Hrvatska's Lantern Urban Strategies The design objective of Hrvatska's Lantern is to position the Badel Block as a new urban and national attractor: An incu- bator of the future that will serve as the country’s catalyst for progress. While a network of necessary infrastructures for progress already exists throughout the country, our proposal of- fers the best of the new Croatian generations an adaptive space for interaction, communication and cross-fertilization within Hrvatska's Lantern. The encounter of a multiplicity of cultural programs with educational and research cells will create the necessary fertile terrain to attract the best and brightest new Croatian minds to this area and allow the creative forces of the coun- try to create new forms of formal and informal encounters. The Lantern, the iconic building of the proposed complex, will offer flexible, adaptive, spaces where the ideas of the future will be conceived and later exhibited to the public in the event and exhibition center located at the very top of the tower. At the neighbourhood scale, this project intends to create a spatial system of public spaces that will validate Kvaternik-ov Trg square and activate the green market place as stra-tegic programs. The vehicular street of Subiceva is modi-fied into a dedicated tram and pedestrian slow boulevard, which contributes to tie Kvaternikov Trg square, Subiceva street and the market place tightly together with Badel block. The project opens towards Subiceva and the market place, thus attracting the newly consolidated cluster of surround-ing pedestrian public spaces within Hrvatska’s Lantern’s denser heart of internal public space system. It also re-connects the surrounding green network coming from the Southern edge of our site through a system of elevated green that can be directly accessed through the Subiceva street facade of the complex.Hrvatska’s Lantern’s edges around the site either recreate or preserve the traditional streetscape found throughout the local neighbourhood. It is only by entering the site that one will discover the new spatial qualities of the proposed cul-tural and urban mixed-use hub, and get to fully understand the architectural quality and attractiveness of the Lantern itself.

Design strategies

Hrvatska’s Lantern is conceived through the implementa-tion of six major strategies within the site:

A. Turn Subiceva street into a pedestrian street and create a public space system that values the existing site’s character strategic programs.

B. Utilize a new connecting building of creative offices and cultural incubators to tie the preserved Distillery and building of Vlaska st. within the site.Emphasize the cultural potential and importance of the preserved buildings while integrating them within a new cluster of incubators, culture, creative offices, research, technology, education, workshops, leisure & entertainment programs.

C. Addition of an Iconic landmark tower meant to sym-bolize the newly rejuvenated cultural energy of Zagreb and the Kvaternikov Trg neighbourhood.The Lantern is a flexible cultural incubator for creative busi-nesses, information and communication technologies (ICT), media, medical technology, fashion, R&D, sustainable en-ergy, research laboratories, movie and animation industries, performance art schools and off-site university campus, as well as an incubator for the creative and technology industries at large. It integrates one large size multi-use event and perfor-mance space, and one exhibition space. Both are located indoors, at the very top of the tower.

Another outdoor performance and event plaza is located at the lower ground floor, just beneath the tower:- The Lantern has the potential to produce formal and informal spaces for encounters amongst the various knowl-edge and arts sectors, thus presenting an opportunity for decoupling and cross-fertilizing creative energies.- The structure of the entire building is designed to complement the exhaustive offering of the whole Hrvat-ska’s Lantern complex in an adaptive way which allows for free spatial appropriation. Its programs offer a potential for consolidated exhibition, conference and performance activities, which makes Hrvatska’s Lantern complex at large compatible with larger cultural and festival-like events.- The building is a catalyst for both ‘arts’ and ‘technol-ogy’ in Zagreb.

03The preserved building on Vlaska street will be re-pro-grammed to house a museum managed by Badel. Badels’ current offices will be relocated to the Northern side of the new contemporary low-rise building. The facade of the Gorica building will be incorporated in a new proposed department store. Meanwhile, the Distilery will be renovated and its ground floor utilized for monumental scale art shows, with its cur-rent first floor re-allocated to more traditional exhibition space.The new building will act as a connecting building between the various elements of preserved architecture and will have a continuous rooftop plaza linked with the ground floor though a ramp system. Apart for creative offices and cultural incubators, it will house a proposed jazz bar, spe-cialty restaurant, and arts cinema.

E. Creation of a small scale leisure entertainment dis-trict through the addition of a small F&B cluster within the residential and small office programs proposed on the west side of Hrvatska’ Lantern.This small district will offer a more intimate alternative for leisurely encounter. Cosy bars, and gourmet restaurants can seamlessly mix with a small footprint of elegant shops within a denser pedestrian network of small streets and plazas. An elevated park will provide a much needed green and sustainable alternative for quiet enjoyment. Its elevat-ed position will generate a special relationship with the city.

F. Provide a flexible and adaptive space for arts, sci-ence and technology innovation to cross fertilize within a contemporary space inspired from industrial architecture.Suggest programs focused on acting as a catalyst for the future of Croatia. Create a fertile ground for the incubation of the Nation’s ideas of the future. Because of Croatia’s growing importance on the European scene, we firmly believe that the future of the country is tied to its ability to channel the new generations’ creative energies within the Croatian society. Hrvatska’s Lantern is a place that will allow these creative energies to be chan-neled and grow.

04D. Bring the urban energy to the very heart of the site.Hrvatska’s Lantern will act like a citywide incubator of culture, technology, research and creative innovation that mixes live, work and culture. It aspires to generate an urban landmark and attractor that will have a vibrant 24H energy.

Economic Model

All spaces and programs proposed on site are self-sustaina-ble financially and can be fully rented out to private or insti-tutional clients. The vast majority of the programs proposed are allocated to office, F&B, retail or hotel programs which financial return provide a stable stream of future income.Furthermore, the project’s positioning as a flexible leasible space for innovation minimizes risk. The complementarity of the various programs proposed will maximize opportu-nity and create a critical mass that may help ensure the site becomes a city landmark and cultural destination. Becom-ing a cultural destination, it will also become an address and thus increase property values: residential, retail and office value.By maximizing mixity, we maximize the population variety, we maximize on-site activities, we maximize opportunities, synergies and financial returns. Because of the project’s success, people will more and more want to be part of it, it will create more and more value and have the potential to become one of the most impressive examples of urban revitalization in continental Europe.

Phases

The project can be developed in Phases. Phase 1 rebuilds the Badel Block residential, it builds the Western F&B, office and residential sub-district. Phase 2 builds the department store. Phase 3 will rehabilitate the preserved buildings and implement the new low-rise and high rise contemporary buildings together with the Subiceva pedestrian street.
