28 Years of Making Dream Homes a R eality

Energy Efficiency Pioneers and Local & National Awards

What distinguishes Cullum Homes is its focus on energy ecient construction, long before these methods were labeled “green building.” Rod and Kim have both earned the Certied Green Professional designation from the National Association of Homebuilders. Cullum Homes has received many other awards and recognition, including the National Pacesetter Award from Custom Home Magazine, Top Custom Home Builders (Phoenix Business Journal), AZ Business Magazine’s Custom Home

Builder of the Year, the Residential Design + Build Magazine Business Excellence Award, and Builder Magazine’s “Niche Builder” recognition.

Phoenicians have also seen Cullum Homes featured in numerous articles and appearances in local media, such as The Arizona Republic, KFYI Radio, AZ Green Magazine, Paradise Valley Independent, Phoenix Business Journal, Fine Wine and Design TV, Residential Building Products Magazine and The Scottsdale Republic. Latest Project: The Village at Paradise Reserve

The Cullum’s latest project is The Village at Paradise Reserve, in the Paradise Valley/Northeast Phoenix/Scottsdale area. It has already garnered local and national recognition, including prestigious awards for environmentally sensitive site development and a Builder of the Year award in Arizona. This guard-gated and private community oers residents a choice of six carefully conceived oor plans, ranging from 3,200 to 5,165 square feet, priced from $1,695,000 with one- and two-level options available. The pace of sales has been phenomenal, with 20 of the 32 available home sites sold since the model homes opened just two years ago.

In an era of national chains and corporations dominating our lives, it is reassuring to know that there is an Arizona-borne design/build rm which received Builder Magazine’s “Fast Track” award, as one of America’s fastest growing custom home rms.

hank you so much for making 2013 such a success for Homes & Lifestyle Media (H&LM).

Thanks to your input, we have been fortunate to oer advice on everything from kitchen remodeling trends to what’s new with outdoor living areas to how to waterproof your home to real estate market trends in your area.

We want to be your primary source for up-to-date, reliable information and advice about trends in the marketplace, which aect the value of your current

home or the cost of the one you want to purchase. Our Market Snapshot professionals are the top realtors in the Valley. Likewise, you can trust the providers of the goods and services in our Spotlights, Ask the Expert section, and advertisements. Throughout H&LM magazine, we promote long-time, Arizona-based businesses, which have reputations for excellent customer service and superior quality products.

Two such businesses are featured this month. Stone has been invaluable to people since the beginning of mankind, whether it was providing a canvas for cave artists, building materials for pyramids in Egypt, or cobble-stones for settlers in New England. This month you will learn how stone remains an important feature for modern homeowners. We featured some of their spectacular pools in our previous issues. In this issue, we learn more about the 25 year History of California Pools and Landscape’s in Arizona.

The future looks bright for both Phoenix and H&LM. We will have special editions, such as one devoted to home technology. We will give you a teaser in this issue: an Ask the Expert segment with Chris Matthews of Acoustic Designs Inc. We will have “Top Five” segments, identifying the best penthouses, luxury developments, interior designers, and other high achievers, which deserve recognition. We will show you how to prepare your home for your absence this summer or tell you great places to enjoy a staycation here in Arizona.

I welcome suggestions from you for future feature stories, questions for our “Ask the Expert,” successful people or companies to include in our “Spotlight” section, or personal testimonials and success stories of your own before and after home “Makeovers”. Email me at [email protected].

Enjoy the beauty and comfort of your home and lifestyle every day!

How to Sell Your Home Fastfor up to 50% More Than Its Current Valuewith a Top Realtor Team’s Turnkey Remodel Program

Most Arizonans have read the headlines this year about Phoenix Metropolitan Area home values rising over 30% in 2012, and Phoenix, again, becoming the hottest real estate market in the US. The luxury home market in Paradise Valley, Arcadia, Biltmore and Scottsdale, with homes from $400,000 to $1.5 million, are attracting the most attention. With interest rates at historic lows and interest in home buying peaking again, inventory is low and the bidding wars have returned.

Ironically, there are still many homeowners, who have been wanting to sell their homes, but due to fi nancial straits, such as still owing more than their homes are worth or not having the money for the remodeling needed to sell their homes for top dollar, have not been able to put their homes on the market.

Homes & Lifestyle media Market Snapshot experts, Jason Mitchell and James Wexler, have created a “Remodel & Sell for Top Dollar” program, which will allow homeowners to sell their homes for maximum price without the headaches and/or fi nancial risks.

Scottsdale Remodel

Page 19: Homes & Lifestyle Media Issue 3

HOMES & LIFESTYLE media | 19

Jason Mitchell is one of the stars of Realty Executives, and

is head of the Mitchell Private Realty Group in Scottsdale,

Arizona. This April, he has been selected as the cover agent

for the nationwide Top Agent Magazine. Mitchell has been

a top achiever in Real Estate since graduating with a double

Major in Marketing and Finance. Over the past decade Jason

has closed over 240 million dollars in real estate transactions.

He specializes in investment properties, fl ipping luxury homes, distressed reposses-

sions and short sales, and focuses on Paradise Valley and Arcadia.

One trait that makes Mitchell stand out is his desire to share his expertise and expe-

rience with others. The personable Mitchell is co-host on Arizona’s hit realty radio

talk show—The Real Estate Roundup—where local professionals from around the

Nation discuss local market trends, mortgage analysis, and other consumer issues.

He is a market expert for NBC on Arizona Mid day and works hand and hand with

buyers and sellers in the luxury markets.

Associate Broker James Wexler and his team at Wexler Group

are also devoted to making the real estate sale process as

easy as possible for others. Also a realtor with Realty Execu-

tives in Scottsdale, Wexler is an expert in buyer representa-

tion, locating bank-owned and other investment properties

for buyers, listing homes for sale in North Scottsdale and

Fountain Hills, working with sellers to prepare short sales, and

negotiating with banks. He created www.wexzilla.com, the most comprehensive

Phoenix/Scottsdale blog for Arizona real estate listings, to which his partner

Mitchell also contributes.

Jason Mitchell and James Wexler are among the top realtors in Arizona and ranked

among the top 1% nationwide. Their remodeling programs have had a signifi -

cant impact on homeowners and the economy of the Phoenix metropolitan area.

Mitchell and Wexler’s Team has remodeled over 1000 homes in the past fi ve years.

They are now using their fi nancial and construction expertise to help homeowners

remodel their homes so they can get top value when they sell. In some cases their

Team even covers the cost of the remodel for home owners in exchange for a percent-

age of the profi t made on the sale of the home. Their close relationship with a broad

network of laborers and manufacturers gives them huge buying power and the ability

to pass along savings to the homeowners, maximizing profi ts upon sale.

The photos in this article are examples of Remodels, demonstrating how the value of a

home can escalate with the proper remodeling investment.

Now is the time for luxury homeowners to take action as well. While low, interest rates

are starting to inch up. With their remodeling program, Mitchell and Wexler have set up

a Win-Win situation for both buyers and sellers. Buyers, who have held back during the

recession and are now anxious to buy, can jump at the opportunity to buy a recently re-

modeled home at a very fair price. Meanwhile, sellers, who have been strapped during

the recession, can now take advantage of a hot market, by off ering a newly remodeled

home, which will fetch the best possible price.

To learn more about these opportunities, contact Jason Mitchell at (602) 633-9369.

If you have a home in the Arcadia, Biltmore, Paradise Valley or South Scottsdale area

or contact James Wexler if you have a home in the North Scottsdale, Desert Mountain,

Fountain Hills or Tatum/Shea corridor at (480) 428-3198 .

Pulling up to the gates past the guard house you will pause for a moment to breathe in all the natural beauty. The gentle rolling hills, lush desert mountain backdrop, custom hand made iron gates, well manicured

rolling grass landscape, colorful owers, plants hugging the streets and walk ways all come together harmoniously.

Walking into the rst Cullum Home model you will be greeted by Scott Grigg, designated Listing Agent for the development, and/or one of his professional team members. Scott is one of Phoenix’s top producing realtors and a Paradise Valley luxury home expert so you know you are in professional hands. As Scott walks you just a few steps into the rst model you will instantly notice the attention to every detail from the selection and installation of the kitchen countertops, cabinets, distressed wide wood plank ooring, kitchen tile backsplash, top-of-the-line Viking appliances, well thought out functional oor plan and use of the Savant state-of-the-art integrated technology to manage the entire home. The models are truly a reection of Rod Cullum’s more than 25 years experience in building many of Paradise Valley’s most cherished custom estates.

With two well appointed models to walk through, impressive optional standards even at the “Base Price,” your choice of single and two story custom oor plans, 2-3 car garages and/or guest casita, the design process for your Cullum home is an enjoyable, smooth process.

According to Scott Grigg “Just this past year 8 homes were sold in The Village with a total of 20 sold since 2010. We are down to only 12 available lots to choose from and trac has picked up substancially since the 2012 election.” When I asked Scott what type of new homeowners were buying The Villages’ 3,500 - 5,000 sq. ft. semi-custom homes he explained “Most of our Buyers are Paradise Valley “empty-nesters” who are downsizing from their large estates since their kids are o to college. Our new home buyers want more freedom for travel & leisure, less home maintenance, an overall lower cost to enjoy their home and the security of living in a guard-gated community.”

Master Pool Builder Defeats All Oddsand Creates Private “Lazy River” for ResidentsBy Denise Meridith

Sometimes, homeowners feel they have to sacrifi ce luxury if they choose to live quietly, outside major urban areas. Likewise, major companies are often reluctant to take on the challenge of projects not within their normally serviced metropolitan areas. But this makeover demonstrates how a committed landowner (Mr. Johnson), an adventurous business owner (Unique Landscape & Custom Pool’s Chris Griffi n) and an imaginative designer (Carlo Papazian) can accomplish what people said couldn’t be done: create a lazy river pool in Yuma, Arizona.

The challenges to implementing Johnson’s dream pool were onerous. They included creating a “river-like”

current, designing and engineering eff ective fi ltration and power systems, the threat of a natural water table only eight feet beneath the surface, and creating the largest Primera Stone interior fi nish the company had ever attempted. This premium fi nish gives clients the durability of pebble with the smoothness of plaster.

Creativity, determination, partnership, engineering innovation, patience and months of hard work produced the pool makeover you see here: one of Unique’s most unique pools, which won Remodeling Project of the Month from Phoenix Landscaping Design & Pool Builder and Pool of the Month for Paramount.

Biltmore Residents Brighten UpTheir Kitchen with a Spectacular Makeover

By Denise Meridith

Rick Stark, of Starion Custom Residences, asked Downsview Kitchens to work with his clients to update their Biltmore Estates Home kitchen, as shown in these before and after photos. Among other things, the client wanted a white kitchen and a feature hood, and to achieve a light, airy feel without using the existing glass doors. Downsview Kitchens changed the layout to open up the area and make it look more spacious, while also increasing the size of the island.

The clients also wanted a 48” range and a microwave drawer. The microwave drawer was incorporated into the island and a dishwasher was integrated to match the

Before

After!

cabinets. To fi nish this fabulous makeover, satin nickel pulls and matching knobs were used to complement the cabinets.

Bathrooms Can Be Fun, Beautiful and DurableBy Denise Meridith

Ariadna Papagno, mother of two children ages two and four, wanted to remodel the 200-square foot master bathroom of the home she, herself, recently purchased. She wanted something modern and classy, but also practical and durable for the kids.

The material used for the shower walls and vanities called Super White Quartzite was the inspiration for the rest of her design. This material has the look of marble, with the durability of granite, the best of both worlds. Ceiling-to-fl oor tiling protects the walls from splashes from the room’s centerpiece: a freestanding tub. The large format tiles look like mosaic tile, but are much easier to clean without much grout lines. The vanities have a waterfall stone on the side close to the freestanding tub making the vanity waterproof.

The most unique feature of the new master bath is the heated fl oors. Radiant heat

keeps the room (and little feet) warm, while reducing overall energy costs.

Ariadna and Papagno’s Marble & Granite, Inc can provide similar master bath makeovers for homeowners. Modern bathrooms can be luxurious, as well as fun, durable and child-friendly.

Most people think of concrete as gray, cracked and ugly. Arrowhead Deck Resurfacing LLC has transformed the industry, by turning concrete decks, driveways and fl oors into art forms. Arrowhead helps homeowners economically transform bare concrete into durable, maintenance-free coverings, resembling tile, stone, leather or whatever texture a customer desires.

John Trice is the “artist” behind Arrowhead Deck Resurfacing LLC. He has been an innovator in the world of concrete for over 20 years. These photos show some of the many options available for deck, patio and walkway makeovers.

Arrowhead Deck Resurfacing uses a specialized process to create the unique styles and custom applications of their coatings. The existing surface is removed to reveal the bare canvas of the underlying concrete. The surface is prepped with a smooth base foundation, and fi nished with the textures, colors and designs selected by the customer. Finally the area is topped with a clear coat to ensure the area is easily cleaned and maintained.

The recession has had unexpected and positive impacts on the company. Many people now renovate their current residences, instead of buying new ones. Trice’s fl ooring is also helpful to investors or purchasers in need of a quick and aff ordable makeover. Arrowhead Deck Resurfacing gives new meaning to the term “curb appeal.”

DISCOVER:How One Man’s Passionfor Stone Leads to Travertine’s Popularity in Arizona’s Finest HomesBy Denise Meridith

hether it was piled into walls to keep warring enemies out or used as currency or just skipped across a

lake’s surface for fun, stone has been an important part of

the human psyche.

Stone provided a canvass for cavemen artists. In a

country, like the US, barely over 500 years old, it is

sometimes hard to imagine that the Italians have been

using travertine stone products for thousands of years.

The original village of Tivoli dates back to 13th Century

B.C. Roman coliseums, road systems and passageways

made of stone were made to last forever, and tourists

can still enjoy viewing them, as a result.

But American history is generally fi lled with images

of brick, clay and wood. Stone was rare in the US

marketplace. Luckily, in 1972, Dr. Justi of Northern Arizona

University, persuaded Frank Cunningham to go to Italy

to bring back white marble for his home remodeling

project. Cunningham fell in love with the country and the

stone, and helped create a new industry.

In addition to importing the rare travertine stone,

through extensive research during the ensuing years,

Cunningham’s company has developed propriety

methods of producing stone fi nishes (i.e., Durango

Ancient™ Truly Tumbled™ and Durango Viejo™ Truly

Tumbled™) that appear hundreds of years old.

Weary of travelling back and forth to Europe, Cunningham

longed to fi nd a high-quality source of travertine in the

Americas. In 1989, he fi nally found one in 400-year-old

Durango, Mexico. The stone there possesses the quality

and density of the Italian stone, unlike that imported

from other countries, like China and Turkey. It is called

Authentic Durango Stone™.

W

Cunningham’s international company is Arizona-based.

The worldwide headquarters and corporate offi ces of

parent company World Wide Stone Corporation™ are

located in Scottsdale, and perform all corporate func-

tions, oversight, marketing, sales and distribution. The

three factories of the Mexican subsidiaries in Durango

perform volume-fabrication of all fi nished products;

i.e., all cutting, shaping, fi nishing and packing. But the

quarries are throughout Mexico. World Wide Stone Cor-

poration™ primarily markets and distributes its products

across the USA, as well as Canada, Central and South

America, Asia and Europe.

Authentic Durango Stone™ has about 1.5 million square

feet of tile inventory on hand in about every size and

fi nish, available to be able to accommodate any type of

project. Travertine stone is used for fl oors, countertops,

vanities, staircases, columns, fi replaces and more for

retailers, wholesalers, builders and homeowners.

But good products, alone, do not ensure business suc-

cess or longevity. Cunningham has remained at the

top of his fi eld because his vision focuses on long-term

customer satisfaction, and he has respect for people of

all cultures and economic strata. He also values all 147

employees, whether they are managers in Scottsdale or

the professional associates in the factories of Durango.

Cunningham continues to take a hands-on approach

to managing his company. He handpicks and mentors

staff and spends a lot of time in Durango, ensuring the

continuing emphasis on state-of-the-art manufacturing

equipment and processes, and quality production.

The ancient Romans would be proud…and envious of

Frank Cunningham and Authentic Durango Stone™, as

the World Wide Stone Corporation™ is now considered

the best travertine quarrier and producer in the world.

Homeowners, builders and designers are encouraged to setup a private viewing by calling 602-635-3192 or visit the website at durangostone.com or the corporate headquarters at 7946 E McClain Drive in Scottsdale.

Family Owned Local Pool & LandscapeCompany Celebrates 25th Year AnniversaryBy Denise Meridith

A Phoenix pool company is preparing to celebrate its 25th anniversarythis month. We had an opportunity to sit down with the President of California

Pools and Landscape and you might be surprised by his “take” on the economy and

business in general.

Jeremy Smith is the president of California Pools and Landscape. The business is

family run and operated since its start in 1988. The company has completed over

20,000 projects of all sizes, and employs 100 people in Chandler, Arizona.

Smith says that the economic downturn of the last few years was “the best thing that

ever could have happened to our company.”

“It allowed us to take a breath and look hard at who we were and who we wanted to

be,” Smith explains. “My family built this company based on some core beliefs that

will never change. These include a customer focused perspective on every decision.

We have always believed that customers deserve more than just a great pool. They

deserve a great experience. We deliver both.”

The recession allowed California Pools and Landscape to diversify their services.

“I knew that my customers were begging us to take on more of the back yard,” Smith

says. “We look at a backyard with unlimited vision as to what functions it can serve

and what beauty and peace it can deliver.”

California Pools and Landscape has long been recognized as the design expert in

back yards. For 11 years in a row they have been voted “Best of Phoenix” and have

won more national design awards than all other Phoenix pool companies, combined!

California Pools and Landscape’s ability to “do it all” has resulted in their becoming

Phoenix’s fastest growing pool company as well as one of the oldest.

“We talk a lot about core principles and standards inside the company,” Smith says.

“These are important, but to tell you the truth, we feel brand new.”

“We spend our time moving forward, not looking back. We have developed more new

products and come up with more new and exciting ways to enjoy a back yard in the last

couple of years than ever in our history,“ Smith says. “If you come to our design center

we can show you 50 ways to build an outdoor kitchen and thousands of products to

dress it with. We design on large screens in 3-D and can show you literally thousands

of pool design ideas and even more variations in plants, lighting, and masonry features.

We now build bath houses, casitas, and structures of every description.”

Ironically, the recession worked in California Pools and Landscape’s favor in other

ways as well. Due to its fi nancial stability the company has been able to invest in

leading edge technologies to create more streamlined processes.

Smith explains, “We had to get smarter about what we were doing and as a result we

are able to off er unbelievable values relative to any of our competitors. There have

been some very real reductions in material and labor costs as well.”

Smith points out that his family is extremely grateful to all of their customers. “Your

word of mouth advertising sustained us through the tough times as always. We

thank you,” he said. He also is announcing further opportunities to save with their

upcoming Anniversary Sale.

California Pools & Landscape is having a 25th anniversary

Sale with special off ers for new pool purchases by April 30th.

Visit the website www.calpool.com for details or to schedule

a free estimate.

“You supply the dream. We provide the experience and know-

how,” says Smith. You can contact him at 480-345-0005 or

says. “And our referral services are complimentary, con-

company created the Title365 platform, the most tech-

We want to provide them an easy-to-understand, stress-

Is Your HomeMaking You Sick?By Rod Cullum with Denise Meridith

Denise: Many people, like myself, are saying this is the worst allergy season they have experienced in Phoenix. Can air fi lters in the home really help?

Rod: Filters do make a diff erence in your indoor air quality. Most homes are designed to handle a standard 1" thick fi lter that catch airborne particles, this fi lter has little impact on airborne allergens. Many of the newer homes have 4" pleated fi lters that do a better job. All fi lters are not the same.

Denise: How can a homeowner decide which fi lter is best?

Rod: Filters are rated for their Minimum Effi ciency Reporting Value or MERV rating. (MERV1) fi lters are the lowest rated up to (MERV16) fi lters, which can capture 95% or greater of viruses, bacteria, dust, pollen, mold, and even tobacco smoke. At Cullum Homes, we install Electronic Filters that are combined with a whole house indoor air purifi cation system, which also attacks household odors and gases, volatile organic compounds (VOCs), and microorganisms. These types of fi lters will have a HEPA (High Effi ciency Particulate Arresting) rating as well.

Denise: How often should we homeowners change our fi lters?

Rod: Air fi lters should be cleaned or replaced every 90 days at this time of year. If you have pets at home, the pet dander may require fi lters to be changed more often.

Home Automation Is More Aff ordable and Practical Than Ever

By Chris Matthews with Denise Meridith

Denise: We all know the impact automation has had on our work lives? How has it impacted our home life?

Chris: Just as smart devices, like iPhones and iPads, have become invaluable for our work, they are becoming integral devices for controlling functions in our homes. Automation has become more aff ordable and people have become more comfortable using it, creating the trend to incorporate more of it into our lives.

Denise: What are the three main uses of automation in homes these days?

Chris: Security is still a big reason people incorporate automation into their homes. But entertainment technology (e.g., video distribution, Lighting, Rhapsody/Sirius, home theaters, etc.) has become a normal feature of luxury homes. A third common use of automation is to control functions like pool and house temperatures.

Photo provided by Acoustic Designs

Denise: How much of a hassle is it to automate one’s house?

Chris: It is not diffi cult at all. Many clients are referred by architects, developers or interior designers, in the case of new construction, or satisfi ed customers who have friends that would like similarly retrofi tted systems. Homeowners are interviewed about their vision, and a system is designed to fi t their desires, their homes, and budgets. Of course, it varies by what a homeowner wants, but many projects can be completed in a week or less. The goal is to help customers enjoy their investments.

As in other areas of the East Valley, the sellers’ market has returned. With low inventory and the diminishing availability, prices are starting to climb and appraisals are supporting the price increases, which are creating greater appreciation for current homeowners.

Mortgage rates jumped this week as the job market improved, consumer spending increased and the economy gained momentum. One year ago, the mortgage index stood at 4.15 percent; four weeks ago, it was 3.79 percent. It’s the highest the 30-year fi xed has reached since August. These areas are desirable markets to buy or sell, as some homeowners are still underwater and looking to sell, while there are cash buyers ready to enter the bidding wars.

Now is a Great Time toBuy/Sell in Paradise ValleyBy Scott Grigg#1 Realty Executive Producer

W H Y PA R A D I S E VA L L E Y ?

This small, affl uent town is relatively new, just having been incorporated in 1961. Throughout its short history, it is noted as a proud and independent community, which has sought to maintain residential zoning in a quiet and country-like setting. The result is 16 square miles of “paradise,” with homes on large, beautifully land-scaped lots with unobstructed views of the Phoenix Mountain Preserve, Camelback and Mummy Mountains and the Indian Bend Wash.

M A R K E T T R E N D

In Paradise Valley, home values continue to appreciate and the bidding wars have returned, as inventory remains low. The current interest rates are the lowest we have seen in 50 years. So buyers need to take advantage of the currently available rates now, as they may be ticking up this year. If you have thought about buying or selling now could be a great time. Give me a call to discuss your options.

We have a few opportunities left. You still have a chance to get your own “piece of paradise.”

DC Ranch, Grayhawk and Troon off er an outstanding quality of life, beautiful land-

scapes, access to great golf, freedom from commercial or industrial development,

top class shopping and restaurants, and excellent schools. These neighborhoods ap-

peal to a variety of homeowners, whether they are a family, empty-nester or seasonal

homeowner; there is a lot to off er for everyone.

M A R K E T T R E N D S

As in the rest of the Valley, home values and sales prices are increasing in DC Ranch,

Silverleaf , Grayhawk and Troon. Although the trend in home prices is moving up-

ward, I am still fi nding great opportunities for buyers who have the conviction and

fi nancial wherewithal to make a timely buying decision. If you read the market statis-

tics, you will see that in many luxury home areas in North Scottsdale inventory is very

low. So now is the time for those interested in selling to take advantage of premium

pricing with homes selling in just days on market. Call me if you want to know more.

L O C A L N E W S U P DAT E – Pinnacle Pointe in Troon

The eagerly awaited Pinnacle Pointe luxury home community in the exclusive Troon

North area of Scottsdale began selling 11 new homes this January, starting in the

mid-$300s.

Nestled in the foothills of North Scottsdale, Pinnacle Pointe off ers luxury living with

convenient access to all the shopping, golf, and amenities that make this resort area

famous. This high-end, gated community off ers the very best location, plus fi ne living

all at an outstanding price.

S E L L I N G T I P – Ask your Realtor how they advertise your home online

When choosing a listing agent, I encourage sellers to ask where the Realtor is going

to advertise the client’s home for sale. Maximum exposure of your ‘New Listing’ is

the key to fi nding a buyer quickly and getting the best price. Sellers often choose

an agent due to colorful magazine advertising and overlook powerful & eff ective

internet marketing. A common misconception is that print media alone is the most

eff ective tool to advertise your home; the reason is that there is as much as a 30-day

lag time for the magazine to print and be mailed. Thus, sellers are missing the most

crucial fi rst two weeks on market where they now have only the MLS to expose your

home to buyers. In contrast, Internet advertising is live online the moment you list!

Ask your agent what they do to advertise online. Are they spending their marketing

budget on sites like Zillow, Trulia, Realtor.com and own key search phrases like ‘Scott-

sdale Real Estate’, ‘DC Ranch homes for sale’, etc? If they are not doing this for your

house, you could be missing out on optimum exposure of your home.
