All commercial (low slope) roof systems use “membrane” roofing products. Low slope roofs are waterproof as they are subject to ponding water. (Steep slope roofs use either shingles or metal, and are designed to repel water as opposed to being "waterproof".) Modified bitumen roofing was developed to replace built-up roofing. Built-up roofing consisted of alternating layers of reinforcement and bitumen, a sticky form of asphalt,applied to the roof on the jobsite. Although it still requires some on-site handling, modified butimen roofing eliminates much of the labor and materials involved with traditional built-up roofing. Modifed bitumen roofing membranes consist of polyester, asphalt, and a modifier to give the asphalt volume and flexibility. Modified bitumen roof systems account for the majority of low slope commercial roof systems in the country. Modified bitumen roof systems are tough and redundant, equating to superior, reliable performance. The first roof layer consists of a base sheet (either mechanically fastened or in asphalt), with the second layer consisting of a modified membrane. Additional layers of base sheet and/or membrane may be applied depending upon the project.
