Guide to development and relocation opportunities
Hinckley & Bosworth Borough Council’s vision is to be a borough
to be proud of. The key to delivering this vision is to create a
vibrant place to work and live. As a consequence, Hinckley is

centre and the wider borough.
This transformation is creating exciting development and
relocation opportunities in the retail, business, education and

start offering the chance for organisations to join and work
towards this vision with a determined and progressive council.
Success is dependant upon public and private sector investment

Cultural Quarter Hinckley
The area to the north of the town centre has huge potential for
redevelopment and growth and is known as the Cultural Quarter.
The area is anchored by:
North Warwickshire & Hinckley College – a development completed three years ago
The Atkins Building – A council owned successful business enterprise centre in a converted hosiery factory
The Concordia Theatre – A well used regional theatre
The Cultural Quarter is a diverse part of the town with underused
buildings and demolished factory sites. There is also an eclectic mix
of retail, museum and voluntary sector buildings, small factory units
and housing.
With a need for housing in the town centre the area is thought ideal
for new housing developments. There is also the potential for new
employment generation and especially managed workspace.

Castle Street and Church Walk Car ParkHinckley
This 0.33 ha. (0.8 acre) development site is in the main Castle
Street pedestrianised shopping street, between the prime
Britannia Shopping Centre and the recently refurbished Co-op
department store. It comprises a number of mixed-ownership
retail shops and a public car park at the rear.
The opportunity is for a new retail based scheme that increases
the retail floor space and general offer. This could include larger
units. There is the potential to increase car parking via a single
deck over the existing car park or roof space car parking over a
new building. The design and specific layout of any scheme here is
very flexible. The present businesses and their operational needs
will need to be accommodated.
Hinckley & Bosworth Borough Council own three of the present
shop units and the public car park. The council will be seeking a
development partner who will pro-actively lead on site assembly,
design, negotiation and developing a new high-quality integrated
retail based scheme. The timing of any such marketing is
currently being considered by the council.

Middlefield Lane Hinckley
The site is in the north of Hinckley, close to the A47 bypass, in an
area which is predominantly residential in character.
This site was formerly used as a depot by Hinckley and Bosworth
Borough Council. Buildings have now been demolished and the
hard surfaces and foundations taken up, but note that the access
road remains.
The site is therefore available for development. A planning brief
for the site has been prepared to assist interested parties. It is
envisaged that use will primarily be residential and this does not
preclude an element for a form of care home. This site is fresh to
the market and interested parties may register their interest on
the council’s website in order to receive updated information and
an invitation to tender a best offer. The site can be inspected by
appointment.
