The BCI Forecaster is a leading monthly indicator of construction market values entering the market. It serves as an indispensable short-term planning tool, designed to enable decision makers to set realistic goals and parameters for their sales and operations teams.

Construction start values are based on projects reported on a daily basis in BCI Asia’s real-time project leads database.

The short-term review of market developments contrasts the most recent three months against the three months prior; the short-term forecast compares the upcoming three months with the most recent three-month period. The long-term review contrasts the most recent 12 months against the corresponding 12-month period in the prior year. The long-term forecast compares the 12-month period ending three months out with the corresponding period in the prior year.

Building construction starts are forecasting a 12% drop in the short-term, but construction activity should pick up later on in the quarter. The long-term outlook for the sector remains positive, and the growth of the education and retail and hospitality sectors stand out as they turn out rises of 1478% and 395% respectively. Among the notable projects to start construction for the sector are the Murray Building in Central and Western District and the NKIL 6516 and 6517 residential development in Kowloon City.

Total construction starts are forecasting a short-term downturn and the decline is most evident in the industrial sector. Figures are likely to peak in June nonetheless, with the residential sector reaching a high point in total value and community undergoing a positive upturn of 142% over the 3 month period. Major projects to look out for include the One Sentosa Apartment @Cikarang City in Cikarang and the Praxis Superblock-Apartment Tower in Surabaya.

Building construction starts are projected to undergo a short-term 19% rise, making a return from March’s low point. Residential and office projects form the bulk of those soon to start construction, contributing 52% and 27% respectively to the total. The community sector is also expecting to see a sharp peak in activity around May. Some key projects to look out for include the Bayshore Residential Resort 1 in Parañaque City, and Air Residences in Makati City.

Building construction starts are expected to take a dip in May before peaking again in the following month, with over 36 billion worth of projects due to commence in the near future. The growth is primarily driven by the residential, office, and retail and hospitality sectors, which in fact contributed over 92% of the total construction starts in building construction. Key projects scheduled to commence work in the next 3 months include Masreca-19 in Selangor, the hotel and serviced apartments at Genting Highlands by Equal Sign at Pahang, and the office development DUO at USJ, Selangor.

Building construction starts in the coming 3 month period are expected to grow by 20%. This increase is largely due to the residential sector forecasting an increase in project starts, supplemented by community’s steady upwards climb. Notable projects commencing soon include the Woodlands Police HQ and the Specialty Chemicals Hub in Tuas.

The Bay Valley Science and Technology Park is a 400,000 square metre office development in New Jiangwan, Shanghai. It is one out of 10’s major significant projects that was completed in the summer of 2014. The project comprises low and mid-rise corporate headquarter office buildings designed for city and regional enterprises. The project has 22 office buildings ranging from 40- to 80-metre-tall.

landscape and interior designers and computer generated imagery specialists—worked closely with Shanghai Chengtou Holding throughout the design and construction process to help deliver a financially successful and highest quality business park development. Consistency was achieved through a rational modular system running both horizontally and vertically throughout. Within each of the three main building types, a systematic series of wall types and façades were developed to create variety yet maximise efficiency and reduce cost. The system of applied wall types allowed the development to be constructed quickly while maintaining a high level of quality. Construction began in the summer of 2012 and the entire development was completed just two years later.

The low-rise corporate headquarter buildings’ shared atriums are located along the eastern side and off the central green park, allowing occupants panoramic views of the greenery. All  building locations and sizes were carefully considered to avoid overlooking issues, maximise views, and create a good sense of scale and hierarchy within the master plan. Along the western side of the central green space, 13-storey high rise towers are located around large drop-off plazas and courtyards. At the northern and southern ends of the central green space, two 18-storey towers mark pedestrian gateways into the site. The high-rise office buildings are designed to allow for single tenants or multiple tenant occupancy on each floor while the central green space runs along the site. The landscaped garden can be easily accessed from all the buildings, which is designed to function as the heart of the development’s community gatherings. Public amenities are located along this axis with retail, dining, and meeting/exhibition facilities. A large public amenity building containing meeting rooms, exhibition, and conference facilities hover over a single-storey podium located in the middle of the development. These facilities can be used by occupants of the business park or by members of the public.

The main multi-purpose space is wrapped in glass with a metal screen to allow views into the central green space, creating a nique lighting effect at night.

The project was completed on schedule and within budget through 10’s efforts throughout the design and delivery process. The entire process from the start of design to full completion of the development was just over three and a half years. There is a high level of construction quality and consistency. The project has sold extremely well; and as a result, the client has now begun considering a second phase on two adjacent sites to the north and south of the phase one development.

The Vertical Farm Centre (VFC) provides an ecological vision for Victoria Harbourfront in Hong Kong. The proposal centres on a 420-metre vertical farm that provides agricultural services, commercial office space and a luxury hotel. The building has an agricultural and exhibition centre and living classrooms that can be used to educate the public on local agriculture while growing produce for the local market. Restaurants occupying the refuge floors are able to provide farm-to-table service from the building itself. The two mid-sections of the building feature 110,000 square metres of prime office space wrapped by aero and hydroponic systems growing in a double-skin enclosure. The space provides a dynamic work environment, creating an intimate connection with nature and enhancing air quality for the occupants and visitors. The tower is topped by a 33-storey luxury hotel and observatory. A central atrium starts on the 73rd floor’s refuge lounge and forms a double helix that wraps through an internal garden. The helix reaches its pinnacle at 420-metre high, providing 360 degree views of Hong Kong.

Food ProductionIn a city that imports 98 percent of its food, VFC introduces a vertical production system capable of growing more than 60 different crops commonly found in the region. The aero and

hydroponic systems yield 5-10 crop cycles per year, are light weight, space efficient, and can be stacked vertically. The total growing area is equivalent to 172 hectares of farmland, and it

can process 1000 tons of CO2 through photosynthesis, potentially generating more than HK$500 million annually.

Ecosystem CycleWater is vital to the process of VFC. The building, roof, façade and site draw from humidity and rain. The city enjoys about 2.5 metres of rainfall every year and taking advantage of this, storm water is purified as it descends through the agricultural system. The water is then recycled to serve the building’s non-potable needs. These include the irrigation of the external farm, or it can be stored for the dry season of the year. The building would purify 8.7 million gallons of water per year, equivalent to the size of 3,500 Olympic swimming pools. If all the storm water were stored and recycled by the buildings and neighbouring wetlands, the site could purify 40 million gallons per year or 16,000 pools, equivalent to US$2 million (based on the industrial value of water).

Active WaterfrontBeyond the building, the master plan proposes a new Central Harbourfront, a place for residents and tourists to relax, play, work, shop, learn and grow. They will be greeted by an expanded Central Farmer’s Market as they access the ferry piers. A large scale organic community farm allows residents to grow their own local produce, while tourists can learn about local agriculture and the ecosystem of VFC and the park. Crops, water and waste are processed in a central site surrounded by wetland, generating food for sale, clean water for fisheries, fertiliser for the farm and energy for VFC. Strolling along the Harbourfront provides views across Victoria Harbour through a rolling green park and seasonal flower garden. The field provides an open space for athletics, informal games and organised matches and events. Victoria Harbourfront can serve as an icon for environmentalism to Hong Kong’s residents, its visitors and the world, and an example of how to establish a more ecological way of living.

Project Name: SuperD Technology CentreLocation: Shenzhen Nanshan Science Park, Shenzhen, PRCDeveloper: SuperD Technology Company

SuperD, an industry leader of next generation 3D TV—with its headquarter in Nanshan High-Tech Science Park—sets a foundation for science and technological advancement in China. The 17-storey building shimmers with the clear reflection of a curtain wall and subtle vertical mullions, accentuated by the bullet lift cutting across the building massing, informally dividing the building from ground to roof. From the lift, pedestrians can catch a glimpse of the interiors, bringing the insides closer to the external area. Through the introduction of gentle ramps across the podium levels, visitors and users can use alternative route to access the common lift lobby which is located on the 3/F, cyclists can also use the ramp as a mean to ascend to the parking dock, located just outside the lobby. The podium programmes breaks down and allows disintegration of traditional space into different inter-connected pocket of spaces, offering scientists, researchers and guests an experiential engagement with the building.

The minimal interior of the building is cleverly integrated with bespoke lighting and furniture disposition. The use of anodised aluminium panel for the columns and beams allow maximum light dispersion that underplays the visual impact of the structural elements. The ceiling lighting reveals the waffle-like structural system supporting the slab behind. The use of LED spot-and-strip lighting enables each systematic component to regulate uniform lighting that can filter down the 14-metre void. The inward exposed spandrel of the second floor is treated with laminated tampered glass that extends to the full height of the slab, back-lit by LED panels, concealing the fresh air intake and supply to the void under. A 14-metre high Green wall system will be installed on the south wall, allowing fresh air to enter and exposing the area to daylight.

The LEED Gold certified building is one of the few landmarks in the high-tech park to be awarded such an honour. The ramps leading from ground floor to the lobby on the third floor is flourished with vertical greenery, which enhance the air quality throughout the podium semi-opened area, drawing natural ventilation into the internal space. The Green roof cuts across the top floors of the executive office of SuperD. It creates an inter-weaving ‘basket’ for vertical greenery to grow, populate and create an eco-system on the roof, forming a second skin,

enhance the air quality and provide solar insulation. From ground floor to the roof, landscaping is a tool that connects the interior space to the exterior, vertically and horizontally. The gardens and terraces offer occupants pockets of space for sharing ideas and informal meeting, transforming the softscape into functional spaces. This emphasises the green and healthy lifestyle of the scientific research community.

Insight had the opportunity to interview Professor John C.Y. Ng, a professional architect, town planner and urban designer who has more than 30 years of experience in planning, design, construction and project management of high-density housing and redevelopment projects. He has won various awards of excellence for architecture, planning, urban design, research and Green building design.

Professor Ng has contributed valuable papers and presented talks extensively in many international and local conferences on sustainable communities, microclimate, high-density housing and community development.

He is director of the Hong Kong Green Building Council and chairman of its Green Labelling Committee; honorary secretary and director of the Professional Green Building Council; founding member of the Hong Kong Institute of Urban Design; honorary professor of the University of Hong Kong; advisor and member of some government committees and NGOs; and an active volunteer in community development, sustainable built environment, Green building and post-quake reconstruction.

Could you share the mission and core values of BEAM society with us?BEAM’s vision is for a sustainable built environment that is in harmony with nature. Its mission is to facilitate Hong Kong into a sustainable built environment, for a Greener robust future and healthy social-economic development through ongoing advancement and adoption of BEAM Plus Green building assessment tools.

BEAM Society Limited (BSL) is the owner of Building Environmental Assessment Method (BEAM & BEAM Plus). It is a non-profit

organisation committed to developing and implementing; application and interpretation of the BEAM Plus assessment tools; conducting Green buildings assessment; and offering professional training and guidelines to BEAM practitioners on Green building assessment and related subjects.

Through the BEAM and BEAM Plus assessment tools, over 15.4 million square metres of Green building developments have been certified. On a per capita basis, BEAM Plus is one of the most widely used voluntary Green building labelling schemes of its kind.

We know that BEAM Society has introduced BEAM Plus Certification. Could you explain how the system operates?The aim of the BEAM Plus Certification scheme is to reduce the environmental impact of buildings while maintaining and, in fact in many areas, improving quality of the built environment and user satisfaction by adopting the best techniques, practices and standards compatible with prevailing economic constraints. BEAM Plus is a comprehensive scheme detailing assessment on multiple aspects that cover the entire life-cycle of a building through urban design, building design, construction on-site, operation and demolition. The scheme involves two organisations, the Hong Kong Green Building Council (HKGBC)—being the registration and certification body—and BSL, being the assessor conducting the actual assessment of the submissions by the applicants. For new building projects, an applicant will need to go through a two-stage assessment process:

a) Provisional Assessment: At the pre-construction stage, the applicant is required to submit the necessary materials and supporting documents for project assessment. The deliverable at this stage is a provisional assessment report that identifies the credits that can be achieved upon implementation at the construction stage as well credits that would be missed. Clients can then evaluate potential changes to the design or management processes.

b) Upon completion, the assessors undertake a final assessment to determine the extent to which recommended improvement

measures have been taken on board and the clients would then receive a certificate with a final grade of the label for the building, platinum being the highest, followed by gold, silver, bronze and unclassified.

For existing building assessment, the applicants can choose to get the assessments done at both stages or just the final assessment. Additionally, BEAM interior is just a one-stage process.

What is the benefit of seeking BEAM Plus assessment and acquiring BEAM Plus labels?It is a comprehensive Green assessment of the complete life cycle of a built environment. BEAM Plus assessment tools, including BEAM Plus New buildings, BEAM Plus Existing Buildings and BEAM Plus Interiors, covers assessment of the various stages on the life-cycle of a building, from site formation, building design and on-site construction to the operation upon occupation and demolition. New tools are being developed and will soon be used to expand coverage of the assessment. It will then include not just buildings but also the built environment.

In compliance with the government requirement on GFA concession, from April 2011, the buildings department (BD) stipulates in code PNAP APP152 of the sustainable building design guidelines that participation in BEAM Plus New Buildings would be a prerequisite for private developments to obtain gross floor area (GFA) concessions for Green / amenity features and non-mandatory plant rooms.

Another benefit would be a better and a proven environmental performance of the built area. According to research carried out by HKGBC, buildings with a BEAM Plus Platinum rating on average consume 30 percent less energy and 39 percent less water than the baseline values. Referring to statistics from a leading Massachusetts enterprise, a maximum of 42 percent of electricity and 34 percent of water can be saved in Green buildings compared to other buildings. Statistics published by the US Green Building Council in 2012 also showed an increase in occupancy by 6.4 percent and a decrease in operating costs by 13.6 percent for new Green construction while the value of property can be raised by approximately 5 percent. Therefore building Green is essential in a project investment while it can also make the city more environmentally efficient and sustainable.

Since 2010, BEAM association has introduced the BEAM professional training scheme. How does one qualify to be a BEAM professional and a BEAM affiliate? For the BEAM professional training scheme, for eligibility in enrolling for the training course and examination, participants must have these basic requirements: a degree or equivalent in built environment related disciplines; plus a minimum three years postgraduate professional experience; and qualification as a full member of one of the relevant professional institutes (HKIA, HKIE, HKILA, HKIP, HKIS, or equivalent). Alternatively, the participants would need to have a degree or equivalent in a built environment related disciplines; plus a minimum five years postgraduate experience related to the assessment of Green buildings or equivalent.

For the BEAM affiliate training programme, the minimum qualification needed is a degree or equivalent in built environment related disciplines and at least two years of work experience in the building construction or interior design industry. Alternatively, the participant can also have a diploma or an equivalent in a built environment related disciplines; plus at least five years of working experience in the building construction or interior design industry. Otherwise the person would need to have at least 10 years of work experience in the building construction or interior design industry, with completed education at HKCEE/HKDSE level or equivalent or qualification as an associate member of one of the five professional institutes: HKIA, HKIE, HKILA, HKIP and HKIS, or equivalent.

BEAM Affiliate will be eligible to apply for BEAM Pro Training and Examination after he/she has fulfilled the prescribed requirements.The flowchart to the right illustrates this:

What is BEAM Society’s plan for 2015?In 2015, BSL would celebrate its 5th anniversary on the establishment of BEAM Plus and BEAM Society Limited. Given that environmental performance of existing buildings would have a significant impact on the overall environmental protection development in Hong Kong, we will develop initiatives that would stimulate higher participation of existing buildings in the BEAM Plus Existing Buildings assessments. We would roll out the BEAM Plus Existing Buildings Major Revision at the end of this year. Other initiatives such as New Buildings Major Revision and BEAM Plus Neighbourhood will be launched soon..

A BEAM affiliate is a person accredited by the Hong Kong Green Building Council Limited (HKGBC) as being competent at supporting Green building design, construction and operations. The programme is suitable for those who are in the process of working towards a professional qualification and provides an alternative route for those who are not able to meet the requirements of BEAM Professionals. Practitioners or technical staff in the construction/real estate industry/interior design as well as recent degree graduates/interns are eligible for the programme.

The half-day training, organised by BSL, aims at equipping participants with knowledge in Green building, with a focus on the areas of design, construction, operation, maintenance, as well as the BEAM Plus rating tools. The training will be delivered by experienced experts and professionals from Green Building Faculty, which supports the initiatives of Green buildings in Hong Kong.

Tung Fat Ho’s Velodrome Project won the International Specification Award

A leading architectural ironmongery supplier and specialist Tung Fat Ho (TFH) Building Material Limited has won a well-recognised international specification award by the Guild Architectural Ironmongers and the Royal Institute of British Architects for its Hong Kong Velodrome (HKV) project. The award affirms the uniqueness and suitability of the architectural ironmongery specification based on fire and building regulations and clients’ requirements. HKV provides an international competition-standard venue for cycling races and recreational land use to the adjacent area.

The spectator stand is able to contain a maximum of 3,000 seats. It includes 500 doors made from 200 types of iron. There was a request for three specific design elements, use of heavy-duty products that is suitable for high-traffic flow,

automation systems for cyclists’ convenience that complies with inclusive design and aesthetic concern through the application of curve-shaped or concealed products.

The biggest challenge for TFH is to apply ironmongery specification that follows building and fire regulations for the evacuation of a 3,000 audience in the event of an emergency. The alarm devices located at spectator stand exits were tested to the latest fire code BS EN 1634-1 and are on the Hong Kong Fire Services department of approved equipment. “When we are facing challenges, instead of thinking what can we do, we are thinking of what we can be. That is why our clients choose us as we can provide extra value to them,” said Simon Leung, General Manager of TFH.

The Hong Kong Polytechnic University (PolyU) and the Construction Industry Council (CIC) has entered into an agreement, with PolyU licensing the technology of the anti-heat stress construction uniform to CIC. Designed and produced by PolyU, the anti-heat stress construction uniform set comprising a T-shirt and trousers are made from Coolmax fabric and a new generation of moisture-management textiles made from nano materials. With excellent one-way transferability and liquid moisture management capacity, the technology improves fabric breathability, speeds up sweat evaporation and helps construction workers to reduce heat stress.

As a way to maximise its benefits for construction industry practitioners, under the signed agreement, the CIC will sublicense the technology of the anti-heat stress construction uniform to contractors. The latter can fabricate the uniforms under the specification provided by PolyU. PolyU’s Institute for Textiles and Clothing (ITC) will provide testing services to ensure that the fabricated uniforms meet the required standards. It is estimated that the uniform will make its debut at the Construction Safety Week 2015, with an aim to garner wider support from the industry.

Local construction workers have to work outdoors for long hours under hot and humid weather conditions. To alleviate their strain, the research team led by Professor Albert Chan of PolyU’s department of Building and Real Estate (BRE) aimed to

develop suitable clothing that met industry specific requirements. After testing the properties of over 30 types of fabric available in the market, the team discovered that Coolmax fabric was most suitable for producing the T-shirts. As for trousers, the team used a new generation of  moisture management textiles made from nano materials. Retro reflective strips are printed on both sides of the T-shirt and trousers to cater to the needs of the construction industry.

As a way to evaluate the effectiveness of the anti-heat stress uniform in protecting construction workers from hot and humid weather, during the period of February to May 2014, the PolyU team invited 12 participants to put on and test the whole set of uniform in a climatic chamber (34.5 degree Celsius; 75 percent humidity).

The quantitative results showed a remarkable 16.7 percent reduction of physiological strain and 28.8 percent reduction of body heat storage as compared to conventional work wear, with participants having lower core temperatures and skin

temperatures as well as better physiological strain indices. A field study undertaken during July-August 2014, with the participation of 184 construction workers, revealed that the anti-heat stress uniform received over 87 percent support from the workers. They considered it cooler, dryer and more comfortable. The study was jointly conducted by BRE, ITC, as well as

the Technological and Higher Education Institute of Hong Kong under the Vocational Training Council, and supported by the Research Grants Council. It is the first scientific research dedicated to designing and engineering suitable clothing to protect construction workers from extreme heat and high humidity.

PolyU Interim Vice President (Campus Development and Facilities), Professor Ko Jan-ming remarked, “The university is delighted that the study received strong support from the CIC. We hope that by licensing the technology to the CIC, we could promote wider use of the anti-heat stress construction uniform by the industry. PolyU will continue to work closely with the CIC, embarking on research to meet the needs of the construction industry.”

Cheung Hau-wai, chairman of the Committee on Construction Safety of the CIC said, “The CIC has been taking a leading role in fostering a caring and safety culture in the construction industry. With PolyU licensing the technology of the anti-heat stress construction uniform to the CIC, the CIC will further promote the technology to contractors for site adoption, to enhance the health and well-being of construction workers.”

2015 Macao International Environmental Co-operation Forum and Exhibition (2015 MIECF) was successfully concluded. The three-day event attracted over 9,600 visitors, an increase in the number of trade visitors compared to last year. According to the participants, MIECF has successfully played its role as a Green platform to promote regional and international development and co-operation.

Green Economy – Solutions for Clean Airwas adopted as the theme for 2015MIECF. Since its inception in 2008, the quality of activities held under MIECF has constantly improved, and no efforts were spared in facilitating business,client matching and promoting business co-operation. This year, a number of renowned hotels, including various local environmentally-friendly ones, were invited to procure Greens products and services at the venue while Green matching sessions were arranged for local government agencies and public utilities organisations. An eco-friendly hotel area was created this year, with the participation of a number of large local well-known hotels, including several Green hotel awardees. Green products available for procurement include LED energy-saving products, solar systems equipment, air purifiers, sewage treatment equipment, electric vehicles, Green cleaning products and waste recycling equipment. Several government agencies/public utilities and organisations as well as public schools also participated in the purchase of the products. There were many participants from internationally renowned enterprises, who came to look for opportunities to cooperate in Green technologies and to seek partners for investment.

FUNDAMENTALLY HONG KONG? DELTA FOUR 1984–2044, VENICE BIENNALE RESPONSE EXHIBITION OPENS IN HONG KONG IN MARCH 2015

Organised by the Hong Kong Institute of Architects (HKIA) and Hong Kong Arts Development Council (ADC), and sponsored by Create Hong Kong (CreateHK) of the government of Hong Kong Special Administrative Region. The Hong Kong exhibition entitled Fundamentally Hong Kong? Delta Four 1984–2044 at the 14th Venice Biennale International Architecture exhibition opened a dialogue on the tension between Hong Kong architecture and urbanisation of the Pearl River Delta. Another exhibition of the same title ran from 10 March to 10 May 2015 in Hong Kong Heritage Discovery Centre.

The 2014 Hong Kong exhibition in Venice attracted more than 30,000 visitors around the globe and was reviewed by more than 100 local and international media. The exhibition was the first cross-disciplinary collaboration between films and architecture in the history of Hong Kong’s participation in the Venice Biennale International Architecture exhibition. Curators of Hong Kong exhibition were Alvin Yip, Doreen Liu and Ivan Fu, who cast aside their roles as architects to capture, through human eyes, four short films that live and move among these emerging locales and systems. The eight featured architectures in the Hong Kong exhibition were not selected because they had garnered awards, but for how they responded to the needs of people through communication; whether they conveyed the wisdom of living.

By bringing the exhibition back to Hong Kong, curators hope to invite local wisdom, imagination and new architectural possibilities for the future of the Hong Kong and Pearl River Delta. The opening ceremony of Fundamentally Hong Kong? Delta Four 1984 - 2044 exhibition were followed by a film screening of the four exhibiting movies held on 9th March 2015.

GREEN AWARDS EDITION | WINNING PROJECTS AND DESIGNS FROM FUTURARC PRIZE 2015 AND FUTURARC GREEN LEADERSHIP AWARD 2015

We gathered in a Bali resort, overlooking a lush valley with distant sounds of gamelans. The place seemed at once fragile and resilient—part nature, part agriculture, part culture and cosmology, the essentials of sustainability before us.

Here we deliberated, first, the submissions for FuturArc Prize 2015 (FAP). The competition brief, regenerative design, has been a topic of discussion for some years. But there are precious few projects worldwide that illustrate application, fewer still in Asia.

What would FAP entries add to this discourse?

The jury picked winners at two ends of a scale. Some were, shall we say, master plans for redevelopment, in effect, describing new networks. Others were small, strategic injections into an existing network, acts of eco-puncture.

The first prize winner of FAP, professional category, coincidentally, was a proposal for the redevelopment of an entire island off the coast of Bali, contaminated by years of abuse.

Jury deliberations on the FuturArc Green Leadership Award 2015 (FGLA) entries veered towards the same question. It should be said that most FGLA entries before us made a case for a better building. They were exceptional in that they sought to mitigate impact of consumption or improve the lot of users within site boundaries.

But should leadership be anything less than an attempt to influence a wider condition, beyond site?

We therefore looked not only at what projects did, but also what they represented. It was important that a project in Singapore was a leader amongst others in Singapore; likewise Hong Kong, likewise Cambodia, etc. Green leadership cannot be divorced from context.

Buildings require space, especially when new structures are added. So when space becomes a point of contention, the easy and convenient way is to clear the site—sometimes this means clearing the existing plants or greenery. That was not the case with this school in Hong Kong. The brief asked for a new state-of-the-art performing arts block, designed to blend in well with the existing site context, while responding to the school’s spatial needs as well as the demand for an upgrade and expansion of the campus facilities. The architects responded by turning the constraint of an existing 18-metre high banyan tree at the backyard of the old canteen into the central theme for the new building.

Despite site constraints and building height restrictions, Academic 3, City University of Hong Kong creates a new and prominent “green heartland” to the campus in its high-density community, with multilevel green decks and green spaces. More than just offering functional facilities to the campus with a Green icon, it forms a very strong connector for pedestrians to walk from the dormitories uphill to the existing campus centre downhill, vastly improving public amenities and providing a series of interesting pedestrian spaces conducive for social interaction. It enhances permeability of natural sunlight and cross ventilation to internal spaces within the building, and it provides permeability of natural environment at the street level by elevating the ground plane.
