T he first village is the Garden ApartmentVillage. The land plan begins on the west-
ern edge of the property with loosely organizedbuildings that respond to and follow the organ-ic shape of the shoreline park. As the villagesteps away from the shore, additional buildingsare classically positioned in order to create largeformal park spaces. These park spaces willbecome high value amenity assets to each of theapartment flats. Parking is primarily clusteredunderneath the buildings, allowing for screenedparking from the exterior. This concept alsocreates maximum convenience and security forresidents.
Extensive landscape and hardscape features willbe added to the interior park spaces includingfountains, pools and open air pavilions makingthese spaces aesthetically beautiful, as well asenhancing the level of lifestyle for the residents.
The apartments will be strongly detailed in thewarm colors and rich architectural vocabularyof the village of Indigo Dunes. T he Enclave Homes separate into an East
and West Cluster. Each sub-village land
plan begins with homes that are softly located
along the undulating shoreline edge. Lots are
canted to a fourty-five degree angle to allow
unobstructed views to the Southeast and
Southwest, yet maintain privacy from residents
to either side. Houses feature small scale
attached garages and courtyard entries to the
front, while the rears open up to porches wrap-
ping the rear and sides in the style of
Charlestonian side porch homes. Homes are
raised approximately 4 feet on the rear to create
a sense of privacy, while still seamlessly grafting
directly into the continuous waterfront park
system.

Footprints draw inspiration from Charlestonian
side porch precedents. Materials draw their
architectural inspiration from rich textural
materials of Nantucket and Martha's Vineyard.

T he Indigo Dunes Town Center functions as
the largest village and is made of three sub
districts. These districts are:
• The Townhome District.
• The Villa District.
• The Condo Tower District
The Town Center is entered at the end of a
grand tree-lined parkway. Guests and residents
will arrive at the entry to the Town Center and
will circle a large active water feature with
sculpture and lighting, setting the stage for the
increased density and activity which lies ahead.
A clean street system quickly will orient the vis-
itor as they enter the town, allowing them to feel
comfortable and begin to enjoy the rich archi-
tectural environment.

T he Town homes are organized along gardensquares, a 400 foot long pedestrian prome-
nade, and organic water front parks. The unitsfeature concealed, secure, on-grade parkingwith two story independent exterior elevationsthat harmonize into larger scale 5 unit buildingtypes ideally scaled for the town center.
The town block layout allows residents on inte-rior parks to connect easily to the waterfrontpark, as waterfront residents can easily walk tointerior amenities and parks. On street parkingis common and will handle guests and occasion-al event parking.

T he Villas are also designed to seamlessly
graft into the Town Center, as well as the

multi-sized flats radiating off of two floors with
on-grade concealed parking. Parking courts will
feature both security and privacy.
Based on large coastal house types, the villas are
collectively styled to appear as one large build-
ing type, yet each with a unique character that
works within the overall design vocabulary.

of the Town, which has been reserved for the

T he interior of the Town features two periodstyle condominium towers oriented on a
fourty-five degree angle to the arrive guests.Anchored in 8 acres of lush hardscape andlandscape green spaces, the East and West tow-ers are designed to take full advantage of sun-rise and sunset views. The Towers are locatedon the internal, North portion of the TownCenter to allow for the smaller scale Townhomeand Villas district homes to take advantage ofboth the water views and sunlight. We have learned by study and practice that the finest places to live are created by
orchestrating many seemingly unrelated elements of the environment around us
