FINANCING FYI’S

When borrowing money and getting a mortgage, it is important to think of money as any

other commodity. You need to shop for the best deal. Just like buying any product the

lowest cost is not always the best deal. We like to guide you in the process and provide

information so you can make the best decision for your circumstance. We work closely with

our lenders to assure you get the best possible deal.

TYPES OF LOANS AND OPTIONS

Conventional: This type of loan required 5% or more on a down payment. If you have less

than 20% down, private mortgage insurance will be required. The less money you have to

put down and the lower your credit score is the cost of the mortgage insurance goes up.

FHA (Federal Housing Association): This loan requires 3.5% down payment, with less

stringent guidelines than the conventional loan. Mortgage insurance will be required for 5

years. The money you can put down lessons the cost of the mortgage insurance. FHA does

charge an upfront funding fee which may be added to the loan amount.

VA (Veterans Administration): This loan will allow a veteran with eligibility the

opportunity to buy a home with zero money down. There is a funding fee; however the

buyer is allowed to add that to the loan amount. There is no private mortgage insurance

required.

RHS (Rural Housing Service – also known as USDA): Allows homes in rural areas to be

purchased at 100% loan to value. Mortgage insurance is not required. USDA charges an

upfront funding fee which may be added to the loan amount.

Homepath: This is a loan Fannie Mae makes available on their foreclosure homes. It

requires a minimum of 3% down payment. No appraisal is required, along with no mortgage

insurance required by the buyer. They do not charge an upfront funding fee. This is a great

product, but limited homes are available.

MAKING AN OFFER

Once you have found the property you want, we will write a purchase agreement. While

much of the agreement is standard, there are a few areas that we can negotiate:

THE PRICE

What you offer on a property depends on a number of factors including its condition, length of time on

the market, buyer activity, and the urgency of the seller. While some buyers want to make a low offer

just to see if the seller will accept, this often isn’t a smart choice, because the seller may be insulted

and decide not to negotiate at all.

THE MOVE-IN DATE

If you can be flexible on the possession date, the seller will be more apt to choose your offer over

others. Some Sellers will want a few days after closing to move out of the property and some will be

happy to give the keys to you at closing. This will all be a part of the negotiation process.

ADDITIONAL PROPERTY

Often the seller plans on leaving major appliances in the home; however, which items stay or go is

often a matter of negotiation.

GOOD FAITH DEPOSIT

A good faith deposit will be required when the offer is accepted. This deposit secures you to the

contract and shows the Seller you are serious about your intentions to purchase their home. The

deposit is cashed but sits in an escrow account. The deposit is refundable if you are unhappy with any

inspection results, if the property does not appraise, or if you are unable to obtain financing.

Otherwise, the deposit will be refunded to you at closing.

Typically, you will not be present at the offer presentation; we will present it to the listing agent

and/or seller. The seller will then do one of the following:

Accept the Offer

Reject the Offer

Counter the Offer with Changes

By far the most common is the counter offer. In these cases, our experience and negotiating skills

become powerful in representing your best interests.

When a counter offer is presented, we will work together to review each specific area of the counter

offer, making sure that we move forward with your goals in mind and ensuring that we negotiate the

best possible price and terms on your behalf.

INSPECTIONS

Once we have successfully negotiated the price and terms of your new home, you will need

to do inspections. Typically the inspection is designed to investigate the home to make sure

that everything is working. Your Home inspection will cover the following:

Basic overall structure of the home

Foundation

Roof

Electrical

Plumbing

Water heater

Air Conditioning

Furnace

In addition to your home inspection you may want to have additional inspections done.

Mold - spores commonly found in AC units, carpets, household posted plants, etc.

Radon – radioactive gas caused by the breakdown of uranium and radium. Radon is

invisible, odorless, and tasteless; and seeps into the walls, floors and crawl spaces, etc.

Lead – A highly toxic metal that was used for many years in paint, but can also be found in

dust and water. The federal government banned the production of lead based paint in 1978.

Any home built prior to 1978 or with knowledge of lead based paint must disclose that fact

to buyers.

Septic Systems – treats and disperses water waste from the home using a four-

component system: septic tank, drain field, soil, and groundwater.

Structural Engineer – an expert qualified by education training and experiences in the

behavior and design of structure.

The following is a list of a few types of inspections that can be conducted on your new

home. Prices are estimates to give you an idea of cost.

1. Home Inspection ($200-$300)

CLOSING 101

PREPARE FOR IT

Closing day marks the end of your home-buying process and the beginning

of your new life! To make sure your closing goes smoothly, you should bring

the following:

A certified check for closing costs and down payment. Make the check

payable to yourself; you will then endorse it to the title company at

closing

An insurance binder and paid receipt

Photo ID’s

OWN IT

Transfer of title moves ownership of the property from the seller to you. The

two events that make this happen are:

DELIVERY OF THE BUYER’S FUNDS

This is the check or wire funds provided by your lender in the amount of the

loan.

DELIVERY OF THE DEED

A deed is the document that transfers ownership of real estate. The deed

names the seller and buyer, gives a legal description of the property, and

contains the notarized signatures of the seller and witnesses.

At the end of the closing, the deed will be taken and recorded at the county

clerk’s office. It will be sent to you after processing.
