I’m the owner of several properties within the boundaries of this East Colfax area proposed zoning change. Thankyou for the postcard notice about the change to E-SU-D1x (allow ADUs).
I’m very much IN FAVOR of this zoning change. ADUs are a good start. Ultimately, I hope the city will upzone thearea to allow 4-unit residences, not just single unit residences.
But for now, I want to state my support of this zoning change.

This again seems like investors, real estate investors to maximize profits at the expense of established homes. Therealtors and investors have been making a run on properties, flipping many for profit. Pushing in additionalstructures into property lots will add to congestion and destroy the character of the neighborhood which theseproperties will be used as rentals. Since these people do not live here, turning a nice neighborhood into an overcrowed potential urban slum. Parking will be an issue, with the addition of vehicle per added address, this will be anunneeded creation. With many new people working at the hospitals, parking congestion will be a problem. Nowstudents are sharing, which has now added to parking. I say this is a bad ideas for, the East Colfax neighborhood, aswell as, across in Montclair. Keep these two neighborhoods free from exploitation by some realtors to maximizeprofits at the expense of home owners. Many people have bought here because of the current neighborhoodenvironment. Over crowding has negative effects which result in diminishing the quality of the current single familyhomes. I say, emphatically no. Quality over making profits, keep the neighborhood family friendly.

Your comment: I have several concerns about the proposed re-zoning aroundEast Colfax, between Quebec St. and Yosemite St., andMontview Blvd. and 11th Ave. Having lived in my current homefor twenty-five years, I have seen a lot of change to this area:the building of the Lowry Neighborhood, the conversion of theold airport to the Central Park Neighborhood, and changes onEast Colfax Ave. Though some of this change has beenpositive and revitalizing to the area, it has also brought morecongestion. Already, there is so much traffic on Quebec thatproposals have been made to ease the congestion by re-routing, creating one-way streets, bike lanes and more. Myhome is on Syracuse and I have seen a steady increase in thetraffic in front of my home, and an increase of accidents on14th, 13th, and in front of my home. I've also noted an increaseof foot traffic both in front of my home and in the alley behindit. I am also concerned about retaining affordable housing andkeeping current residents in their homes. With the addition ofthe neighborhoods to the north and south, home prices, andlack of small, affordable homes have increased. Residents inthe area may not have enough income to pay increased taxesdue to property values. Adding accessory dwellings to theseproperties will contribute to all of these issues. Adding moredwellings will increase the number of neighborhood residents,increasing traffic for an already over-burdened infrastructure.Also, people who have lived here for a long time may not havethe funds or space to build acceptable units. Any building in theDenver area has become even more expensive and increasedbuilding in and around Denver has created a shortage ofbuilding materials. Who will then be "improving" theseproperties? There may be an increase of absentee owners.Absentee owners are concerned with their investments, not theviability of current residents maintaining ownership of theirhomes.My concerns with rezoning have given me pause andencouraged me to take a closer look at the issues of traffic,housing, and gentrification in the Kensington/Montclairneighborhood. I hope that you, too, will examine the impacts ofrezoning. I can't support a proposal that will very likelydecrease the quality of my life in and around my home oftwenty-five years

Your comment: I am both supportive and also have some concerns. Denverobviously needs to think about housing issues and theaccessory units could be a part of the solution. The two things Iam concerned about are parking and safety. Parking on mystreet is already challenging as many families have multiplevehicles. What do you plan to do about parking? You can'tassume that people don't own cars. And population densityaffects crime and safety. Have you discussed this and what areyour plans for adressing it? (As a start there should be moretrees planted and more green space which studies showreduces tension and creates more safe environments.)
