PRICE LIST
Reservations: Paying a £1000 non refundable reservation fee will remove the property from the market. The property is then reserved for you with the price fixed for 4-6 weeks (commencing from your Advocates receipt of legal documents unless by separate agreement.) by the end of which you must have exchanged contracts and paid a 10% deposit (your deposit and the property is insured by the NHBC from exchange of contracts).

To accommodate further customisations, we offer an upgrade package for all house types subject to stage of build and client exchange of contracts. This is at an additional cost which we believe offers you both value and convenience. Many people have different ideas when it comes to finishes for their property and in many cases the choice is so unique and the perception of what something should cost so different that we make the upgrade finishes optional. If you choose to select the upgrade package, when you complete the purchase of the property, it will be complete including the upgraded specification. Slight deviations in upgrade can occur depending on time of selection i.e. if skirting is already down, flooring will be beaded to perimeter.
Upgrade package includes:

Pricing is shown by each house type on the price list. It is the responsibility of the purchasers to check that choices and upgrades have been recorded correctly. It may be possible to add the upgrade to your purchase price. It is important to note that at generally around the time the house is being plastered, it is too late to make any choices and you would need to check if the choices for the plot have already been made and if they are changeable. In all cases, please speak to one of our sales advisors for further details.

NHBC Warranty
Forget our award winning credentials and our long, proud history. Forget even our business ethics and exceptional customer support. Everything we do is backed up by our 10 year NHBC warranty giving you complete peace of mind. For the first two years our warranty covers fixings and finishing, and in years 2-10 the warranty is limited to structural
only. Hartford have the highest rating possible with the NHBC (National House Building Council) and at any time, you can contact them if you feel we aren’t dealing with an issue appropriately.
Customer care
At handover, any observations or snags will be noted and details of our customer care 24 hour emergency procedures

PROVIDE BUYING DETAILS - Our sales team will need to know some key details on how you will buy the property: whether a cash buyer, you will have a mortgage or if you are buying subject to the sale of another property.
If you hope to buy subject to the sale of another property, we need to know the details of your related sale so we can ensure that the reservation will proceed to exchange of contracts. If you haven’t already sold your related property, we recommend our Smooth Move Scheme which will allow you to reserve if you agree to let us arrange the sale of your home - please ask your sales advisor for more information.
RESERVE YOUR PROPERTY - We will then fill in the reservation form with you, taking down key details such as the names the property is to be purchased in, how you heard about the development and very importantly, your advocate’s details. To comply with current legislation, we will also need to complete details regarding Anti-Money Laundering and KYC (Know Your Customer) due diligence, to complete the reservation, we will take a non-refundable reservation fee from your credit or debit card, a cheque or cash. This is deductible from the overall purchase price. If for any reason you do wish to cancel your reservation, it is non-refundable after a 48 hour cooling-off period.
How to buy your new Hartford Home
• Your Head Start reservation means that this plot will only be offered to you when we are ready to release the property (at which time the price will be set).
• From release, you will have 7 days to confirm turning your Head Start into a formal reservation and then proceed with the purchase.
• Don’t miss out on your favourite property with our Head Start reservation, talk to us for details.
EXCHANGE CONTRACTS - From reservation you will be expected to exchange contracts in 4-6 weeks (unless otherwise agreed). 10% is paid to us at exchange of contracts and this is protected by the NHBC Guarantee which protects your deposit and cover begins from exchange.
