This excellent result has been secured from a much improved enquiry level during the past six months, itself a result of improved commercial conditions in the construction and property industry and specifically from our greatly improved business development and tender management process. My new team has performed superbly. The level and quality of enquires has risen in line with our improved marketing and publicity campaigns, our enquiry handling and response has been first class and I am certain that our pro-active person contact philosophy has paid significant dividends. Whilst technology is a major part of our business from product to installation I believe that there is still a great reliance on the integrity of people in securing business. Time and time again clients tell me that having first name relations with SEH staff is a great confidence builder. Yes, the product and price has to be right but if the client knows he can pick up the phone and talk directly to the SEH team member handling his project he knows the job will be successful. We believe this is the SEH advantage. It continues with the installation side of the business too. Once on site the client likes to know that our installation teams are always wanting to complete the job to the highest possible standard as we are always proud to put our name to the completed job so that the client – and other potential customers can see that we leave the site properly finished. Our major installation programme is gearing up now so we are in for a very busy summer but needless to say we are pressing the order intake business as hard as ever being mindful that the next six months success can drive us into 2015 with a full order book. SEH Commercial is responsible for the replacement of more than 200 window and door units at the former Cardiff International hotel which is undergoing a complete external and internal refurbishment and refit. The hotel has been closed to residents whilst this major project is underway and will be re-opened under the Holiday Inn banner in phases as the work is completed, the first being in mid-July. In Leeds, the very busy Holiday Inn hotel will continue to welcome guests whilst the renovation programme is running which requires SEH Commercial to work closely with the hotel management to schedule the handover of rooms and the early release of the renovated accommodation for occupation. This major window replacement project is integral to the £14.5 million renovation programme that is creating exciting new facilities for College students. The main reason for the refenestration project was to upgrade the thermal efficiency of the buildings. SEH Commercial has installed the aluminium powder coated window units in the existing Horizon and Enterprise buildings which are prime student teaching buildings. The Albany Centre in Bury St Edmunds is a specialist PupilReferral Unit run by Suffolk County Council for youngpeople having difficulties within mainstream educationestablishments. Twenty seven students between the agesof 14 – 16 receive education and training courses tailoredcarefully to help them overcome problems of socialinteraction and attendance. The Albany Centre enablesthem to follow a personal path to achieve education anddirection towards better life skills and for job prospects inthe wider world.

SEH Commercial has recently completed a substantialwindow and door replacement project at the Albany Centreon behalf of Vinci Facilities, the main contractor carryingout a refurbishment programme on the Albany premises.The project included installing replacement aluminiumwindows and doors and carrying out window filming incertain locations on the premises.

“This is our third major refurbishment project here at theAlbany with further projects to improve both the internalstructure and the external areas around the centre alreadyunderway,” reports Tracy Rose, the Bursar. “In the past

18 months we have improved the roofing of the buildingand this is the second tranche of window replacementcarried out for us by SEH. Because we are such a small unitwithout capacity to switch students to alternative roomswhilst the work is carried out, we closed the centre for justtwo and a half days whilst the major replacements wereinstalled. The SEH team were brilliant on site and kepteverything clean and tidy at all times so we moved rightback into the classrooms without any great disruption.”

Secure, safe and comfortable premises are very much partof the Albany PRU philosophy and the aluminium windowsand doors installed by SEH Commercial are thermallybroken products to give enhanced thermal performance.The main entrance doorway features anti-trap fingerprotection design, low level threshold, concealed overheadcloser with 90° hold open facility and high quality handlesand locking system. The doors meet BS ENV1627 Level 3for security performance. The aluminium casementwindows installed have 55mm deep outer frames with twothermal break sections within the window profiles, internalbeading, multipoint locking, 100mm opening restrictorsand trickle vents.

recent major refurbishment programme where SEHCommercial has been the main contractor. In addition tohandling the fenestration programme throughout theschool buildings, SEH Commercial has also managedconcrete repairs, roofing upgrades, electrical rewiring andthe construction of a new access ramp.

“This shows that more and more clients are relying on SEHcapability to deliver the whole programme of repairs andrenovations. Our one-stop-shop capacity speeds up thewhole project and makes communication so much easier.SEH takes responsibility for each aspect and can bring ourOne Group resources to bear for a faster completion,”explains Glen Swatman, SEH Commercial MD.

SEH Commercial’s core task has been the replacement ofmore than 120 window units at Lyon Park, the result ofwhich in the words of school caretaker Alex Harry hasbrought “new light” into the class rooms and activitieshalls.

Built in the 1930s, the original buildings have been updatedand expanded over the decades but the Governorsdetermined that 2014 would see the main structuresbrought right up to date. The original black iron, singleglazed windows have been replaced with white, thermallyefficient UPV-c double glazed windows. In the activitieshalls the tallest window units are fitted with Teleflex remoteopening controls to allow top frame opening with ease.These light-load winder mechanisms have geared drive toreduce the load on the operators’ wrist and arms.

Nikki Yudin, head teacher at Lyon Park which welcomes 920pupils aged between 7 and 11 years old is delighted withthe new fenestration. “The SEH team have done a beautifuljob for us and the windows bring us much more light andthe school looks brighter now. They have worked nightshifts from 5pm to midnight so that we did not disturb thepupils and have been very conscious of the safety of thechildren. It is a very good job and I am very pleased withthe neat and tidy site that the SEH men maintained.”

SEH Commercial has installed the windows for this newface-lift education centre.

An attractive Grade II listed building on the same site,which has had a remarkable history as convalescent home,military hospital and technical college, is being renovatedto provide the Yarrow Training Hotel. Aspiring hotelmanagement staff will receive training in this unique facilitywhich will have a “live” hotel environment with payingguests, mixing the practical with formal course studies.

SEH Commercial has designed a secondary glazing systemproposal for the renovated windows in this listed buildingwhich has been used successfully in buildings at theUniversity of London.

Stewart Haywood, Director of Capital Programmes at EastKent College, is managing this major capital project. “Thiswas a well-managed installation programme delivered bySEH Commercial. I am very happy with the installedproduct and the staff will benefit from the greatly improvedthermal efficiency.”

Alex has been working for over 30 yearswithin the Fenestration Industry. With awealth of knowledge in fenestration Alexhas used his skills across the world,including a number of prestigious projectssituated in India.Alex’s keen eye for detail is significant inkeeping budgets; materials and workforceunder constant control ensuring projectsare completed in a timely manner. Alex isadept at working within the UK or abroadand is a valued member of SEHCommercial’s team.

Suffolk-based construction group SEH has undergone achange of ownership and a change of name, with founderGraham Emmerson taking a back seat after 43 years atthe helm.

SEH has been acquired by a new company, One GroupConstruction, which is led by Richard Neall, already groupchief executive of SEH. The group, which ranks as one ofthe largest privately owned construction groups in the UK,employs around 500 people and has annual turnover ofmore than £100m.

Founded in 1971, the Group today has 12 separatebusinesses offering a variety of construction services.

These individual companies have been both created fromscratch and purchased through acquisition, the mostnotable being that of Jackson Civil Engineering in 2004.

After 43 years, Graham Emmerson has opted to take a backseat, and has handed the reigns over to the Group ChiefExecutive, Richard Neall. In this way, the business has beenable to remain in private ownership and on an even keel,which was a key goal for Mr Emmerson.

“It was very important to my family that the Groupremained privately owned. Whilst a business of our sizemust be highly organised, we have proven it doesn’t haveto be overly corporate or political. We were very keen tokeep it that way,” said Mr Emmerson.

The group covers a broad range of construction servicesincluding large and medium scale civils, propertydevelopment, commercial and residential building, planthire, surfacing, energy solutions, house building,groundworks, commercial glazing and homeimprovements.

Mr Neall explains: “To give you an idea, our large scale civilengineering firm Jackson regularly works on nationallysignificant construction projects, such as the Olympics,major flood protection schemes for the EnvironmentAgency, as well as working on the UK busiest motorway,the M25. At the other end of the scale, last year ourwindows, doors and conservatories company SEHBACcarried out 3649 installations, and Emmitt Plant hired outover 10,000 individual pieces of equipment.”

Although the past few years have been extremely difficultfor the construction industry, there is now a real confidencethat the sector is starting to turn a corner. In February 2014,construction activity in the UK grew at its fastest rate sinceAugust 2007, with near-record growth in the housebuilding and civil engineering sectors. One GroupConstruction is already feeling the benefits of this upturn,and therefore has great confidence in its future.

Mr Neall said: “As a business we’re in a really good place.We are financially strong and the market is showing reallife. All political parties are now acknowledging theimportance of committing funds to infrastructureimprovements and the private sector is also rapidly gainingthe confidence to invest. It’s never easy in construction,but the signs are very positive at the moment”.

Terry began working life as a carpenter andjoiner and has over 30 years’ experience in thewindow industry. He joined Everest as a surveyorin 1980 and two years later was promoted to theTechnical Department to write survey andinstallation manuals as well as deal withtechnical queries. In 1986, he took over thetraining and recruitment of all surveyorsincluding the monitoring of their performance. In 1998 he joined Staybrite as General TechnicalManager before working as a self-employedsurveyor for several companies from 2001.

In his early days he learnt histrade on the tools as an installer and has nowtransfer these skills into Contracts Manager, takingon projects both in the UK and Abroad. Over thistime he has experience and dealt with a variety ofproduct profile systems in PVC-u, Aluminum, Steel& Curtain Walling.Trevor's continual focus on people skills and beingable to converse at all levels is key to him and hebelieves this helps him daily to deliver manychallenging projects with both success andcalmness, along with of course the key attentionto detail and quality which all clients aspire to obtain.
