EDUCATION Aston University Engineering Academy We addressed the client’s brief to provide a range of formal, state-of-the-art learning and teaching environments, as well as an informal, rich, social learning environment more often seen in the workplace or University than in a traditional school.

COMMERCIAL OFFICEOne New ChangeThis mixed-use retail and office project encompasses an entire city block in the City of London. The building is organised around intersecting passages which cross the site, forming an atrium running through the building.

ARTS AND CULTURETate BritainOur sympathetic extension to this iconic building required careful logistical planning to ensure thousands of visitors a day didn’t experience disruption.

RESIDENTIAL Athletes’ Village This began as the largest and busiest residential construction site in the UK, and became nearly 3,000 homes set in 10 acres of open space.

REGENERATIONElephant & CastleThe mixed-use scheme includes over 5,000 homes, office, retail, leisure, and restaurant space. The area will be surrounded by a new public realm of squares and streets, which will re-establish the old Georgian grid.

RETAILBluewaterNot just a building, but a unique brand. Bluewater covers 1.6 million sq ft, 50 cafes, bars and restaurants, 13,000 free parking spaces, 50 acres of parkland, and seven lakes.

Project Management

OVERVIEWThe first project is the restoration and conservation of the Strangers’ Dining Room. This is one of the Palace of Westminster’s ‘fine rooms’, located on the principal floor. Using heritage conservation works we will repair the damaged oak paneling, restore the room’s intricate painted ceiling, improve the overall lighting provision and restore the room’s ornate fireplace.

The second and third projects are six year programmes to overhaul over 3500 bronze windows and to repair and replace the encaustic floor tiles throughout the Palace. To retain the visual integrity of the building we will be replicating the traditional methods used for both the creation of the tiles and the construction of the windows.

Finally we will be removing the Broadcast Box from the House of Lords Chamber. This will increase the seating capacity of the Press Gallery, which will be returned to its original layout and design, in line with the historical architecture of the Chamber.

ELIZABETH TOWER (COMMONLY KNOWN AS BIG BEN) FRAMEWORKSCHEDULEDecember 2014 - Summer 2018

OVERVIEWCommencing in December 2014, the planned major refurbishment of the Elizabeth Tower is driven by the results of condition surveys and quadrennial reviews and the operational need to ensure that the tower is a safe working environment. Due for completion in Summer 2018, the brief is to initially undertake a feasibility study and options appraisal before commencing on substantial refurbishment works to the belfry roof, stone conservation, installation of a passenger lift, remedials to the four clock faces and clock mechanisms along with extensive conservation works to the interior. The project also seeks to address concerns over the structural integrity of the tower and is to be carried out with minimal disruption to ongoing tours of the space and operation of the clocks and bells.

OVERVIEWThe Millbank Island Site was originally designed by W. D. Caroe and built between 1903 and 1906. The Parliamentary Estates Department (PED) acquired the site for the House of Lords Peers and their staff. PED’s brief was to undertake a full refurbishment and re-presentation of the Island Site, combining Nos. 1 and 2 Millbank, to form a new single building. The desire was to create high-quality offices and ancillary facilities for the House of Lords.

Lend Lease was initially commissioned via the OGC Buying Solutions Framework to project manage all stages of the client’s fit-out project; however, our brief was soon extended to provide strategic programme management advise to PED when it became apparent that the main contract works were in delay. Lend Lease successfully assisted the client and the main contract and fit-out project teams to deliver the works on time and below budget.

CONSERVATION OF STRANGER’S DINING ROOMFRAMEWORKSERVICES Project Management Framework

OVERVIEWStrangers Dining Room (SDR) is a riverside dining room on the Principal Floor of the Palace of Westminster. The room is used frequently and operates a busy restaurant service on days when the House is sitting. A project brief was developed to improve the historic accuracy and decorative condition of the room so the catering services would be able to compete to a higher market level and to increase income generation. This was to be delivered to a tight programme and restrictive budget.

SOVEREIGN’S ROBING ROOM FRAMEWORKSERVICES Project Management

OVERVIEWThe Sovereign Robing Room (SRR) is located at the southernmost point of the Palace of Westminster and is of significant relevance to the British monarch and plays a key role in the annual opening of Parliament ceremony. A survey of the room’s fabric in 2012 found visible water damage and cracks to the timber panelling, historically inaccurate brasswork, gilding issues, glazing damage and stone damage in need of repair.

A project brief was developed and Lend Lease Consulting were commissioned lead a professional team in restoring the SRR through the entire project cycle. The project offered the opportunity to access the higher levels of the room which in some cases had not been attended to for over 80 years. The project’s main objective was to halt further deterioration of the rooms’ historic fabric and to amend the various elements that compromised the room’s visual integrity.

OVERVIEWLend Lease was appointed as sole provider to a project management framework, working on projects that form part of the V&A’s FuturePlan capital works programme. The framework was extended in 2007 and re-tendered in 2011 through OGC. We remain sole PM provider building on the excellent relationship with the Client.

The past three years has seen Lend Lease involved in a number of gallery refurbishments and large capital works projects as part of the FuturePlan, an ambitious programme of works which will eventually see nearly 100 per cent of the museum’s visitor space undergoing refurbishment, as well as the transformation of existing back of house stores into new gallery space and the formation of brand new gallery space under the existing museum.

OVERVIEWLend Lease Consulting was appointed as project managers and contract administrators of the biggest architectural intervention at the Victoria & Albert museum to date, the Exhibition Road Building project.

The Exhibition Road Building project will be providing a new entrance, courtyard and purpose-built subterranean gallery for temporary exhibitions, the Exhibition Road project will showcase the best of contemporary design, as well as celebrating the beauty of the V&A’s existing structure.

Amanda Levete Architects are working with the V&A on an exciting process to explore the possibility of installing the first ceramic-tiled courtyard in the UK. This choice of material responds specifically to the fabric of the original building and its collections, which include numerous striking examples of19th century decorative ceramics. The courtyard will act as a venue for installations and events and will be served by a glass-fronted cafe. Creating the new gallery will allow greater flexibility for exhibition design, and will also allow the opportunity to uncover and restore the stunning 19th century courts currently used for temporary exhibitions.

OVERVIEWIn June 2003 National Museums Scotland launched a new Vision: ‘A world class museums service that informs, educates and inspires’. Lend Lease was commissioned to manage a new masterplan for the Royal Museum site that led to the project works described here.

The main element of works was to create a new street level entrance, arrivals hall, shop, restaurant and administrative offices in the existing basement storage area.

New stairs, glazed lifts and escalators were installed to encourage a greater flow of visitors throughout the renewed museum.

The Grand Gallery was largely retained in its original form, but 16 other galleries were completely revised with a special space created to receive travelling exhibitions from all over the world.

To facilitate the development, whilst maintaining as much public access to the Museum as possible, the project was divided into phases. The first was to create a new store building at a remote location to receive the objects that were housed in the lower level of the Royal Museum.

To ensure that the adjacent Museum of Scotland could continue to operate during the main works period, a new lift and escape stair were constructed as an enabling package.

The Royal Museum was closed for three years from Easter 2008, to allow the main redevelopment works to be carried out.

During the closedown period the new exhibition design was completed and installed. The design aimed to show more objects than had previously been displayed and to provide greater interpretation and interactivity for visitors.

Whilst many objects were retained, there are thousands of objects from the Museum’s collections that will now be able to be displayed – many for the first time.

The completed refurbishment finally brought the Royal Museum complex up to the necessary compliance standards for disability access and health & safety regulations.

OVERVIEWLend Lease have been appointed by the Science Museum Group as project managers and contract administrators for the prestigious Showcases in their new Information Age Gallery, the first project of a 10-year masterplan.

The new Information Age gallery tells the story of the transformations that have taken place in human communication in the last 200 years. It will expose, examine and celebrate the technology that has changed the way we live and connect with one another. It will illuminate how human creativity and decisions have defined and shaped our communications networks.

OVERVIEWLend Lease were appointed as project managers for this scheme from RIBA Stage A to completion, commencing in February 2014.

Science Gallery at King’s will be a new space where art and science collide, drawing on the strengths of the College’s nine academic schools to engage over 250,000 visitors per year in cutting-edge research.

Refurbishing a wing of the listed Guys Hospital and the adjacent quadrangle, which is located in a prime position opposite the Shard on the Guy’s Campus, the gallery will include exhibition spaces, a theatre, café and courtyard. With no permanent collection, it will generate and host dynamic exhibitions, events, performances and festivals. Free to visit and with a focus on 15-25 year olds, it will be a flagship project for culture and science at King’s, enhancing partnership between College and the cultural sector.

TATE BRITAIN GALLERY REFURBISHMENTVALUE£22 million

OVERVIEWTate Britain is the home of British art, with visitors per year increasing from 1m in 2000 now over 1.5 million. The additional visitor numbers require the improvement of circulation and upgrade of outdated facilities to allow the best appreciation of the collection the gallery contains.

Tate Britain is organised into quadrants. The last major gallery refurbishments upgraded the Northern half, however the Southern half has galleries which operate within roofs from the original 1890’s construction and suffer from rainwater ingress.

These galleries have limited and outdated environmental control – so significant improvements are required to bring them up to international standards and allow a larger part of Tate’s collection to be displayed.

Phase 1 is the refurbishment of the South East Quadrant and southern circulation areas including the Millbank entrance.

The works includes gallery refurbishment at Principal level; an upgraded schools reception, shop café and kitchen servery at Lower level and two new feature staircases; an expanded members area using the currently under utilised space above the Rotunda at the upper level and the restoration of the River Room at the front of the building.

Building services are replaced throughout including new ventilation plant, heating and chilled water systems, fire alarms, security, access control and bespoke feature lighting to the galleries and circulation spaces.

ROYAL ACADEMY OF ARTS REFURBISHMENTVALUE£15 million

OVERVIEW

The Royal Academy of Arts has been a regular client for a number of years. Lend Lease was first appointed in 2001 for the first of a series of projects whose main aim was the restoration and modernisation of galleries and private rooms for the display of collections of important art, and the presentation of its fine internal architecture.

Burlington House is situated in the heart of London’s West End and houses major resources in terms of architecture and important works. In recent years the Royal Academy has embarked on a phased programme that involved the restoration and modernization of the following:

The Fine Rooms

The Fine Rooms, namely the Reynolds, Tennant, General Assembly and Council Rooms, Saloon and other areas have received careful and painstaking restoration to return them to their original condition. In addition, works have also included the installation of unobtrusive modern air conditioning and climatic controls and lighting, power and conference electrics.

A new Muniment Room for housing historic archives was also constructed, together with new areas to house air handling equipment. Each project needed careful appraisal of the historic structure and involved unique structural solutions.

Front Courtyard and Portico

The project involved the upgrading of the existing courtyard to Burlington House to realise its potential as a public space issuing off Piccadilly. The central area was re-laid with granite flags and new contemporary fountains and lighting installed. The Cordonata area was excavated to receive the plant room for the fountains. The Portico also received sympathetic restoration with new Portland Stone paving, frameless roof lights and installation of ramps for disabled visitors.

Galleries and Lighting

Works involved the refurbishment, repair and redecoration to the walls and ceilings of the main galleries and in particular the installation of new lighting consisting of a unique system of lighting booms that can be easily raised and lowered.

OVERVIEWLend Lease worked as principal construction management contractors for the Imperial war Museum’s complex refurbishment to mark the centenary of the First World War.The main scope of works included a new ground-breaking First World War Gallery, a reconfigured new central hall, dramatic new atrium galleries covering conflicts from the Second World War onwards and a new gallery level E which can also double as a corporate events space out of hours.

The project has transformed the IWM, significantly improving visitor services and creating a new central dynamic space. This has enabled the museum to display its iconic large objects, emphasising the brutality of the First World War but also the extraordinary experiences, great innovation and art at that time.

OVERVIEWLend Lease Consulting were appointed as project managers on the transformation of Kensington Palace State Apartments and Royal Ceremonial Dress Collection into a new “integrated visitor experience” covering an area of approximately 4,000 sq ft.

The project involved the careful conservation, maintenance and repair of the building fabric. As Kensington Palace is an Ancient Monument close liaison with English Heritage and HRP was required throughout.

Careful pre-planning was also undertaken to identify all the potential constraints on the project and, in particular, the often lengthy lead-in times of specialist trades associated with works to historically sensitive buildings

OVERVIEWThe Playfair Project, for which Lend Lease Consulting provided Project Management services has rejuvenated the National Galleries of Scotland’s presence at The Mound in central Edinburgh by creating a single, integrated complex that links the iconic National Gallery and Academy buildings.

The most ambitious capital project ever undertaken by the Galleries, the project involved the complete restoration of the Royal Scottish Academy Building and the creation of an imaginative new space - the Gardens Entrance - to connect the two gallery edifices.

WEDGWOOD

SERVICES Project Management

OVERVIEWLend Lease Consulting provided Project Management services to the Wedgwood Museum Trust for a new facility that puts the Museum Trust’s designated collections back on display. The project, which took 8 years, involved the conversion and refurbishment of existing factory space and new build works, providing the Trust with approximately 4000m² of additional space.

This project has made the Trust’s vision of a new Wedgwood Museum a reality, creating one of the most impressive displays of Wedgwood ceramics, paintings and artefact attracting visitors from all over the world.

It’s an approach that repeatedly proves its worth – never more so than during the construction of the Athletes’ Village for London 2012 Games.

The size, scale and deadlines of this project meant that at peak we had over 6,000 construction workers on site – some of whom were only involved for a short time. Yet despite this, there were no serious injuries during the three-and-a-half-year construction period. The accident rate was half of the national average, and on nine occasions the team worked over a million hours without a single reportable incident.

The health, safety and wellbeing of everyone we engage with is incredibly important. We strive for a happier, brighter future and it starts with care.
