kathy Norhus, Auction Co-Chairmen, have teamed
up to present an extraordinary silent auction, sure to tempt partygoers
with many fabulous items.
Liam Bonner is the featured artist at
this years gala event. Mr. Bonner has
performed with the Metropolitan Opera,
Los Angeles Opera, Houston Grand
Opera, and the English National Opera,
among many others. He played the role
of Lieutenant Audebert in the Lyrics
production of Silent Night last month.
In addition, the Lyric Opera Chorus
will perform for the first time at the
Champagne Ball under the direction of conductor Ward Holmquist,
and Lyric Opera apprentices from local universities will also be
featured. The evenings festivities will close with music from Kokomo
and dancing until midnight.

ne of the biggest reasons homeowners refinance theirmortgage is to obtain a lower interest rate and lower monthly
payments. By refinancing, the borrower pays off their existingmortgage and replaces it with a new one. We can accomplish thiswith a no-points no-fees loan program.
In the no-points no-fees scenario, the mortgage planner uses rebatemonies paid by the lender to pay off non-recurring closing costs for theborrower. These are one time fees such as escrow or attorney fees,title insurance, document preparation, tax service, flood certification,processing and underwriting fees, etc. The borrower will pay a slightlyhigher interest rate in exchange for this rebate and is still responsiblefor recurring fees such as interim insurance, property taxes or insurancepolicy payments.
Refinancing typically occurs when mortgage interest rates dropsignificantly, but borrowers with recently improved credit scores (frompaying off credit card debt, making mortgage payments on time, etc.)are often candidates for better interest rates as well. For example: Lets say you have 25 years remaining in your currentloan, and you refinance back to a 30-year loan with a slightly lowerinterest rate, resulting in a payment reduction of $200 per month. (Note:This is just an example. The actual amount could vary.) You could thentake that extra $200 per month and apply it toward the principal on thenew loan. At this rate, the loan will be paid off in 22 years and 4 months,which is 2 years and 8 months less than the original loan.
On the other hand, if the borrowers financial planner is a proponentof best-selling author and investment guru Douglas Andrewsphilosophies (see Missed Fortune), he or she may suggest investing theextra money in a side-fund that could earn a better rate of return andgrow to the amount of the mortgage (and beyond) in even less time.This method provides excellent liquidity, but having more direct accessto this money may be too tempting for some homeowners.
Regardless of the reason for the refinance, your mortgage plannerwill need to know what the existing loan scenario entails, review thehomeowners long-term goals, and provide a comprehensive spreadsheetthat compares and contrasts the various loan programs available.
Bear in mind, refinancing to obtain a lower interest payment couldalso result in a lower deduction at tax time. The homeowners mortgageplanner, financial planner and tax advisor should work hand-in-handwith their mutual clients best interest in mind.

This year be prepared to take a risk and dive into bold colors,
vivacious patterns and artistic accessories. Kansas City Fashion
week is causing quite the uproar in the Midwest this year. Fashion
shows all over the metro are debuting new trendy styles and must
have pieces. If you are looking for whats popular this year, weve
got the scoop on all of the latest style and events.
Kansas City Fashion Week will showcase 2015 winter/fall fashion
collections for its seventh consecutive season. The event includes
three full runway shows held at Union Station, March 19-21. A wide
variety of designers from all over the country will be in town to
promote and display their artistic creations.
Previous Project Runway contestants Laura Kathleen and Michael
Drummond are two well renowned designers involved in the show
again this year. Talented designers including Sara Kahrs, Lauren
Bander, Marlee-Ju, Christian Michael, and many more will also be
participating in the fashion festivities.

Local entrepreneurs around the metro are
also hosting fashion shows to showcase the
new designs in fashion this year.
Saffees gave us a peek at new spring
styles and trends in their recent fashion show,
held at Picture Perfect Interiors. Unique, eye
captivating patterns and diverse colors were
a key element in almost every ensemble worn.
Our show featured a variety of seventies
prints, florals, and a mixture of color tones,
said Marie Adrian, owner. This spring we will
see bolder prints and patterns in tops and
accessories.
Prominent colors in Saffees runway were
turquoise, sea foam green, navy blue, and a
variety of yellow tones. These bright colors
are found in tops, jackets, scarves and
accessories, while skirts and pants are
remaining more neutral. The emphasis this
season is definitely on accessories, jackets,
and shirts.
Accessories are key to completing and
accentuating your outfit. Popular on the list
are chunky necklaces, bracelets, and earrings.
Looking for something bulky or simple?
Chains are a great way to add a little extra
edge and shine to your outfit. Large
accessories, such as statement necklaces,
are something that is popular this year,
Marie said. Layering necklaces is also
something upcoming and new to look out for.

BETH: Add an abundance of fresh produce - it not only adds high
value nutrition, it also adds incredible flavor and variety. Choose
produce that is in season locally. If it is not in season it is shipped
in from where it is in season, which increases the cost significantly.
KCHS:
BETH: Actually, frozen produce is just as nutritional as fresh. Just
avoid the produce with added sauces which are usually very
high in fat and sodium. If your recipe does not specifically call for
fresh produce, I would consider using frozen and use the savings
elsewhere, to keep the variety and menu interest high.
KCHS:
BETH: There are several things to consider about meats and a
nutritional diet. One is that we traditionally use much more than is
recommended. Use lean cuts and remember portion control.
Since meats take up a significant part of the shopping budget,
choosing wisely here can allow for budgeting of additional items
that will make your meals exciting, such as specialty cheeses, fresh
herbs, and exotic spices. Another great option is to consider
adding non meat proteins several times a week. Beans and lentils
are a great source of protein and offer tremendous versatility.
KCHS:
BETH: Shop with a plan. Have your recipes ready ahead of time so
that when you get home you have what it takes to make complete
meals. The USDA website is a great resource to help in this. You
can find recipes based on what you already have and on nutritional
values. With this tool, you can avoid waste, make shopping simple
and create wonderfully nutritious meals.
