OLD VINYL FACTORY, BLYTH ROAD, HAYES

Value: £12mClient: Woodlands Social Housing

Jefferson Sheard Architects is working on a £12.0m residential scheme in Hayes for our client Woodlands Social Housing. The scheme is currently on site and progressing towards phased completion in 2015.

Occupying the site of a former vinyl factory, the project consists of three blocks of four, five and ten storeys, and once complete will provide 120 homes – a combination of affordable homes, shared ownership and private ownership.

The residential development will include a two level landscaped podium, terrace levels, a brown roof and photovoltaic panels. A single energy centre with combined heating and power will provide energy for the entire building, ensuring a sustainable living environment.

The development, which is one of the many projects commissioned as part of a wider regeneration of Hayes, occupies a prime position just across the road from Hayes and Harlington Station – one of the new Cross Rail stations.

SHERNALL STREET, WALTHAMSTOW, LONDON

Value: £3.6mClient: Metropolitan Housing Trust

Jefferson Sheard Architects is working on a £3.6m residential scheme in Walthamstow, London for our client Woodlands Social Housing. The project is on site and progressing towards practical completion in 2015.

The scheme, which will be eventually owned and managed by Metropolitan Housing Trust, will provide 32 new affordable and shared ownership homes.

AFFORDABLE HOUSING, HOUNSLOW

Value: £5m approx.Client: Paradigm Housing Group

Jefferson Sheard was commissioned upon a development of 67 affordable homes on the former Dewhurst factory site on Inverness Road, Hounslow. The scheme has recently reached post practical completion.

Deputy Leader of Hounslow Borough Council, Cllr Colin Ellar, said: “These new affordable homes are a welcome boost for local families, and are helping us reach our target of 2,500 new homes across the borough.”

BECK PLACE, FINCHLEY, LONDON

Value: £6mClient: Catalyst Housing

Jefferson Sheard’s £6m residential scheme for Catalyst Housing at Beck Place, Finchley is currently on site. Jefferson Sheard was appointed upon the scheme at Stage 3.

The state-of-the-art development is named after Harry Beck, creator of the London Underground map, who lived nearby. The development includes 19 affordable flats, 41 shared ownership flats, covered parking and a landscaped terrace.

VARSITY RISE, SUSTAINABLE LIVING, MANBY

Value: £1.8mClient: Lincolnshire Rural Housing Association

The Association’s objectives were to create a development that could contribute to the quality of people’s lives whilst being responsible for the protection of the environment and meeting the needs of the present without compromising those of future generations.

Varsity Rise has a modern design and a contemporary aesthetic but is constructed to high energy efficiency and environmentally friendly standards. This is a development with minimal environmental impact and just by living in these houses the occupants will reduce their carbon footprint.

Use of various low carbon technologies such as communal biomass, solar panels and heating and mechanical ventilation with heat recovery (MVHR) promotes a healthy living environment and reduces the carbon footprint and running costs of the dwellings.

Logical and functional internal layouts and vaulted ceilings create indoor spaces that are light, airy and spacious.

Off-site construction and the use of the latest technologies ensure thermal performance that far exceeds the requirements of Building control.

The properties are amongst the first in Lincolnshire and the East Midlands to achieve Level 4 of the Code for Sustainable Homes.

This project won the EMCBE Sustainability Award 2009-10 and was highly commended for the Constructing Excellence Legacy (Sustainability) Award 2009-10.

SEATON ROAD, UPPIGNHAM

Value: £2.6mClient: Spire Homes Limited

This new-build development consists of 42 homes for rent and shared ownership and provides much needed affordable housing. The homes were built with key targets of providing quality homes which are environmentally sound.

The properties were designed to be in-keeping with the rural environment, and careful thought has been given to the use of traditional materials of stone detailing, brickwork, render & timber cladding on the external envelope. The properties incorporated a modern structural insulated panel system to the inner skin to meet today’s standards for sustainable use and 32 homes also feature solar panels.

Residents who live at Seaton Road, said “It’s great benefiting from having solar panels, highly insulated walls, roof and floors, it saves us a lot of money on our gas bills”

This development has won a Green Apple Award for Environmental Best Practice in Community Housing. The Green Organisation is an independent environment group dedicated to recognising, rewarding and promoting environmental best practice around the world.

ADLER COURT, EARLHAM GROVE

Value: £1.9mClient: East Thames Group

This 15 unit mixed tenure scheme is a flag ship, ecologically sustainable development for East Thames Group, with the aim to help promote discussion and develop the process for future projects.

The scheme achieved an EcoHomes ‘Excellent’ rating - special attention was given to site layout and landscaping and careful selection of materials and passive and active solar systems helped to achieve a development that minimises its impact on the environment.

Key risks identified at the early stages were: proximity to the railway, party wall issues, existing basement issues, archaeological issues, demolition of existing building (including basements), construction constraints, planning, cost, programme.

During the design process we mitigated the risks through a series of design workshops and liaison with stakeholders, consultants and statutory bodies.

This project was shortlisted in the Best Small Development category at the Affordable Home Ownership Awards 2010. These awards recognise outstanding contributions to affordable housing.

EASTBOURNE AFFORDABLE HOUSING (26 UNITS)

Value: £4mClient: Standen Land Ltd.

This affordable housing scheme in Eastbourne comprises of 26 apartments with undercroft parking at the rear. The site required a development of innovative and contemporary design that would be come an architectural landmark in the local context.

Special attention was given to ensuring generous space standards were maintained throughout the proposed development while maximising the amount of natural light into habitable spaces.

The scheme was submitted for planning and has received positive feedback from the Local Authority. The proposed works are now on hold pending further financial backing.

EASTBOURNE AFFORDABLE HOUSING (35 UNITS)

Value: £4.8mClient: Standen Land Ltd

We were asked by our client to redesign an affordable housing scheme in Eastbourne that had previously been submitted for planning permission. Our task was to provide a more cost effective and aesthetically improved proposal while achieving an increased total of 35 units including 1 bed and 2 bed, Code level 3 apartments.

The changes made were all in line with the Local Authority’s preference for the site and they therefore gave their backing to the scheme at an early stage. We also provided 3D visualisations of the re-designed elevations to aid in discussion with the planners.

KENTON ROAD, HARROW

Value: £2.2mClient: Genesis Housing Association

The design and build shared ownership development invovled the demolition of an existing two storey Timber and Builder’s Merchants premises and associated storage sheds. In its place, Jefferson Sheard was asked to design a scheme incorporating both retail and residential space.

The result is a modern six storey building with one retail unit at ground floor level and a total of 17 flats above (1 and 2 bedroom).

THE JEWS FREE SCHOOL, CAMDEN ROAD, LONDON

Value: £4.2mClient: Ujima Housing Association + Genesis Housing Association

Jefferson Sheard was originally asked by Ujima Housing Association’s then Development Director to comment on some drawings for this development in order to bid for the section 106 part of the scheme. Within a week, Jefferson Sheard re-designed the developer’s proposals in their entirety for our part of the site to suit our client’s specific requirements, enabling Ujima to win the mini-competition held by Camden’s housing department. The project comprised 13 houses for Ujima Housing Association and 24 flats for Genesis Housing Group, including a total of three wheelchair units. Jefferson Sheard worked in close association with the developer’s architects to develop the design, and was appointed by the RSLs to act as their Employer’s Agent for the contract.

THE TANNERIES, NEWHAM

Value: £5mClient: HG Construction

Jefferson Sheard Architects is working on a £5m residential scheme for our client HG Construction and Red Door Ventures in Newham, London. Construction began on site in October 2014 and we’re working towards practical completion in September 2015.

Jefferson Sheard is providing technical delivery of the project from Stage 3. Once complete the project will provide 36 high quality new homes for private rent including single storey apartments and two storey maisonettes. The build contains three linked blocks each with four or five stories. We are working towards Code for Sustainable Homes Level 4.

Red Door Ventures is a new company launched by Newham Borough Council – the first local authority to deliver a large programme of private rented homes for residents. The Tanneries is the first in an ambitious plan to build at least 3,000 new homes in Newham.

Much detailed work has gone into providing buildable solutions to the original proposals. Once complete, the building will provide a striking architectural feature in Newham, and, being located a couple of minutes’ walk from Abbey Road DLR and less than a mile from Queen Elizabeth Olympic Park, the apartments are sure to be an attractive prospect for potential occupants.

NENE WATERFRONT, WISBECH

Value: n/aClient: Foster Property Developments

Jefferson Sheard were tasked by their client to produce a design appraisal for a collection of brownfield sites in the centre of Wisbech, Cambridgeshire for potential redevelopment to accommodate a mixed use scheme.

The proposal comprises of 102 apartments for private sale, 40 affordable homes, an 80 bed hotel and 1,595m2 of ground floor commercial space.

Situated on the riverfront, the design seeks to maximise views from the apartments of the river scene and wider context while providing an active and engaging ground floor frontage along the public realm.

Aesthetically the building’s form and appearance take their cues from a nautical influence most typified by the hotel building which resembles the prow of a ship.

CALDECOTTE LAKESIDE, MILTON KEYNES

Value: £13mClient: Henry Davidson Developments

Jefferson Sheard won a design competition for Henry Davidson Developments Ltd to undertake a high quality and comprehensive scheme comprising:

Residential apartments, including affordable housing•Villas•Town Houses•General public access to the lakeside•

The design meets English Partnerships’ aspirations for the site, while arising from occupier/end user demand.

The mix of uses were carefully chosen and located across the site to ensure integration and sustainability. They are complementary and provide a high quality design that blends alongside the existing environment yet develops across the site. Buildings are located around the perimeter of the site with car parking in the centre away from the adjoining lakeside.

The landscape was designed to enhance the development, providing clear linkages and a core frontage to the lakeside.

TAGUS APARTMENTS, LINGHAM STREET, STOCKWELL

Value: £1.3mClient: HG Construction

The development provides eight unique luxury apartments just minutes away from Stockwell Tube Station.

The Tagus Apartments, which were completed in June 2014, provide large living spaces with floor-to-ceiling windows for optimal natural light. Each apartment has its own private garden, balcony or roof terrace, and includes such luxuries as underfloor heating, fitted wardrobes and custom built kitchens.

FULCRUM, SIDNEY STREET, SHEFFIELD

Value: £2.5mClient: CFK Developments

This mixed use scheme designed by Jefferson Sheard Architects is located on a prominent corner site of Sheffield’s Cultural Industries Quarter, and includes 23 apartments as well as office space on the first two floors.

The design of the building has enhanced and contributed to the existing architecture and emerging identity of the Cultural Industries Quarter.

The office is now the home of Jefferson Sheard Architects’s Head Office in Sheffield.

ALBERT COURT, RAMSGATE

Value: £1.7mClient: NBH

This scheme formed part of an historic town centre regeneration. The development comprised of twenty new residential units and over 7000 sqft of attractive retail and commercial accommodation.

The site, forming part of Ramsgate’s historic town centre, had degenerated over a period of forty years to a level which endangered six important properties.

Restoration and conversion of the existing buildings, together with new development and the creation of a public open space, Albert Court, has revitalised this part of the town.

The combination of residential and commercial / retail development, and the relocation of the Visitors’ Information Centre within a landmark building has established a community focus, forming a new and attractive pedestrian link between the Royal Harbour and the main shopping area. This has helped redefine pedestrian flow within the historic town centre.

A terrace of existing buildings has been improved by the addition of a new stair tower built entirely of flints. This provides access to a landscaped deck area and is the main entrance for the eight apartments that face onto York Street and overlook the public space.

The project is a text book example of urban regeneration in the context of a town or city centre where a sector has fallen on hard times. It repairs the damage caused by dereliction and introduces a new population and sense of place in an historical context without resorting to pastiche.

LUXURY HOMES, QUENNIBOROUGH

Value: £1.0mClient: Conquest Homes

Jefferson Sheard was commissioned to create a design to convert a model Victorian farm into six high value residential units.

The five luxury barn conversions were completed in 2012 to a high standard of fittings and environmentally-friendly features such as ground-source heat pumps, central ventilation with heat recovery, rainwater harvesting and underfloor heating.

STUDENT ACCOMMODATION, LEEDS TRINITY UNIVERSITY

Value: £8m approx.Client: Leeds Trinity University

Jefferson Sheard has been appointed to design the new 250-bed Student Accommodation scheme at Leeds Trinity University.

The University, which was ranked in the Top 10 in the UK for student satisfaction (Guardian University Guide 2015), currently serves 3000 students in total, a number which is anticipated to grow to 4000 within the next five years. To maintain the high level of student satisfaction, the University has committed millions to maintaining and improving the campus and facilities.

This is not the first time Jefferson Sheard and Leeds Trinity University have worked together - in 2007 Jefferson Sheard acted as Employer’s Architect upon the All Saints Court Student Accommodation scheme.

The scheme has recently been submitted for Planning Approval.

KING EDWARD QUAY, COLCHESTER

Value: £36mClient: J.R Pickstock

Jefferson Sheard has been appointed by J.R Pickstock to design a state-of-the-art mixed-use development in Colchester.

The scheme addresses an increasing demand for luxury student accommodation to provide for the students of Essex University - a renowned research university with over 11,000 students. 3,000 of whom are postgraduates.

The development incorporates 765 student beds, Retail, Restaurant and Bar area as well as a public communal amenity space.

Our design incorporates active and engaging frontages to enhance the public realm and create a fresh and exciting atmosphere for local residents and students alike.

Off-site modular construction techniques provide structural modular room pods which form the primary structure for the building. The benefits of this technique are factory-quality internal finishing, speed of erection and cost and programme certainty.

THE CRESCENT, STUDENT ACCOMMODATION, PLYMOUTH

Value: £18-20mClient: J.R Pickstock

Jefferson Sheard has been appointed by J R Pickstock to design an exciting new Mixed Use scheme at Crescent Point in Plymouth.

The scheme will comprise of Retail at ground floor and Student Accommodation for approximately 330 students above. The 13-storey development is to incorporate a mixture of cluster flats and studio accommodation alongside ancillary provision including laundry facilities, cycle storage and accessible parking.

The development is located adjacent to Plymouth’s conservation area on the edge of the city; our designs provide a contemporary solution whilst remaining sympathetic to the local context and adjacent Grade II* listed building.

Modular construction techniques are being used for this project with structural room pods being formed ‘off site’. This technique is highly effective in ensuring factory-quality internal finishing, speed of erection, cost and programme certainty.

The scheme was granted full planning permission in December 2014.

THE PAD, EGHAM HILL, SURREY

Value: £5.4mClient: HG Construction

Jefferson Sheard has completed Phase 1 of the student accommodation project at Egham Hill, Surrey. The 125-bed luxury student accommodation scheme serves the students at Royal Holloway, University of London and consists of a combination of cluster and studio bedrooms.

The highly desirable scheme is spread over four buildings, three of which are adjoined around a landscaped garden area. On-site facilities include a laundry, state-of-the-art kitchens and a secure door entry system.

To reduce construction time and costs we used pre-fabricated bathroom pods, a process which Jefferson Sheard has implemented successfully in the past on a range of student accommodation projects, including Tufnell Park, Islington.

Prior to construction, the site consisted of two houses, one of which was home to roosting bats, and so to preserve the ecology of the area we worked to strict demolition and monitoring requirements.

SCAPE EAST, MILE END ROAD, LONDON

Value: £32mClient: Scape Student Living

Jefferson Sheard Architects were appointed by HG Construction to design this three tier student accommodation block with teaching and learning facilities on the site of a former car-showroom and nightclub.

Our appointment to carry out this project is a testimony to our ongoing accomplishment within the sector, as we were appointed directly on the back of our successful design works and completion of Tufnell Park student accommodation.

Student accommodation occupies the majority of this building, with educational teaching facilities housed in the lower and ground floors. We created a building consisting of three primary blocks tiered in height. Sustainability issues were addressed by incorporating features such as sedum roofing on two of the tiered blocks as well as ground source heating and cooling.

Now occupied by Scape Student Living, the block includes over 600 student rooms, fitted out with kitchenettes and pre-fabricated en-suite bathroom pods which cut down construction time and saved costs for our client.

TUFNELL PARK, ISLINGTON, LONDON

Value: £26mClient: Opal Property Group Ltd

This project was to design and build a new residential building to accommodate over 555 students and key workers, consisting of a mix of cluster flats and studio rooms. The scheme also included the refurbishment of an existing Halls of Residence to form 145 studio bedrooms. The development is part of a significant investment intended to provide modern en suite accommodation for students and key workers in Islington.

Similar to the Burley Road project, we used pre-fabricated bathroom pods, which cut down significantly on construction time and made a real cost saving for our client.

Value engineering was key - as part of that we’ve made a significant impact on costs by reducing the need for beams through the use of pre-cast concrete panels. The overall impact of that is that we’ve saved the equivalent of a storey on the overall height of the building.

We worked as a team with the contractor to explore and select materials – The pre-cast concrete solution for the ten storey structure, significantly reduces the delivery programme for the project and provides a robust yet high quality finish to the internal walls.

OPAL 1, BURLEY ROAD, LEEDS

Value: £26mClient: Ocon Construction Limited

Our client wanted us to design and build a student housing project including accommodation for 980 people, leisure facilities including a swimming pool, retail unit and an on-site management suite.

A building of this scale is in danger of being a real monolithic block. The design solution presented something inviting, interesting, intriguing and attractive. ‘Blocks’, extracted from the mass of the building, allow light and skyline into the courtyard. From the outside they break up the building so that it is visually more interesting, less imposing than it might be, and open to its surroundings.

The external treatment of the building minimised materials to the use of slate, zinc effect cladding, brickwork and brightly coloured decorative fins between the windows, creating a more playful feel to the building and reducing the impact of an otherwise monolithic façade which is always a risk for student accommodation schemes due to their nature.

To improve timescales and make good use of budget, we used pre-fabricated bathroom pods from Poland, created in a controlled environment and cutting down significantly on construction time, making a real cost saving for our client and providing significant benefits to programme.

Inside the courtyard, grounds are landscaped, giving residents some great outdoor space to relax and enjoy. Both the leisure unit and the students’ common room over look this landscaped area providing an external spill out space.

WILMSLOW ROAD, MANCHESTER

Value: £13mClient: Ocon Construction Limited

This seven storey student housing project, for Ocon Construction, includes 320 student apartments with retail accommodation on the ground floor. The scheme was the second phase of an existing development on an adjacent site and provided links into an existing leisure suite for the students and public to use.

The scheme is located on the famous ‘Curry Mile’ in Manchester in close proximity to traditional red brick terraced housing. The materials chosen for the project are sympathetic to the surrounding buildings and the design includes a stepping back of the facade at the higher levels to ensure the scheme is not imposing to the adjacent domestic scale housing.

An existing 1940’s facade has been retained and integrated with the new development as it had been deemed of significant interest to the area. The area behind the retained facade provides a mixture of cluster flats, studio rooms and an extended area of the leisure suite.

DEXION HOUSE, WEMBLEY, LONDON

Value: £30mClient: Opal Property Group Ltd

Jefferson Sheard was appointed to take this student accommodation scheme from planning (RIBA Stage D) through to completion. The development proposes the construction of part 9, part 17 storey building comprised of 661 student rooms, 2,500 sq.m of community space including a pool and leisure facility, 6 car parking spaces and 353 cycle spaces.

Our architectural team will detail the existing design drawings and ensure that they are technically correct for start on site whilst ensuring the original vision of the Client is delivered.

SILLIVAN ESTATE, TRINITY WAY, SALFORD

Jefferson Sheard was originally chosen as contractor’s architect to deliver this scheme from RIBA stages D-L inclusive on this exciting mixed use development in Salford.

The scheme involved the construction of a 26 storey tower and a smaller separate 9 storey building arranged around a courtyard. The lower level consisted of an underground car park, whist levels 1 and 2 consisted of commercial office space for letting. The upper floor levels housed the residential accommodation of 1bed, 2 bed and 3 bed mixes. There were 4 duplex apartments on the 25th and 26th floor levels. The total number of residential units was 337 no. and these incorporated the bathroom pod design and technology (to a high specification) that we had utilised on our student accommodation experience with Ocon at Burley Road, Leeds and Wilmslow Road, Manchester – see individual project sheets.

The building was constructed from a varied but visually striking palette of materials such as unitized curtain walling to the tower element, terracotta rainscreens in slate and terracotta colour, composite cladding and render incorporating high performance aluminium windows.

The design is seen as a ‘gateway’ to the City of Salford and the scheme creates the landmark presence that the client developer was looking for along with high quality residential development for the area to suit a variety of buyers.

Sheltered Accommodation + Care Homes

DEMENTIA CARE DEVELOPMENT, BIRMINGHAM

Jefferson Sheard was appointed in November 2013to develop designs from feasibility to completion for a new Dementia Care Home and Assisted Living Accommodation on Soho Hill, Birmingham.

The development will regenerate an area of disused retail and industrial land to create a new residential and care facility for the elderly and for people with dementia.

Seventy rooms will be provided within the dedicated dementia care facility and will incorporate bestpractice design principles to improve the living experience of the residents and the practicality of providing their care. The development includes extensive themed gardens surrounding the facility andhigh levels of natural light within the buildings. A Day Care Centre is provided which facilitates shortterm care and a transition to the residential accommodation.

Thirty nine assisted living flats are provided adjacent to the dementia facility, with separate gardensand facility for staff assistance.

The development has been designed to a domestic scale using traditional materials so as to providea re-assuring environment for the residents whilst addressing the local streetscape and urbanmassing.

The project is currently being developed to full scheme design stage with input from clinical experts in advance of submission for full planning approval.

Sheltered Accommodation + Care Homes

ACUTE DEMENTIA CARE

Value: Approx. £1mClient: Leeds + York NHS Trust

Jefferson Sheard has been commissioned to design a refurbishment of two Acute Dementia Wards and a Crisis Assessment Unit in Leeds. Both projects are for the Leeds and York NHS Trust.

The Crisis Assessment Unit is currently on site with completion scheduled for the end of April 2015 and the Acute Dementia Wards are scheduled for completion at the end of the year.
