Ireo aims to embed cost effective sustainability throughout the project, considering energy and water challenges within the city with a focus on resource reduction and security of supply. BuroHappold Engineering is developing the concept design strategies and principles for the primary infrastructure and utilities required to deliver the Ireo City North masterplan. A key area in which we have provided our expertise is in the design and strategy for transport and travel within and around the site. We are creating a transport and mobility strategy oriented toward sustainable travel, with an emphasis on facilitating public transit, cycling and walking using carefully integrated interconnected mobility routes with suitable site gradients. The road network will link in to public transport and walking and cycling routes, with the aim of creating a safe, dual functioning public realm that will reduce the strain on the already burdened public roads infrastructure and encourage greener forms of travel. In an area at risk of flooding, developing appropriate mitigation measures is vital. Our engineers are providing guidance on flood risk both on and off site by establishing hydrological characteristics and quantifying potential pluvial flows. This analysis has led to the development of an integrated water management strategy for the development. We are also preparing a re-grading strategy for the site to ensure continuity between the boundary public roads and planned building form, and developing a balanced approach towards water recycling to include ground water recharge and treated sewage effluent use. The Ireo City North site, encompassing sectors 58 and 61 on the southern edge of Gurugram, is planned as a mixed-use development of offices, apartments, hotels, shops, restaurants and community facilities, as well as open green space.

We are creating a transport and mobility strategy oriented toward sustainable travel, with an emphasis on facilitating public transit, cycling and walking using carefully integrated interconnected mobility routes with

suitable site gradients.

The development of dual functionality public realm catering for pedestrian and vehicular users, together with a floodable area for safe and efficient means of managing storm water during exceedance events, represents a new paradigm in urban planning in flood prone India.

Our team is reviewing the existing and planned utility services around the site in parallel with the needs of the development, in order to introduce efficient energy and water supply/distribution strategies for the masterplan. We are also undertaking due diligence studies alongside analysis of development waste generation, proposing to include on-site treatment of all solid organic waste and the appropriate mechanisms for recovery of recyclable waste.

Our work is resulting in the development of an innovative masterplan with sustainability at its heart, which aligns with the client’s aspirations while working in harmony with the constraining geospatial features of the site.
