The typical detached house in the Valley was $547,300 last month, up from $544,300 a month earlier. In Chilliwack, which is seeing higher sales both month-over-month and from a year earlier, the “upward trend is expect- ed to continue”, said Board president Jesse Hildebrandt. “All indicators are for continued stron- ger growth in the second half of the year,” he added. “With a good inventory of listings at various price points and continued low mortgage rates, if anyone is in a posi- tion to buy, I can’t see why they wouldn’t jump at the opportunity at this time,” Hildebrandt said. one thing becomes clear:

The question is: how long can a good

thing last?

As Lerigny notes, right now home buyers

have stable house prices; the lowest mort-

gage rates in recent history; and a huge

selection of properties to choose from.

But, as the board statistics from Chilliwack

to Greater Vancouver show, sales have

been rising month-over-month this year

and the current market, described as

either “balanced” or a “buyers’ market”,

could change to advantage vendors.

The Real Estate Board of Greater

Vancouver, for example, notes that MLS

sales in April were up 11 per cent from

March, which in turn were 30 per cent

higher than in February. Last month, 2,267

homes were sold in Greater Vancouver,

and there were a total of 16,730 homes

listed for sale, showing there is plenty

of selection for buyers even in a rising

market. Since January, “benchmark” pric-

es have risen 1.6 per cent, indicating a

degree of price stability.

In April, the Fraser Valley Real Estate

Board saw a 21.1 per cent increase in

MLS sales from March, which had seen a

24 per cent increase from February. The

typical detached house in the Valley was

$547,300 last month, up from $544,300

a month earlier.

In Chilliwack, which is seeing higher

sales both month-over-month and from a

year earlier, the “upward trend is expect-

ed to continue”, said Board president

Jesse Hildebrandt.

“All indicators are for continued stron-

ger growth in the second half of the year,”

he added.

“With a good inventory of listings at

various price points and continued low

mortgage rates, if anyone is in a posi-

tion to buy, I can’t see why they wouldn’t

jump at the opportunity at this time,”

Hildebrandt said.

It appears that more and more people

are indeed seizing the opportunity to get

into perhaps the best environment for

home buyers in years.

est investment. To make the right purchasing

decisions, homebuyers need to ask the right

questions, fi nd reliable sources of information,

and take the time to plan and research.

B.C. homebuyers can get a head start on this pro-

cess at www.hpo.bc.ca, where the provincial Homeowner

Protection Offi ce, a branch of BC Housing, off ers a range of

information and resources for those considering a new or

resale home purchase.

Resources include the HPO’s 38-page Buying a Home

in British Columbia: A Consumer Protection Guide, which

steers B.C. residents through the purchase of their next

home. The guide’s checklist recommends that homebuyers:

• Make a list of their household’s needs and wants to

guide their search.

• Make a realistic budget for their home purchase, includ-

ing the down payment, mortgage, closing costs and

moving costs.

• Engage their own real estate salesperson.

• Check out the builder, including licensing with the

HPO, past references and professional organization

affi liations.

• For a custom-built home: obtain a written contract that

lists all aspects of the work to be done, the work sched-

ule and all costs; ensure the contract includes coverage

for new home warranty insurance; and review the con-

tract with a lawyer.

• For any home purchase, receive a written contract that

details exactly what they are buying, the price and

when payment is due.

• Consider having the home inspected by a home

inspector or engineer.

• For a strata property, read the bylaws, rules, meeting

minutes, and any other pertinent information (Form

B Information Certifi cate) before making an off er to

purchase.

• For a resale home, determine how much time, if any, is

left in the home warranty insurance coverage.

• For a brand new home, verify that home warranty insur-

ance is in place, the warranty provider and the expiry

dates.

• For a strata property that required building envelope

renovations, confi rm if the renovations were done by a

Licensed Building Envelope Renovator and if build-

ing envelope warranty insurance is in place.

• Review the contract documents and

Disclosure Statement.

• Have a lawyer review any docu-

ments (including the off er to

purchase) before signing them.

• Make themselves familiar with

what is covered in their home

warranty insurance policy and

what they must do to keep the war-

ranty in eff ect.

• For a strata property, determine home

warranty insurance expiry dates for

common property and the individual

unit.

• For owner-built homes, obtain a

copy of the Owner Builder Disclosure

Notice.

• Keep copies of all correspondence related to the home

warranty insurance and any claims made.
