We tend to specialize on individual townhouses and houses to be
sold to individuals, but we can also work on retail projects
WHAT EQUITY AMOUNT ? From 600 000 USD up
Small compounds projects of 20 to 30 houses can be financed with
an initial investment as low as 600 000 USD since you will just be
financing land purchase, infrastructure and show unit, and
marketing. Construction of houses being financed by the future
buyers.
WHAT ROI? Around 200 % within 3 years
While net profit margin of the whole project (counting expenses born
by buyers) is usually comprised between 10 and 20%, your return on
investment will be much higher thanks to leverage

PROJECT IS IDENTIFIED
The first Phase of our mission will make possible for
you to understand which possibilities are offered to
you and chose a project (example: 50 houses
compound in Pattaya, or 30 townhouses in Hua
Hin…) based on a defined location, land price,
product type and price range.
BUSINESS PLAN
We will provide you a business plan detailing all the
financial components of the project :
Land cost, construction cost, legal costs, marketing
and sales costs, taxes, and general sales income.
We distinguish what will be financed by investor’s
equity (land, infrastructure, show unit, marketing )
and what will be financed by property buyers (most
of the construction costs)
3. Architecture and construction
TECHNICAL DRAWINGS :
LSA Construction works with qualified architects to provide
all necessary technical drawings – master planning, floor
plans, construction permit documentation.
EUROPEAN CONSTRUCTION MANAGEMENT :
We follow up our construction sites very closely, with daily
management by a qualified foreman and weekly quality
controls by Antoine Lesaffre, director of LSA Construction.
We only hire carefully selected subcontractors, when not
working with our own construction teams.

Renovation of the Swiss Ambassy roof; construction of 10
villas in Hua Hin to European customers; construction of

4. Marketing and sales operations
MARKETING PLAN AND OPERATIONS :
Siam Invest has been marketing and selling
property developments in various Thailand beach
resort for 5 years. We will take care if the whole
marketing plan and operations.
Customer targeting and advertising space
purchase, website development and internet
marketing, commercial brochures.
CONVERT LEADS TO SALES :
Marketing generates inquiries. We will make sure
they are well handled and turned to sales. Both web
inquiries, phone inquiries and walking customers
will be professionally answered and treated.
Siam Invest has developed a specific expertise in
selling off-plan properties to foreigners in Thailand,
which is maybe the more technical sales process.
5. Property management
POPERTY MANAGEMENT :
The necessary legal structure will be
created to handle security and common
maintenance management, and depending
on projects, additional services can be
offered like pool cleaning, gardening,
cleaning services etc.
RENTAL MANAGEMENT :
If necessary, Siam Invest is also qualified
to set up rental management services
using professional tools and providing
active and efficient marketing and logistic
support to property owners willing to rent
their properties.

property consultant in Paris for 3 years for major property developers and investors on operational and
strategic market searchs in France and Europe. He moved to Thailand in 2010 and has been
marketing and selling property developments for 5 years now, 2 years as an employee for a real estate
agency and 3 years with his own company, Siam Invest, which he founded in 2012.

Our main value is the knowledge we possess of all relevant construction techniques. Antoine Lesaffre,
founder and director of LSA Building, is a fully-trained, fully-qualified, experienced engineer, and
worked for 10 years in France in a major construction company in various positions of responsibility
before creating LSA Construction in Thailand in 2011.
