This hidden gem is a delightful Sussex cottage tucked away in an

oasis of calm and yet with all the advantages of the proximity of

Gatwick and key road and rail links not too distant. Yet at this

property you find yourself surrounded by birdsong, flowers and

trees beyond. Turning off the main road you continue along an

unmade road and then onto a short stretch of tarmac before

turning into the immediate approach to the cottage along shingle

frontage. It is easier than it sounds but gives a flavour of the rural

idyll you will then find.

As you face the cottage there is a five bar gate to the left and

ahead you are greeted by a traditional Sussex style cottage which

is tile hung with a traditional clay tiled roof. The tiled covered

porch frames a traditional cottage wooden door which sets the

tone for the interior doors which are all wooden with latches. As

you step inside the hallway has a flagstone floor and to the right is

the lounge which is triple aspect providing a light, bright room. It

has polished wood floor boards and a stunning inglenook fireplace

with bressamer beam and wood burning stove. This immediately

gives you the welcoming feel of a cottage whose origins are

believed to date back 250 years with a plethora of beams. From

here an inner hall way comprising a spacious understairs

cupboard, the stairs are to the left with a door ahead to the dining

room and a window to the right overlooking a courtyard terrace

which is a delightfully sunny spot to enjoy sitting outside. The

door ahead leads into the dining room which has double doors to

the right also leading to the outside courtyard. Again, it is triple

aspect with a window ahead and a single glazed door with direct

access to the rear garden. Looking to the left, the dining room

leads to the kitchen with a breakfast bar framed by timber beams.

A real delight! There is an understated, expensive bespoke kitchen

which comprises cream hand built and hand painted wooden wall

and base units with attractive fretwork and granite work surfaces.

Integrated appliances include a Neff dishwasher, a Neff fridge

freezer, a double Neff electric oven and electric hob together with

a built-in Neff microwave. There are recessed spotlights, windows

to the side and a butler sink under a window overlooking the rear

garden. All around there is birdsong, flowers and further off

mature trees.

The door opposite leads to an inner lobby with ample space for coats and

shoes, to the right is a side door opening to the area of garden to the side

of the property. To the left is the downstairs cloakroom with white WC,

wash hand basin and green tiled splashback. Ahead is access to the

workshop/garage and is currently used as a workshop but the garage doors

have been retained and conversion back to a single garage would be

straightforward. Light and power are available and, to the rear, a utility

space has been created. There are off white base and wall units, a larder

style cupboard, sink and draining board. There is space for a double height

freezer, a washing machine and a drier is currently on a work surface and

vented out. Going forward form here takes you back to the main hallway.

From the main hallway, there is a step down into the office with ample

space as an office/third reception room/bedroom 4. This is a light and

bright room given the triple aspect and has the cottagey feel with all the

beams. Moving upstairs, there is a built-in bookshelf on the wide half-way

landing. Continuing up, there is a corridor running the length of the

property from front to back with windows to the rear that appreciate the

wonderful views. As you go from one bedroom to another it is all

delightfully quirky and higgledy piggledy! To the left and two steps up takes

you into the main bedroom which is, again triple aspect with wooden

beams, light and spacious with large built-in wardrobes. The en-suite has

white high gloss tiles, a shower, white basin and WC. The windows are clear

glass making it a delightful spot from which to enjoy the view overlooking

the side garden and the endless wildlife on show. You may be lucky enough

to spot a woodpecker just outside and look beyond to the specialist ferns in

the back garden. Along the corridor in the other direction is the family

bathroom with white high gloss tiles, a white hydrotherapy bath, white

basin and WC with heated towel rail. This time the windows are high up

and large providing lots of light. Ahead bedroom two is a particularly

generous double with triple aspect that again appreciate the delightful

garden, wash hand basin together with a built-in wardrobe. Bedroom three

is directly opposite and has similar proportions with a large window to the

front and a high window to the side. Whilst a cottage the room sizes are

generous.

OUTSIDE :

The gardens are truly magnificent and a real feature of the property. The

whole garden is fully fenced to the height of the 5-bar gate together with

attractive hedges making it safe for pets. There is ready access for walking

along the nearby West Sussex Border Path. Facing the property, you can

admire the cottage garden ahead of you which belies the full extent of the

garden to the rear and each side of the property wrapping around on all

sides. To the right hand side is the courtyard area with wide brick paved

steps up to an area of lawn and a raised decking area which is ideal for

socialising.

the house in more detail…

Beyond are various raised vegetable beds having been an established

vegetable patch for many years, a greenhouse, a timber shed with a large

log store to the side. Walking around to the left there is a stunning mature

Cypress tree with two Spring flowering palms adjacent to a much larger

decking area for socialising with larger groups whilst listening to the sound

of running water. The large pond stocked with fish which could stay or could

be re-homed if necessary. There is a lovely winding path with a wooden

bridge over the end of the pond and leading back towards the front of the

property. Returning to the front of the property with the 5-bar gate ahead,

it is more apparent from this aspect where the potential lies for extensions

from the kitchen and/or the office STPP. There is also parking here for

numerous cars in the shingle driveway.
