A Message from the ED and Board President2019 was a year of both transition and taking stock, as well as rejuvenating HIF’s mission at a time when our programs are needed more than ever. This year brought changes to our board and staff, we created tremendous impact through our Homeless Prevention and Housing Programs and laid the groundwork for expanding our Renovation Program in 2020. HIF’s new Affordable Housing Initiative gained traction in 2019 as it became a new and innovative tool in our efforts to assist working families secure affordable housing. Last fall, our generous sponsors and guests set fundraising records and expanded our ability to make an impact in our communities as we celebrated HIF’s 30th Anniversary at our annual September Summit. This new level of energy and interest in HIF and our programs is, as it has always been, an opportunity for our industry to build and strengthen relationships while giving back to the community. It is also a recognition that the regional housing crisis impacts us all and that we can collectively work toward real solutions while we push back against a rising tide of cynicism that says there is nothing we can do.

We are excited about setting a course for HIF powered by 30 years of support from the multi-family apartment industry and new opportunities to expand our mission.

Emergency Housing Fund

Monica's story is shared with thousands throughout our communities who are working and struggling to stay above water. Because of our amazing network of

donors and community agencies that we support, HIF is able to help moms like Monica keep their jobs and families moving forward over the bumps in the road before they become chasms of stress and challenges leading directly to homlessness:

"With a chest full of embar-rassment I am writing today because my family needs help. I recently took my sis-ter and her 3 kids under my very tiny wing as we live in a small 2 bedroom apartment in Milpitas."

She was in an abusive/alcoholic relationship in Orange County, had nowhere/no one to reach out to and was found homeless with her kids.

"Shortly after, I got sick and was in and out of the hospital for a couple weeks. Not having any sick pay accrued as an hourly employee and now I am behind on November rent & bills. My next incoming check will be around $1600 and my rent is $2100 monthly, and were already approaching December.

The Holidays are upon us, I feel so pressured/stressed and I just want for once to be able to give my family a happy Christmas. I am humble and hopeful if your organization can support my family to potentially finding an affordable home with more room. Thank you so much for considering us!"

HIF’s housing fund offers a bridge between crisis and stability for low income households threatened with homelessness after unforeseen and temporary financial setbacks (including job loss, medical bills or a death in the family). We work with agencies that provide initial screening and supportive services for applicants that utilize our emergency housing grants for sustained stability.

As HIF worked through a financial deficit and operations changes from 2018, the number of families served in this program was reduced. HIF worked to strengthen our finances and reset our staff and operations in 2019, thus allowing for expansion of this program in 2020.

HIF expanded its reach by assisting working families secure affordable housing with a focus on teachers, nonprofit professionals and other community-based workers at 50-80% AMI (Average Median Income), saving an annualized $14,000 per family.

I am a single parent to my two sons, Ryan 13 and Vincent 12. I work full-time as an Admissions Services Representative at a local grade school and before finding HIF, I spent two years renting a room and sharing it with my sons. Frequently I would see posts on websites to "apply now", only to find that it was just a waitlist over 2 years long. Many properties and landlords also require for the monthly salary to be double the rent amount. Never mind other living expenses; just the expected income of

approximately $4,000 per month left me feeling hopeless. The pressure to find something else was building as our ‘temporary’ arrangement was running out. I eventually received a HIF information flyer, submitted an application and in a couple of weeks I got a message that I had been approved! I was at work, sitting in my cubicle and was so excited about the news that I screeched and startled all of my co-workers! A sense of peace and home continues to warm my heart daily. We have our home and were able to remain local to my work, the kid’s school, and all of their extracurricular activities. We also enjoyed hosting Thanksgiving for the first time where we got to gather with family in our home. We are forever thankful to HIF and the generosity of ABL Properties who have helped us to stand on our own with pride in a community that has been full of blessings since we first stepped foot on the property.

Expansion into 2020

PROGRAMS

Stan Jones of Institutional Property Advisors, and his son Harrison, partnered with HIF to launch this program with the support of area housing providers including Sequoia Equities, ABL Properties, Casco Property Management, AvalonBay Communities, Strom Properties, Raintree Partners, Essex Property Trust, Prometheus and Windy Hill Property Ventures. These companies have provided over $300,000 worth of in-kind donations, the program has reduced commute times for participating tenants and our tenants have realized savings of at least $1,200 per month, per household.

Renovation Program

HIF supports nonprofit agencies in San Mateo and Santa Clara Counties that provide permanent, transi-tional and temporary housing and safe environments for individuals and families experiencing homelessness. Leveraging our vast network and resources within the multi-family industry, HIF completes small and large-scale renovations at no cost to our grantees, allowing these organizations to focus their budgets on the clients and communities they serve.

SUMMARYLongtime HIF Board Member and partner, Prometheus and their Porch Program volunteers led a renovation of St. Vincent De Paul’s domestic violence shelter. The Porch team and a great group of vendors helped to revitalize the shelter common area and offices, transform the exterior of the building and protect and seal the resident’s courtyard. Because of Prometheus’s leadership on this project, HIF was able to help St. Vincent de Paul enhance the quality of life for their clients and staff.

SUMMARYFree At Last provides treatment, intervention and prevention services to help break the cycle of addiction and to reunite and rebuild families. Because of the generous support of our Corporate Sponsor Sares-Regis, the great team at Varsity Painting (an HIF Board of Advisors member), volunteers from Sequoia Equities and beautiful furniture donations from CORT (also an HIF Board Member), we helped to transform the men's residential program and housing facility in East Palo Alto.

HIF's 30th Anniversary Summit was a celebration of our impact in the communities we serve and also of the relationships, leaders and community members that are the heart and soul of our organization. HIF was proud to recognize Jackie B. Safier, CEO of Prometheus and President of the Helen Diller Family Foundation as our Summit Honoree for her long and deep commitment to serving Bay Area residents in need. Along with Bruce Ives, CEO of LifeMoves (our keynote speaker and recipient of our Community Service Award), Jackie reminded us of the power we all have to help transform and support our communities.
