Barn Perfection is a communal shingle courtyard into which all four barns in the complex have direct access. A plaque indicates that the barns were erected in 1870, and this particular barn is known to have originally been in use as a cowshed. With its two-foot thick brick and flint walls, the property stays cool in the summer but is cozy in the winter.

Favorite SpacesThe owners and their family have many favourite rooms in the property. “One thing that stands out for me is that the kitchen/diner (with its Rayburn) is truly the heart of the house. Half the space has solid wood cupboards and work surfaces which make working here easy, and yet the other half has room for a couple of sofas and television as well as a dresser and kitchen table with dining chairs,” they said, adding

that it held special memories for them, because here, “The whole family can be together - yet with the other spaces in the house, they can get away to follow other activities if they wish.”

The rooms upstairs, including the sitting room with its log burner and also the master bedroom, have amazing vaulted ceilings with exposed beams. The master bedroom has its own dressing room and bathroom with bath, shower, lavatory and bidet. The other three bedrooms are on the ground floor, as is a second bathroom, lavatory and shower.

During their time in the property, the owners converted what was originally the garage into a large family room or games room, with a sofa, full-size pool table and television, so that they had

an alternative to the kitchen/dining area, remarking, “That is, when we are not in the upstairs sitting room around the log burner.” The games room has a range of built-in shelves in addition to a number of free-standing ones, and what the owners call the “craft table”, which is “ideal for children to cut and paste, or to draw or paint whatever they want.” The owners also converted a conjoined outbuilding (a former dairy) into an approximately seven-metre long dining room, with new access from the kitchen.

The owners and their family have very fond memories of the house. “Relaxed cooking and chatting, preparing in the kitchen sitting area; wonderful feasts in the dining room by candle light; an enormous twenty-foot Christmas tree upstairs in the main sitting room with all the family listening to music by the fire and playing games; and a bucket swing hung from the king beam for the little ones to play on.”

OutsideThe owners have enhanced the property outside with the addition of a terraced area, a very effective sun trap and a perfect area for barbecuing, and also put down a gravel driveway with room for a number of vehicles, and have planted box-hedged borders which were inspired by the gardens at Felbrigg Hall.

In past summers they would often erect a small marquee in the top field, for outside living, study, and parties. And here in the top field they also made the most of the space available, establishing a smallholding with a herb garden, a vegetable garden, planting fruit bushes and numerous indigenous trees and hedges, and keeping livestock in the form of a small flock of Orpington hens, Aylesbury ducks and geese. The garden is a haven for wildlife and frequently visited by Muntjac and roe deer, particularly at the far end near the stables, but many varieties of birds are

also to be seen there including a heron which often visits a neighbour’s pond, buzzards, house martins, pheasant and wood pigeons.

SurroundingsThe owners and their family can’t lavish enough praise on the area during their years at the property. “Gathering in supplies shopping in Holt early on a Saturday morning, taking advantage of the wonderful array of local seasonal food from “John the Fish” (The North Norfolk Fish Company) whose locally sourced fish is of the highest quality; Back to the Garden for organic locally grown fruit, veg, butchers and delicatessen, and a lovely restaurant and outside seating café, the food hall at Bakers & Larners (“Harrods-on-sea”); returning to the barn for feasting and merriment, walks across the heath and down to the sea; snoozing in the top field marquee with the side pulled back to look out over the fields and the scotch pines of Kelling Estate beyond.”

On the doorstep How far is it to...? DirectionsHigh Kelling is a small village in close proximity to the market

town of Holt. It is ideally located for access to the North

Norfolk coast with its miles of unspoilt coastline. There is

easy access to major trunk roads with access to both Holt,

Sheringham and Cromer. High Kelling is in the North Norfolk

coast in an area of outstanding natural beauty, the area

is famous for its wonderful coastline, wildlife and scenery.

Blakeney, Cley and the Georgian town of Holt are close by.

There are several golf courses, bird reserves and national trust

properties nearby. The attractive village of High Kelling has

its own post office/ store, social centre and doctors surgery

and good educational facilities include the private Greshams

School in Holt for boys and Girls from preparatory through to

sixth form and also Beeston preparatory school.

The rapidly expanding Norwich airport to the north of the city offers extensive European flights with most destinations via Schiphol. There is a local railway station at Sheringham with connecting trains to London Liverpool Street from Norwich. The picturesque scenic route of the North Norfolk Railway runs from Sheringham to Holt and there is racing at Fakenham and Newmarket, golf at Royal Cromer, Sheringham, Mundesley and the Links at West Runton.

From Holt proceed east on the A148 stay on the Cromer Road into High Kelling. Passing the Holt Woodland Air Rifle Club take the left turn onto Bridge Road and right to Warren Road, passing the Holt Rugby Club on the left and continue to the end of the driveway where 2 Warren Farm Barns can be found on the left hand side through brown double gates.
