The safety of a brand new Limehouse home on Baker Close, Long Eaton enticed a mother and daughter as they decided to make the bold move to the UK.

Maria Neves, 46, moved into the Baker Close property after spotting it online and decided it had to be her home.

Long Eaton is a far cry from the crime-hit streets of Recife, where her daughter couldn’t walk to school alone due to gangs of muggers.

“It is safe for my daughter to walk to college from our house, something she could not do in Brazil. It was rare to see children walk to school,” Maria said.

The collection of 10 new-build homes on Baker Close, provided by Limehouse Developments welcomed Maria and her daughter late last year, and they have since adjusted to life in the UK very well.

Maria, a Programme Manager at Nottingham University, said: “I saw this house and I said oh my gosh, this has to be my home.”

“This house was so new, all the other houses I saw were old or renovated. There were a lot of applicants, but for some reason they liked me. It was a dream come true when my application was accepted.”

The home Maria fell in love with was part of a development of three bedroom homes for rent completed by Limehouse earlier this year.

Maria’s decision to move to the UK was also influenced by her desire for her daughter to experience the English culture and to learn the language fluently.

Since moving to the UK the pair have adopted their new lifestyle, and are thoroughly enjoying life in the UK, Maria added: “The lifestyle is much easier, it is much better than Brazil.”

Futures Greenscape is a grounds maintenance social enterprise which was launched by Futures Housing Group in 2011.

It delivers a range of services from estate management and tree surgery to painting and decorating and grass cutting. The grounds maintenance team manages more than 400 sites throughout the East Midlands, while the painting and decorating team carries out more than 1,000 internal and external jobs per year. Our tree surgery team manages nearly 6,000 trees.

At the heart of Greenscape is an absolute commitment to provide jobs and training opportunities for local people. We’re very proud of that commitment and what we’ve achieved so far. However, we believe our story is only just beginning.

Greenscape celebrated its fifth birthday in 2017, employs 50 people and has an annual turnover of just under £2m. Profits are reinvested into the Group to support our wider social objectives. It is winning more contracts and becoming a grounds maintenance team of choice for a wider range of customers.

After completing an eight-week training placement, Zak Nixon-Brown became one of the first success stories of Futures Housing Group’s new employability scheme, Futures Gateways.

The scheme has already supported 61 customers back into work and helped a further 150 get an interview.

Zak 19, a Futures Housing Group customer living in Daventry, had been claiming Universal Credit until his local Job Centre recommended Futures’ new initiative.

Working with Access Training, the training organisation co-owned by Futures, Zak joined a group of customers who learned practical experience in grounds and general property maintenance, employment preparation and English and maths tuition.

“I’d previously completed a two-year building maintenance course at college and I saw this as a foot in the door,” said Zak. Alongside four other customers, Zak successfully graduated from the placement and was later offered a seasonal role with Futures Greenscape.

“When I first started I was shy and very nervous but now I’m a lot more confident and my work has improved. It’s really satisfying when you’ve finished a day’s work and can see what you’ve achieved,” said Zak.

That sense of achievement is in sharp contrast to how Zak felt when he was claiming Universal Credit. “I was up until silly o’clock playing on the Xbox and then slept for half of the day,” he said. “I feel so much better now. I have a routine, I’m a lot healthier and I’m much more prepared for the future.”

As part of our unique approach to transformation, we have developed a quality independent living service which harnesses the power of assistive technology to help vulnerable people live happily and independently in their own homes.

We have more than 3,000 customers using Beep by FHG technology, ranging from pendants and fall sensors to vibrating pillows, talking key safes and Amazon Echo.

Although our emphasis is on tech-based solutions, unlike many telecare companies, we maintain our vital human touch by personally visiting each customer to install and explain our equipment.

Caring for a vulnerable parent is tough, but as Daryl and her husband Keith have discovered, technology can provide welcome relief and freedom for loved-ones.

Daryl’s 87-year-old mum, from Erewash, has always wanted to live independently in her own home, but a fall and overheating appliances meant there were concerns for her safety. Installing Beep by FHG has offered the family peace of mind and made an unbelievable difference.

Daryl said: “The system was really quick to install and if there is a problem the response from Futures is phenomenal, it’s an amazing service which is important when you are worried about the safety of a relative. No-one could ask for more.”

Using the Advanced Telecare package, the home is fitted with unobtrusive pressure pads in two chairs and a bed, which activate if not used for more than 59 minutes. The system also includes a smoke sensor and personal call button which activate the alarm immediately if there is a problem.

Daryl added: “These pads are an absolutely superb idea. The peace of mind for the price is extremely good; it has been something worth paying for. I was lyrical to people about the system and the service provided by Futures. People think the system needed a lot of fixed wiring, but it needed none, it is totally unobtrusive, which suits an elderly person who dislikes change.”

Futures Gateways was developed as part of Futures Housing Group’s commitment and desire to support its customers into training, education and work so people were better equipped to build a better quality of life.

Our award-winning programme offers a range of skills training from CV writing and interview techniques, to presentations and volunteering opportunities.

Gateways is all about giving our customers opportunities to get into training, learn skills to help them improve their employment chances and ultimately get into paid work. Ten years ago, an accident with an angle grinder turned Wayne Straw’s life upside-down.

The horrific incident meant Wayne lost his stable job as a plumber and he fell into a spiral of unemployment, mental illness and homelessness.

But a work experience placement with us has given him the boost he needed to secure a new job as an electrician and get his life back on track.

After his accident, Wayne retrained as an electrician and started hunting for work – but his lack of experience meant he couldn’t get a lucky break.

Then, the 46-year-old from Belper was referred by one of our neighbourhood officers to Futures Gateways, our

employability programme which helps customers get into work.

The Gateways team supported Wayne into a three-month work experience placement with some of our own electricians and put Wayne in the perfect position to fill a permanent electrician vacancy in our Repairs Team.

Wayne said: “The hands-on experience really helped me. I was working with two amazing guys who taught me a lot. The knowledge they have and have passed on to me is brilliant.

“Everyone has been incredibly welcoming, helpful and supportive. I am immensely proud to be a part of the organisation. Who knew that your landlord could provide so much support?”

Futures Housing Group has pioneered its own unique approach to ‘people-powered transformation’, with a focus on transforming services with a focus on creating effortless experiences for our customers.

To achieve this ambition, we have developed our own unique method of recruiting staff from throughout our business to get under the skin of processes involved in delivering our services and then removing ‘waste’ from those processes to improve the user experience while making them more efficient.

Customer-thinking is a crucial pillar of transformation at Futures which looks at how we work with services to transform and improve what we do and how we do it.

The key to our approach is not providing solutions to challenges, but to work with teams and create an environment where teams come up with their own solutions.

So successful is our approach that we’re now partnering with Housemark to provide other organisations with the building blocks and tools to carry out their own transformation activity.

The transformation team worked with our independent living service to thoroughly understand how the service worked and to identify ways it could be improved.

They redesigned independent living by focusing on areas which generated the highest demand from our customers.

They developed a fresh approach which placed more emphasis on technology-based solutions to help people live independently in their new homes while creating a more sustainable service.

The changes resulted in an annual cost saving of £250,000.

Christine Greaves is an independent living officer who was seconded to the Support Services transformation. It changed her life: “Transformation made me think completely differently, although I have always been customer focussed, I now look at how we can make it easier for people to do business with us.

“Since the transformation it feels like I’m in a brand new job even though I have been here for 17 years. I’m also a lot more confident in my work and am always looking for continuous improvement. Transformation has been great for the business and Futures’ customers.”

Working closely with the income team, transformation focused on helping customers pay their rent. After mapping the service and processes, the team was completely restructured so that resources were moved to where they were most effective - generating an annual saving of £15,000.

The transformation created a new outbound calling system to target customers in arrears while empowering the whole team to make decisions on any rent accounts.

It led to streamlining payment options, removing costly ineffective payment methods while supporting customers to keep their rent accounts four weeks in credit at all times.

Helena Thompson, Income Manager, said: “As the leader of the Income Team and the system lead for the transformation it has not only helped me to find solutions for things that weren’t working in the team (some of which we didn’t even know about!), but also it has helped me to see what the team need from me for continuous improvement. A large part of this is supporting the team to identify causes of effort and find solutions and this will see me spending much more time with the team which I can’t wait to do!”

Leadership Academy completely changed the way I think about what it means to manage at Futures. It vindicated and articulated many of the things I do intuitively as a leader.

But it took me onto a different level so I now feel equipped to not only lead well through clarity of purpose, inspiring and motivating my brilliant team – but to adapt so that future challenges can be met with confidence, agility and a clear sense of what is and isn’t in my control.

I’ve learned how to coach and how effective it is to be coached. I’ve learned how to be a mentor for the next generation of leaders at Futures and how it’s ok, and in fact beneficial, to show your vulnerability as a leader.

The learning from Leadership Academy hasn’t just ended in the office. There are many occasions where I’ve used some of the skills which have served me well in a personal capacity.

When Futures says it invests in its people, it isn’t just talking the talk. It is an intelligent, well-orchestrated and thought-provoking programme which I would recommend to anyone even remotely interested in a leadership role.

Liam Wheatley joined Futures as a Joinery Apprentice five years ago and, after four years of hard work, he is now a fully qualified joiner with a permanent job in the Repairs Team.

Despite his plans to go to college and gain his qualifications, he found an apprenticeship with Futures and knew it was the right route for him.

Working full time and attending college, he had to find ways to fit in his course work. Liam said: “It wasn’t too hard balancing work and study. If I needed time to finish some college work, Futures would give me a chance to do it in work time, making it easier to get it done.

“I’ve found my apprenticeship to be a positive experience. It’s been enjoyable and practical and it’s been good to get to know people in my team and across the business.”

As part of his apprenticeship, he and others on his course were given the opportunity to visit Finland to see how their construction varied from the UK. It also gave them valuable experience and exposure to other forms of construction.

Although he specialises in joinery, Liam has the opportunity to work across the repairs team, working in plumbing and window fitting, but his trade skills aren’t the only things his apprenticeship has helped him improve.

“I’m more confident; going and talking to new people and working with customers feels so much easier now,” he added.

Futures Housing Group co-owns Access Training, a further education provider which operates throughout the East Midlands.

Its vision is to be an inspiring learning provider, passionate about quality and success for all while providing excellent learning opportunities to support the communities it serves.

It offers a range of ‘on the job’ training by working with a variety of large and small employers. It was acquired by Futures Housing Group and Nottingham Community Housing Association in 2014 to contribute significantly to employability in the region.

It is now on a mission to grow and offer even more to the East Midlands and is one of the first providers in the country to offer a housing trailblazer qualification.

Amelia Wayne joined Futures Housing Group as an apprentice after working as a barista in a coffee shop for 18 months.

She was drawn to the business administration apprenticeship as she wanted to gain more qualifications but felt more at home in a working environment - she knew this was the best option for her.

Since joining Futures, Amelia has grown in confidence, broadened her skills and even won Regional Apprentice of the Year. She said: “Choosing an apprenticeship with Futures was the best decision I ever made.

“The experience I have gained whilst working with Futures has been incredible and being able to earn and learn is an opportunity not to be missed.”

Her positive experience led Amelia to promote apprenticeships to other young people as an East Midlands

apprentice ambassador. She visits schools and conferences and talks of the opportunities that can be found through the apprenticeship route.

Amelia’s apprenticeship was delivered through Access Training, an East Midlands training provider which is co-owned by Futures Housing Group and Nottingham Community Housing Association (NCHA).

They provided Amelia with on-site support every six weeks, and ongoing online support. She said: “Without the support from Access it would have been so difficult to pass this course.

“It was so comforting to know that my tutor was only at the end of the phone or an email away. Having someone there to guide you through your qualification takes away a lot of stress.”
