Build in the 1700s Hill Top is situated on the outskirts of Penny Bridge village, enjoying an elevated rural situation, with views over the Levens estuary. This is a secluded location, with no neighbouring properties on its single-track road. However, it is less than a mile from convenient local shops at Greenodd (baker, butcher, general store and pub). Hill Top is within the Lake District National Park, less than 5 miles from Coniston Water and 6 miles from Windermere.

This traditional Lakeland farmhouse, newly refurbished attached barn and games room in a detached barn is set in approx. two acres of land and is full of individual character, with exposed beams, pine doors, open fires and wood burning stoves. All rooms have charming rural views.

Sport facilities includes: storage for bikes and canoes, a games barn with table tennis, pool, football table, darts.

• The accommodation (which sleeps up to 16) comprises the Farm (sleeps 12 with 2 bathrooms ), a linked attached Barn (sleeps 4 with 2 bathrooms), a games loft room, boiler house lockable storage with washing/drying facilities, garden, field and car parking for up to 5 cars.

• Hill Top is an attractive place from which to explore the Southern Lakes, or simply to relax in the house and garden and watch the ever-changing views.

catch a train to Lakeside, visit Stott Park Bobbin Mill, the Aquarium of the Lakes or catch a ferry to Windermere and Ambleside.

• A passenger ferry to Coniston village can be boarded at the Victorian pier at Lake Bank, a short drive away.

• Beamed attic bedroom 4 Large room with restricted head height in places. 4 single beds and double glazed Velux windows. Perfect for children.

All beds have feather duvets and pillows and White Company bed linen. Twin 3ft beds can be moved together to form ‘super- king’ beds if required.

The grounds

Loft games room

Includes: - table tennis, darts, table football, pool table. Popular for teenagers and families. Please note the barn is over 250 years old and not a hotel gym/games room. There are lights but no heating (you will need thick jumpers in the winter) – and there are often birds nesting within the drystone walls. There is a hammock outside the detached barn.

Secluded gardens and sitting areas with BBQ and a firepit.

The private garden to the rear is south easterly facing with a barbeque terrace, lawn and shrubbery. The garden slopes gently down to a stone wall and a gate through to the adjacent orchard / paddock. In the paddock there may be alpacas, horses or sheep. There is a vegetable plot with greenhouse and chickens.

Car Park

To the side of the house is a slate gravel parking area for 6 cars and an outside toilet.

A public footpath to Penny Bridge runs alongside the barn.

Please note: The property has its own private water supply and septic tank drainage. The supply is regularly tested and UV light purification is installed. Local Shops and Amenities

• Greenodd 5 minutes by car for small general store/Post Office, Bakery/coffee shop, Butcher and pub

• Ulverston – 15 minutes by car- Booths Supermarket (high quality, reasonable prices), good independent shops.

• Other popular tourist towns within 30-45 minutes: Coniston, Hawkshead, Bowness, Windermere, Ambleside.

Coniston Water The second largest lake in the national park is 10 minutes’ drive away. A Victorian steam ferry ‘The Gondola’ runs to Lake Bank pier at the south tip of the lake and a launch runs regular scheduled services – see http://www.conistonlaunch.co.uk/ for current timetables and details of special cruises. There are numerous picnic spots with lake access on both sides of the lake to launch boats, swim, fish etc Outdoor Activities We provide maps, local interest books and tourist leaflets, but we advise walkers to ensure they have their own good maps of the routes they intend to walk. There are too many nearby activities to describe but Grizedale Forest (20 minutes by car) is good for family walks – with sculptures hidden in the woods and a children’s adventure playground. Bikes can be hired here. Bikes can also be hired at Coniston village and in Ambleside. Go Ape is also in Grizedale Forest - booking is necessary 0845 6439215

Lakeside and Haverthwaite Steam Railway is at Newby Bridge A590 10 minutes drive away 015935 31338. There are many National Trust properties and landscapes in the area. .

Bookings

A normal booking week runs from Friday to Friday. Weekend and midweek stays are also available at a discounted rate.

Well behaved dogs are welcomed on the ground floor at Hill Top but not upstairs please (other visitor may have hair allergies etc) providing they are well controlled, don’t damage the furnishings or worry the local livestock.
