New York City Football ClubNEW YORK CITY FOOTBALL CLUB (NYCFC) is a professional soccer team, based in New York City, and competing in Major League Soccer’s Eastern Conference. It was announced as the League’s 20th franchise on May 21, 2013 and is the first and only Major League Soccer Club located within the five boroughs of New York City. Majority owned by City Football Group, which is in turn majority owned by H.H. Sheikh Mansour bin Zayed, New York City FC plays its home games at Yankee Stadium. The iconic ballpark is also home to minority owner, the New York Yankees.

In acquiring the franchise, City Football Group demonstrated to Major League Soccer the following key qualities

• BELIEF IN US SOCCER - recognizing the unique, stand-alone investment opportunity in one of the most rapidly growing football markets in the world;

• PASSION FOR THE CITY OF NEW YORK - building a soccer club in the heart of one of the world’s greatest cities which currently has no soccer team within any of the five boroughs;

• STRONG CONFIDENCE IN MAJOR LEAGUE SOCCER as a well-run league that continues to grow and compete with many of the leading soccer leagues in Europe and around the world.

In 2010, Manchester City FC, also owned by City Football Group, built a rooftop soccer pitch at PS72 (East Harlem’s Lexington Academy), and in 2013, New York City FC was officially launched on that same pitch. Since then, the first-of-its-kind, synthetic grass pitch has provided hundreds of young people a safe place to play soccer, and City has proudly served more than 30,000 young people to date across the five boroughs.

The Club kicked off their inaugural MLS season in March 2015 and has former US National Team captain Claudio Reyna as its Sporting Director and former World Cup winner Patrick Vieira as its coach.

Representing the five boroughs is in the DNA of NYCFC, as it endeavors to reflect the best of the city in all its activities. Examples include:

• YOUTH DEVELOPMENT The Club’s Youth Affiliate Program works with 11 local teams, and is designed to ensure a clear pathway for the local youth soccer community to reach the highest level of competition. The Club has recently announced a new girls academy program providing elite development trailing to girls from U-14 to U18 age groups in the tri –state area.

• THE CLUB BADGE was a product of co-creation with fans who were invited to submit their own designs and create a ‘badge of badges’, and the final design was inspired by the old New York City subway token.

• Color Scheme The inclusion of orange in the Club’s color scheme is homage to New York’s Dutch heritage, also found in the New York city flag and the stadium corner flags, merchandise and captains arm band are based on the New York colors.

• AN INCLUSIVE AND WELCOMING ENVIRONMENT NYCFC is deeply committed to working with its local com-munity to create an inclusive and welcoming environment, reflective of the diversity of New York, and an identity shaped with and by the city. Such work includes fundraising and sponsorship partnerships with New York Ram-blers Soccer, NYC and the world’s first LGBT inclusive soccer club.

The New York City Soccer Stadium will offer not only a premier soccer experience, but will create a sense of place, in the heart of a thriving community, with facilities designed to serve the needs of those around it

CITY FOOTBALL GROUP (CFG) was established in May 2013 with a vision to become the most significant, successful and socially relevant football organizations in the world.

CFG is the owner of football businesses in major cities around the world, including football clubs, academies, technical support and marketing companies.

These Clubs include Manchester City FC in the English Premier League, Manchester City Women’s FC in the Women’s Super League, New York City FC in the MLS, and Melbourne City FC and Melbourne City Women’s FC in the A-League and W-League.

The Group’s investment in New York City FC came five years after the acqui-sition of English Premier League Club Manchester City FC by the same own-ership. The transformation of the club which was to follow, was unanimously welcomed by the Club’s fans. In playing terms, investment in the squad led to the winning of trophies for the first time in almost four decades. Off the field, investment was substantial and diverse. All functions of the Club were transformed, and the Club’s “City in the Community” program expanded to touch more than 40,000 local lives a year, with many thousands overseas also benefitting from the Club’s global community outreach.

The most visible area of investment was in the area of infrastructure devel-opment, with a number of major projects completed, including a staff office building, a pioneering fan zone, expansion of the Etihad Stadium, and the construction of a world leading 80-acre youth development and first team training facility, the City Football Academy. The community focused and con-sultative approach to such infrastructure projects was widely recognized and respected by the city of Manchester, the UK media and general observers alike.

In December 2015, a 13% shareholding in CFG was divested to a China Media Capital-led consortium, creating an unprecedented platform for the growth of CFG clubs and companies in China and internationally.

This network of entities will collectively be responsible for the develop-ment and operation of the New York City Football Club Stadium.

New York City Football Club ExperienceSOCCER IN THE US

Soccer in the US has been growing in popularity across America since the national team’s first World Cup appearance in 1990. In 2017, it is the second most participated in sport in the country with a 52/48% gender split, and there are more than 60million fans across the US.

New York is home to 10 million soccer fans, now with a team within the five boroughs to call their own. NYCFC has an average attendance of more than 27,000, and a record of 48,000 at its current home, Yankee Stadium. For 63% of NYCFC season ticket holders, this is the first time they have ever owned a season ticket for a professional sports team, demonstrating the early success of NYCFC’s inclusive and accessible approach.

The sport is growing country-wide – between 2015 and 2016 soccer fans in New York increased by 51%, MLS attendance has grown across the league at an average of 10% each year since 2004, and TV viewership grew significantly

City Football Group ExperienceUNITED KINGDOMCity Football Group’s approach to infrastructure development has four consistent principles; positive impact on the development of soccer, positive economic impact with local employment and procurement, environmental consideration, and engagement with, and benefi t for, the local community. All of the Group’s major infrastructure projects, described below, have involved transparent and comprehensive community consultation and engagement and have been delivered on time and on budget.

CITY FOOTBALL ACADEMY, MANCHESTERCity Football Group invested $250 million and three years of detailed planning and community consultation to create the transformative City Football Academy (CFA). Unrivalled in scale and scope, and with 98% community approval, the world leading first team and youth development facility was built on a previously polluted and derelict 80-acre site adjacent to Etihad Stadium, home of Manchester City FC. 5.5 acres of the remediated land was donated for community use, on which a leisure center, college, and health institute have since been constructed.

Outcomes

• $256 million in public value benefits over the first 10 years

• 7,500 people worked on the construction of the CFA and associated developments.

• 60% of jobs to Greater Manchester residents

• 60% of supply chain remained in Greater Manchester

• GVA impact of jobs created over 10 years is $66M in Greater Manchester and $111M UK-wide

• 29 hours a week allocated for community pitch use

• $48M health benefits to the region over the next 10 years

• $4M donated for new community facilities

• 2,000 new mature trees planted

• LEED Gold Certified

City Football Group Experience UNITED KINGDOM

ETIHAD STADIUM EXPANSION, MANCHESTERCity Football Group expanded the former Commonwealth Games stadium from 47,000 to 55,000 capacity, creating 7,500 new seats on a new third tier, and three rows of seats at the side of the field. Building took place over an 18 month build period, covering one and a half soccer seasons, with zero fan disruption, and finishing on time and on budget for the first match of the season.

The Club engaged in community consultation for two months, constructing a consultation center outside the stadium that was open seven days a week and attended by more than 12,000 fans.

In August 2015, the stadium was officially opened by a group of apprentices who helped to build the stadium, and a fan who celebrated his 100th birthday at the Etihad.

Outcomes

• 39 apprentices employed on the project

• 1,400 local students engaged

• 21 trainees achieved full-time employment

• 64% employees from the North West

• 4,600 hours of training delivered on site

City Football Group ExperienceAUSTRALIA

CITY FOOTBALL ACADEMY, MELBOURNEIn February 2015, CFG opened CFA Melbourne, home to the group’s football operations in Asia Pacific and Headquarters for Melbourne City FC. Design was overseen by Rafael Vinoly, and built upon the same philosophy as CFA Manchester featuring the same distinctive circular dressing room, and with the only Desso Grassmaster pitch in Australia.

The facility brought the entire club staff under one roof, enabled significant expansion of the community delivery programs, and brought one of Australian sport’s most advanced facilities to Melbourne.

CITY FOOTBALL ACADEMY, NEW YORKConstruction on City Footballl Academy, New York, began in October 2016. With design overview by Rafael Viñoly,, the formerly vacant and unused 17-acre site in Orangeburg will provide a lasting home for NYCFC’s first-team and support staff. In line with NYCFC’s community approach, the Club made a donation for program and facility improvements to youth affiliate World Class FC, based on Orangeburg and a contribution to the Town for roadway and infrastructure improvements.

Rafael Viñoly ArchitectsSTADIUM ARCHITECT

Viñoly, founded in 1983 and based in New York City — with offices in London, Manchester, Abu Dhabi, Buenos Aires, Chicago, and Palo Alto — is an internationally renowned architectural firm with projects spanning six continents. Over the past thirty-three years, the practice’s key trademark is its ability to reinvent institutional typologies and integrate the public realm into civic buildings.

The uniquely diverse work the firm has completed includes award-winning courthouses, museums, performing arts centers, convention centers, athletic facilities, banks, hotels, hospitals, laboratories, recreational venues, residential complexes, and commercial, industrial, and educational facilities. Projects range in scale from laboratory casework to large urban commercial and institutional master plans. The firm has also completed several projects involving the restoration and expansion of buildings of significant historical and architectural value.

Guided by the design leadership of principal, Rafael Viñoly, the firm is managed by the Vice President Jay Bargmann, who also administers projects jointly with each of the firm’s project directors. These experienced architects—many of whom have been with Viñoly for two decades or more—share the advanced, centralized resources of the firm as well as a high level of commitment and a rich database of knowledge. This structure guarantees consistency and high standards of design and documentation and enables the firm to maintain its longstanding record of successfully com-pleted fast-track, design-build projects, as well as conventionally scheduled and organized assignments worldwide.

The practice’s atelier design intelligence coupled with the capabilities of a large, multi-disciplinary firm produces ap-propriate, creative responses to program requirements. We consider design an integrated field in which programming, function, implementation, engineering, economic feasibility, and cultural impact are not independent concerns or dis-ciplines but elements which should be equally evaluated and addressed. This approach requires versatility, expertise, and above all a pragmatic overview that expands the need for creativity rather than limits it.

DAVID HODGE LEEP AP PARTNER

RAFAEL VIÑOLY FAIA SCA JIA IntFRIBAPRINCIPAL

Rafael Viñoly’s forty-five years of architectural practice in the United States, Latin America, Europe, Asia, Africa, and the Middle East have been consistently driven by the belief that the essential responsibility of architecture is to elevate the public realm. In favor of a process that uncovers programmatic, aesthetic and strategic synergies, he eschews stylistic trends; through proven design, analytical and political acumen, he aligns the often-conflicting needs and motivations of diverse stakeholder constituencies to increase the financial and emotional return-on-investment of complex, capital-intensive projects.

Mr. Viñoly began his career in architecture in Argentina, where, at the age of twenty, he co-founded Estudio de Arquitectura, which became one of the largest design studios in Latin America. His celebrated early work—including two World Cup soccer stadia—transformed the landscape of Argentina and established his approach which is marked by a sustained structural originality which transcends the passing fads of architectural movements. Mr. Viñoly founded his eponymous firm in New York City in 1983, and the practice has since established offices in London and Abu Dhabi, as well as project offices throughout the world.

At home with both large- and small-scale projects, Mr. Viñoly personally leads design efforts on all of the firm’s projects. He utilizes digital technology, not just to optimize the execution of a design, but to conceptualize it. He sketches directly in 3D modeling software, alongside the owner and with the constant feedback of pertinent data, brings a healthy sense of reality to the world of ideas, without diminishing the speculative character of conceptual design. This technique also accelerates the process of verification—that in earlier eras occurred after free-hand drawing took place—and allows the team to evaluate areas, volume, and potential cost drivers that help the overall team understand the building project as a totality. Mr. Viñoly is a registered architect in New York, Argentina, the United Kingdom and Japan.

Jay Bargmann has held a leadership position in the firm since it was founded in 1983. Over the past 30 years, he has guided the growth of the practice to encompass specialists in façade design, building waterproofing and enclosure design, laboratory design and planning, facility programming and planning, structural engineering, interior design, component prototyping and computer visualization.

He has also managed the expansion of the firm to its current configuration comprising two additional branch offices and multiple project offices, a strategy which allows Rafael Viñoly Architects to deliver its services locally at each project site. As a result of these initiatives, the firm has the size and expertise to undertake projects of considerable complexity and breadth, anywhere in the world.

Mr. Bargmann’s area of expertise is the management of large-scale projects, many of which have been designed and procured through a fast-track or multiple bid package methodology. He developed and implemented a unique project delivery system which weds the design and documentation activities to the construction process, integrating builders and project managers with the team’s architects and engineers.

Mr. Bargmann has personally led projects of all building types the firm has ever undertaken, and he oversees the practice’s largest and most complex projects. His most relevant experience includes the successful realization of several athletics projects for the City University of New York in the 1980s, the Princeton Stadium project he managed in the late 1990s and several large mixed-use campuses for academic, research and healthcare clients that were delivered on aggressive fast-track schedules since 2000. Mr. Bargmann also directed the approvals application and approval process for five of the fir’s projects that were subject to the Urban Land Use Review Process (ULURP). Mr. Bargmann is a registered architect in 26 states, including New York.

David Hodge joined Rafael Viñoly Architects in 2001 and became a Partner in the firm’s New York office in 2014. Recognized for his ability to deliver large-scale sports, research, residential, and mixed-use projects on time and on budget, Mr. Hodge brings a wide range of relevant experience to the NYC FC Stadium team.

Mr. Hodge’s athletics project experiences include the management of design, documentation, and construction administration of the $314 million City Football Academy in Manchester, UK, a campus that encompasses one indoor and 15 outdoor soccer pitches as well as a 7,000-seat outdoor stadium and training facilities for both youth and professional soccer teams. Subsequent to this project’s opening in 2014, Mr. Hodge has managed expansion training facility sites for the City Football Group in Melbourne, Australia and the New York City greater metropolitan area. For Columbia University, he recently completed the design, documentation, and construction administration of the largest seasonal air supported structure (“SASS”) in New York City.

Mr. Hodge has worked extensively with private and public research and educational clients. Currently, he is directing the completion of documentation and overseeing construction administration for the River Campus, a new $366 million research laboratory that has minimized its insertion into The Rockefeller University’s historic, Upper East Side campus by its placement on structures spanning the FDR Drive highway adjacent to the university. He also completed design for a future health and wellness facility for the campus, including an indoor swimming pool, locker and concessions facilities, and a rooftop tennis court.

Mr. Hodge’s experiences working on varying beguiling typologies and in both national and international contexts has allowed him to build on the firm’s best practices in terms of project management, which he brings to each project. He has also participated in the firm’s training and research program through development of a modular green roof that is now patented.

CITY FOOTBALL ACADEMYViñoly’s design for Manchester City’s Football Academy was born out of the club’s desire to consolidate its existing facilities and strengthen its connection to the East Manchester community while creating a “world-leading” training facility to raise athlete performance and standards through enhanced training, injury management, sports science, and research facilities. The scheme remediates and transforms a brownfield site adjacent to MCFC’s Etihad Stadium into Manchester City FC’s flagship headquarters and training facility.

Viñoly answered the needs of Manchester City FC in organizing the site, program adjacencies, and security zones for youth, elite players, and the general public. The resulting design connects the elements to their surroundings at Eastlands while organizing the programs to ensure a high level of functionality and security for youth and elite players.

Immediately adjacent to Etihad Stadium, the Club Headquarters and Youth Stadium is the public face of the Manchester City Football Academy.

PRINCETON UNIVERSITY STADIUMPrinceton University’s aspiration was to create the most distinguished, collegiate stadium in the United States and to replace the existing Palmer Memorial Stadium, which had deteriorated beyond repair. Princeton required that the stadium be flexible enough to accommodate the broadest range of sports events–football, soccer, lacrosse, and track and field–and to serve as a year-round facility.

The original stadium, surrounded by a chain-link fence, sat empty most of the year because Princeton typically previously scheduled only six football games a year. In addition, the underside of stadium seating is often a dark and unattractive area, cluttered with stadium service elements. In the new stadium, the space between the perimeter “wall building” and the gates for spectator seating area was designed so that it could become an attractive place for the university community throughout the year. By moving service functions into the “wall building,” introducing natural light into the circulation, and bringing extensive planting into the space, a new kind of covered public space was created, one that can be enjoyed independently from the sports events. It is also a multi-sport facility, used for the football, soccer, and lacrosse, with spectator seating for the adjacent track and field facility.

MENDOZA STADIUMThis soccer stadium was specially built for the 1978 World Cup games. Designed to accommodate more than 50,000 spectators – 24,000 in standard seating – in a broad and asymmetrical bowl, it is embedded in a natural depression in the foothills of the Andes. A wide concourse deck housing the facility’s services and secondary spaces surrounds the bowl just beneath the protruding lip of the stadium; the deck facilitates above-ground passage through the structure and offers 360-degree views of the dramatic landscape.

Within the stadium, the single rank of stands descends at a gentle slope to a standard playing field. Unusually, players and spectators are not separated by the high fence typical of contemporary stadia; instead, the field is protected by a low railing and a wide moat. The stadium’s shallow, gently sloping bowl, the profile of the Andes, visible from most of the stands, and the unobtrusive security architecture combine to give the spectator a sense of being cradled within the landscape.

The widest and tallest section of the bowl, facing east and paralleling the longer axis of the field, is also the only section to be sheltered from sun and rain. A monumental horizontal concrete-and-steel beam supported on two canted columns in turn supports a seemingly delicate translucent steel-framed canopy. The same beam houses the stadium’s press boxes, announcer’s booth, and high-angle camera positions.

Viñoly Experience with Athletic Facilities

NEW YORK UNIVERSITY ABU DHABI ATHLETICS FACILITIESLocated on Saadiyat Island, New York University Abu Dhabi combines a liberal arts and sciences college, select graduate programs, and advanced research, all fully integrated into a major research university. It is a co-educational and residential campus that comprehensively addresses student well-being.

The Campus Center combines the gym and the library, elements that are traditionally separated, as well as a variety of other student facilities. The athletic facilities here include an Olympic-sized swimming pool, a performance gymnasium and indoor track, a fitness center, squash and racquetball courts, and dance and exercise rooms, positioning health and wellness as an important element of student life. Two oculi bring light from the library into the gymnasium.

The north site provides outdoor facilities for competitive football, tennis, volleyball, ad track and field events, as well as opportunities for both men and women to participate in a wide range of recreational and instructional programs.

LEHMAN COLLEGE, THE APEXThis building was originally conceived as a conventional physical education facility that is part of the City University of New York. The program, however, was redefined to a large extent during the design process, after an in-depth analysis of the client’s real needs. The final design, while meeting the functional requirements of the college’s physical education program and providing performance and ancillary spaces, also makes an urban planning gesture by providing a northern boundary for the Lehman College campus and completing its main circulation axis, thereby allowing the building to function as a gateway.

With the agreement of the commissioning body, Viñoly analyzed existing athletic facilities at comparable institutions and conducted an extensive study of the needs and preferences of students and faculty at Lehman College. As built, the facility includes a main gymnasium, an auxiliary teaching gymnasium, and, what was at the time of its completion, New York City’s only indoor Olympic-size competition swimming pool, along with other training facilities, offices, locker rooms, and a ballet theater.

Hill West Architects is the industry-leading, New York City based architecture and design firm dedicated to the creation of the highest quality multi-use buildings. Hill West, founded by partners L. Stephen Hill and David West, is a collective of over 120 of New York’s most talented design professionals deeply experienced in the planning and design of high-rise residential and hospitality buildings, retail structures and multi-use complexes.

Hill West has shaped the New York skyline with its expansive portfolio of over 80 projects comprised of over 25 million square feet and over 19,000 units. Designs include SKY, 365 Bond Street, 71 Reade Street, 240 Riverside and more, with notable developments in the pipeline that include 1399 Park Avenue, 1 Seaport, and Court Square City View Tower

The firm has the vision and skills necessary to create bold solutions that respond to the urban environment. Their approach is market sensitive, pragmatic and attuned to the forces that drive successful developments. Hill West is large enough to meet the rigorous demands and schedules of the development process, while still allowing for the personal participation of the partners on all projects. The firm often collaborates with its affiliated, in-house Interiors firm, Whitehall, to create holistic buildings that are beautiful both on the outside and the inside.

THE NEW YORK CITY EXPERTS Hill West’s in-house team of zoning experts, led by David West, one of New York City’s premier zoning experts, lend their extensive knowledge of codes and regulations from the first steps of a project. Years of experience and close collaboration with key persons at various city agencies have imparted Hill West with an immense understanding of regulatory processes. The firm offers extensive experience ranging from assembling sites, feasibility studies and master planning to land-use approvals including the ULURP process, variances and Landmarks Commission Approvals.

MASTER PLANNINGHill West’s master planning skill has reimagined sites in multiple boroughs of New York including Queens, Manahattan, and the Bronx. Parkhill City in Jamaica, Queens, was the former home of Mary Immaculate Hospital. Hill West’s masterplan includes a new 16 story, 339 unit residential tower, and 2 historic prewar buildings converted into condos and townhomes. In one of the largest developments on Manhattan’s Upper West Side this decade, Hill West’s collaboration with Christian de Portzamparc has developed 3.2 acres of open space, a K-8 public school, and 100,000 square feet of retail, with 5 new multi-use residential buildings. In the South Bronx, Hill West is collaborating with Somerset Partners and Chetrit Group to create a new neighborhood on either side of the Third Avenue Bridge that

comprises over 1200 units, a new esplanade along the waterfront, new community spaces and retail opportunities that enrich the already diverse neighborhood.

DEDICATION TO DESIGNCentral to the firm’s process is the belief that architecture is more than the sum of parts. It is born from a moment of inspiration and should respect its place and time while striving for timelessness. Hill West approaches every new project with equal dedication to the aesthetic solution and functionality of the project. The firm’s integrated approach allows the creative and technical process to inform each other rather than allow one to dominate.

Design of a building is a process that requires vision and happens simultaneously from the outside in. Ideation must happen at both the micro-scale and macro-scale. Hill West addresses detail, tactile human experience, the city and the environmental sphere.

The buildings come from conversation, deep listening and interaction with clients, consultants, designers and experts. The firm’s in-house process involves evaluation of the program, brainstorming among team members, and the establishment of clear project goals. These shape the impact of the project on the surrounding block, neighborhood, community, city and environment.

COLLABORATION

Central to Hill West’s ethos is the understanding that the design and completion of projects requires extensive collaboration with all design team members and consultants. The firm seeks to cultivate strong partnerships with communication and understanding resonating throughout the process. Designs by Hill West are unique, resulting from a well-tailored approach. The firm continues to redefine the changing skyline of New York.

DAVID WESTCO-FOUNDER & PARTNER

With “architecture in his DNA,” David West is a veteran with over 30 years of experience. From the time he built model airplanes as a young boy, West has always been fascinated by the art, science, history, math, and “respecting the past” of architecture which has continued throughout his career.

As one of the founding partners, West continues to lead design projects that have included Sky, 363 and 365 Bond Street, 101 Lincoln Avenue, 71 Reade Street and Apthorp Penthouses. West stays personally involved in the planning and design of all his projects while also noted as one of New York City’s premier zoning experts. As a zoning authority, West has conducted thousands of feasibility studies and has been involved with nearly 100 completed projects. The unique blend of knowledge of both the pre-development process and residential building design, he provides the most creative and practical solutions. Additionally, through his extensive background in land-use approvals including the ULURP process, Variances and Landmarks Commission Approvals, he is frequently involved in projects from the earliest stages of land assembly, giving him a unique perspective into the practical aspect of various development solutions.

Prior to co-founding Hill West Architects, West co-founded Goldstein, Hill & West Architects and was a partner at Costas Kondylis and Partners. Previous positions include Hardy Holzman Pfeiffer and John Harding Architects. He received his degree in Architecture from University of California at Berkeley. An expert in the industry, West has given numerous lectures and participated on panels at such institutions as the AIA, Department of City Planning, Real Estate Board of New York, New York University and Columbia School of Real Estate. 1 SEAPORT1 Seaport soars 60 stories above the waterfront in the Seaport District of Lower Manhattan offering unobstructed river and city skyline views from nearly each of the 98 light-filled residences. The elegant, all-glass tower is the first condominium project in the most historic neighborhood in the city.

Hill West designed a building that embodies the essence of living on the water by day or by night. The designers digitized images of light on water to create a pattern by which the 4 types of glass on the building exterior mimic the sparkle and drama of the water and reflect the sky. Building infrastructure is located out of flood danger and off the ground floor. The main lobby, reached by a dramatic staircase, is also located on the 2nd floor. Incredible amenities include a pool with an infinity edge up against the glass that merges into the panoramic views of the city beyond.

Balconies spiral up the building in a helix-like movement, drawing the eye from the base to building crown. By night, 1 Seaport illuminates the skyline with long baguettes of lights wrapping its crown like a modern residential lighthouse in the city port.

COURT SQUARE CITY VIEW TOWERThe tallest building in Long Island City, Court Square City View Tower will rise 66 stories. The 800 condominium units will have unparalleled 360 degree views of Manhattan and the surrounding skyline. This all glass curtainwall building is a sleek, monolithic structure with re-entrant corners articulating the form and creating a place for balconies. The designers used two shades of glass, a neutral blue on the broader faces of the building and a clear green on the edges. The result is a building that appears to expose its special interiors beyond its glassy exterior. The base and crown are screened with metal fins that add lightness and conceal parking at the base. This language of metal fins allows the private residential entry and the public MTA entry at the building base to both relate to each other and be separate.

The building features a double-height sky-lit amenity space with a mezzanine lounge overlooking a pool on the 3rd floor. On the 5th floor amenities overlook an exterior terrace. A fitness center, sauna, spa, yoga room, parking, and storage round out the luxury experience.

365 BOND365 Bond Street sits on the Gowanus Canal at the edge of historic Carroll Gardens. The project is the first major development in Gowanus, an edgy industrial neighborhood that is quickly becoming a destination. 365 Bond is the first of a pair of buildings with 363 Bond, presently in construction across First Street. Designed as a complimentary pair, each building stands alone but shares a commonality of form and materials. The facades relate and both buildings look and acts like a series of buildings working in tandem to create a well-balanced neighborhood. The buildings both front a richly landscaped public esplanade designed by Brooklyn landscape architect Lee Weintraub and are adjacent to the historic Carroll Street Bridge.

At 365 Bond, weathered brick, raw concrete and large expanses of mullioned glass make reference to the area’s industrial past. Although the building occupies an entire block its variety of scale and height make it feel like a neighborhood rather than a building.

The units are anything but identical in this building, with over 66 unique layouts. There are duplex townhouse units with entries off the street that are surrounded by front gardens much like other townhouses in the neighborhood. Many units have private roof terraces and those that don’t can enjoy one of many outdoor amenities or a view into the serene inner courtyard from the floor to ceiling industrial windows. Amenities include a living lobby and community center, several lounges, a fitness center, valet parking, roof decks and community spaces for kayak storage and a boat launch.

The neighborhood surrounding the 1.8 mile Gowanus Canal is in the midst of a renaissance. “The project challenged us to find a sweet spot between edgy industrial and Brooklyn brownstone. We managed that by weaving some common materials through a varied landscape of height and scale,” states David West.

SKYSky, 605 West 42nd Street, boasts an impressive 1175 units in a 60-story luxury rental tower. The approach to this building by foot or by car is through a cobbled entry court featuring a fountain holding a sculpture by artist Yayoi Kusama. The entry canopy is illuminated with an array of Hollywood bulbs that enhance the feeling of arriving at the foot of a red carpet. The soaring form of the tower is an exclamation point at the west end of 42nd street.

The glass skin was designed to seamlessly marry exterior and interior, allowing for floor to ceiling glass in residential units and spectacular city and river views throughout. While the building is a single volume, the form is articulated as two slender rectangles slipped past each other, giving a verticality and slenderness that belies the nearly 1,000,000 square feet contained within. Each face of the tower is differentiated by subtle shifts of glass color and metal trim.

At night, the building’s edges glow with thin bands of white light that culminate in the illuminated crown and the night sky. Many units on the western side have balconies with all glass railing panels that allow unobstructed view of the river and surrounding city.

The building’s extraordinary amenity package includes NY City’s first Lifetime Athletic; a health and wellness club that is open to public membership and has a separate entry. It houses a full sized basketball court, Turkish bath, two outdoor pools, an indoor pool, and over 16,000 square feet of outdoor wellness space.

RIVERSIDE ULURPThe City Council approved the Riverside Center ULURP in 2010. Hill West collaborated with French Architect, Christian de Portzamparc, to develop a masterplan that includes 5 new multi-use buildings overlooking the waterfront in New York’s Upper West side between West 59th and West 61st Street. This project has evolved to include 3.2 acres of open space, a K-8 public school, and now has 100,000 square feet of retail shops and services. Three of the buildings have been branded as Waterline Square, developed by GID Development Group and the remaining 2 buildings are currently under construction with separate developers.

Hill West has collaborated with world-renowned architects on 4 of the 5 buildings including the three buildings at Waterline Square and One West End in collaboration with Pelli Clarke Pelli Architects.
