Location
Hodgeditch Farm is located in a rural location near to Chard Junction located
between Chard and Axminster. Axminster has a railway station with a London
Waterloo service and is also home to Hugh Whittingstall’s deli restaurant. The
village of Tatworth has a primary school and village shop/post office. The
thatched public house of The Olde Pope Inn, known for good food within the
area, or The Golden Fleece, are both situated in Tatworth. Chard is just under 3
miles away and offers further amenities and facilities including supermarkets,
shopping and the secondary school of Holyrood Academy. The county town of
Taunton is 16 miles away and the university and cathedral city of Exeter is also
within easy reach.
The pretty fishing villages of Beer, Branscombe and the coastal resort of
Sidmouth make ideal day trips, along with the Seaton to Colyton tramway
There are golf courses at Chard, Honiton and Lyme Regis; sailing and boating
along the coast with moorings at Lyme Regis and West Bay.
The property is well situated to explore the Dorset and East Devon coastline
approximately 12 miles away which has World Heritage Status and is now known
as the Jurassic Coastline due to the fossils that can be found within the area. The
main visitors centre for the Heritage Coastline is located at Charmouth. The

ownership for the last 20 years. They have built up
an established and successful holiday letting
business with the cottages being let out through a
national holiday letting agents, Hoseasons.
Currently they let out the annexe known as Rose
Garden along with two further barn conversions and
currently have a gross turnover in the region of
£22,000 per annum.
There is potential to increase the business by
establishing a dedicated website for the property
coupled with internet advertising to increase trade.

Directions
From Chard follow the A358 south heading towards Axminster.

At the staggered crossroad, follow the road straight over the railway line at Chard Junction, pass over the
River Axe and at the Dairycrest premises turn left and follow the road for ¼ mile. The property can be
found on the left hand side, clearly signed.
If you get to Ford Abbey or the railway line at Bridge you have gone too far.
