    Reservations: Paying a £1000 non refundable reservation fee will remove the property from the market. This is at an additional cost which we believe offers you both value and convenience. Many people have different ideas when it comes to finishes for their property and in many cases the choice is so unique and the perception of what something should cost so different that we make the upgrade finishes optional. If you choose to select the upgrade package, when you complete the purchase of the property, it will be complete including the upgraded specification. Slight deviations in upgrade can occur depending on time of selection i.e. if skirting is already down, flooring will be beaded to perimeter.

    Upgrade package includes:

For the first two years our warranty covers fixings and finishing, and in years 2-10 the warranty is limited to structural

    only. Hartford have the highest rating possible with the NHBC (National House Building Council) and at any time, you can contact them if you feel we aren’t dealing with an issue appropriately.

    PROVIDE BUYING DETAILS - Our sales team will need to know some key details on how you will buy the property: whether a cash buyer, you will have a mortgage or if you are buying subject to the sale of another property.

    If you hope to buy subject to the sale of another property, we need to know the details of your related sale so we can ensure that the reservation will proceed to exchange of contracts. If you haven’t already sold your related property, we recommend our Smooth Move Scheme which will allow you to reserve if you agree to let us arrange the sale of your home - please ask your sales advisor for more information.

    RESERVE YOUR PROPERTY - We will then fill in the reservation form with you, taking down key details such as the names the property is to be purchased in, how you heard about the development and very importantly, your advocate’s details. To comply with current legislation, we will also need to complete details regarding Anti-Money Laundering and KYC (Know Your Customer) due diligence, to complete the reservation, we will take a non-refundable reservation fee from your credit or debit card, a cheque or cash. This is deductible from the overall purchase price. If for any reason you do wish to cancel your reservation, it is non-refundable after a 48 hour cooling-off period.

    • Your Head Start reservation means that this plot will only be offered to you when we are ready to release the property (at which time the price will be set).
