The lakes are heavily stocked with Carp, Tench, Perch, Bream, Roach, Chubb & Rudd providing excellent sport which has enabled the fishery to become recognised nationally achieving regular coverage across various angling publications. Anglers Mail voted the site as one of the top 100 British Commercial Fisheries in 2010.

The spring fed lakes cater for day ticket anglers, fishing clubs who hold regular matches and specimen anglers who can night fish subject to booking. Many of the lakes also enjoy easy disabled access from the carpark.

The current owners supplement their income with tuition; tackle sales and refreshments with scope to develop the business and property further, subject to obtaining the necessary planning consents.

Long Lake Extending to 0.6 acres, Long lake is one of the prettiest lakes and provides 20 pegs, holding Carp up to 24lbs, Roach, Rudd, Perch, Tench and Skimmer Bream.

tench Lake Extending to 0.3 acres, Tench lake is easily accessible from the car park and provides 15 pegs with Carp over 18lbs, a good head of Tench up to 4lbs and a mixture of Silvers.

tiddler Lake Extending to 0.1 acres, the Tiddler pool is designed to provide children with their first fishing experiences and offers a heavily stocked lake with a variety of silver fish, Perch and Carp up to 5lbs. Two large decks, comprising 10 pegs allow secure and safe fishing under parental supervision.

Willow Lake Extending to 0.7 acres, Willow lake is the second largest lake with 20 swims in a woodland setting, providing shelter. The lake is stocked with Carp to 20lb, Tench to 5lb, Roach, Skimmer Bream and Perch.

Canal Lake Extending to 0.2 acres, Canal lake offers easy access from the car park and provides 10 swims. The lake is stocked heavily with Carp up to 15lbs, Tench, Roach, Rudd and Bream.

Stock Pond To the south of the site, the current owners have developed their own stock pond where fry are brought on and introduced to the active lakes.

The property benefits from a number of temporary buildings currently utilised for bailiff accommodation, site management, tackle/bait sales and storage.

The buildings include:
