1 FIFTH AVENUE

Designed in 1927 by Helmle & Corbett with Sugarman & Berger, this is one of city’s premier residential skyscrapers.Its dark brown masonry and strong verticality make this tall setback tower quite monolithic.

The lower four stories of the building are covered in limestone and the building’s large lobby is wood-paneled and traditionally attractive, with no hint of the more modernistic and stark, yet quite robust treatment of the tower’s handsome façade.

123 THIRD

AVENUE

This very handsome 19-story residential condominium building at 123 Third Avenue on the southeast corner at 14th Street was completed in 2010. It has 47 apartments.

Orange Management Inc., of which Andrew Bradfield is a principal, and the F & T Group developed the project. Perkins Eastman served as the architect.

It has discrete air-conditioners and some corner windows and some terraces, as well as about 3,000 square feet of ground-floor retail space.

The building has a 24-hour doorman, a large residence’s fitness center and multi-media lounge, a storage room, a laundry room, a roof deck, a lovely landscaped garden with an outdoor kitchen and a movie screen on the second floor.

Unit features include rift cut solid white oak hardwood flooring, 10’2” ceiling heights, Poliform kitchens, Miele appliances, Dornbracht Fixtures, Caesarstone counters and Bosch Axxis washer and dryers. A 421-a tax abatement is in place through 2022. The building is also LEED certified. 4

45 CRISTOPHER STREET This very handsome doorman

building was erected in 1913 and has 124 apartments and was converted to a condominium in 1986. It is brown-brick, and has a two-story stone base and an attractively enclosed watertank.

A large community garden is across from the foot of Christopher Street.

ONETEN THIRD

A Toll Brothers design built right on the site of the Variety Arts Theater within the iconic East Village, One Ten Third is a bright blue and green glass building that is striking in the extreme, housing 76 stylish apartments.

The living quarters you will find within One Ten Third contain nine-foot floor-to-ceiling windows, loft-style kitchens, and plenty of space.

7 FLOWERBOXBUILDING

The Flowerbox is a full-service doorman building featuring 8 loft-style residences, where the smallest apartment is 1,539sq ft and the largest a 6,665 sq ft penthouse. The penthouse has five bedrooms and five baths and 6,665 square feet and 1,500 square feet of outdoor space. Each residence offers self-irrigating flowerboxes across the living rooms and private outdoor space off the master bedrooms, facing a quiet key-locked community garden. One daily said it “set a new standard of luxury in the East Village”.

This building has a glass-and-metal entrance marquee and large multi-paned windows that recall some of the handsome pre-war industrial buildings in SoHo and TriBeCa. It is setback at the fifth floor and the top three floors are a penthouse apartment with some very large windows.

The Flowerbox building has 8 condominium apartments. Apartments have 12-foot-high, floor-to-ceiling windows, an installed flat-screen plasma television set in the living room and central air-conditioning and radiant floor heating .

The Village Green is the very first LEED Gold–certified residential building in Manhattan’s East Village. As a new development in one of Manhattan’s most desired neighborhoods, the Village Green stands on its own as both a green building and a luxury residence.

The Village Green features everything desired in a luxury New York apartment, including floor-to-ceiling windows. These windows were made from green materials and were created to be energy efficient and to maximize the natural light spilling into the room. Butterfield House is one of the city’s most distinguished post-World War II apartment houses, situated on one of the loveliest blocks in the city and designed by William J. Conklin and James S. Rossant of the architectural firm of Mayer, Whittlesey & Glass, the through-block building has an elevation of 7 stories on 12th Street and 13 stories on 13th Street. The building was approvingly described as “the

friendly neighborhood high-rise” by Elliot Willensky and Norval White in their book, “The A. I. A. Guide to New York City.”

Indeed, the 12th Street façade is stunning with its projected, large bay windows and balconies and muted tones conveying an airy sense of graciousness whose modernity not only does not conflict with the street’s handsome brownstones but

enhances it with its jewelly reflections.The lobby and the long passagewa are extremely lovely and elegant with a glazed courtyard in the middle.

In addition to having a 24-hour doorman, amenities include central air with temperature controls in every room, a fitness room, private storage lockers, bicycle room, laundry room, a live-in resident manager and an on-site garage.

20THEBREVOORT

Lower Fifth Avenue changed dramatically after World War I as high-rise buildings began to replace many of the former mansions of some of the city’s most illustrious citizens who were moving north.

Built in 1956, this 19-story building has 296 apartments that were converted to cooperatives in 1981. The light-colored, glazed brick

building is quite attractive of its kind with its recessed tower and landscaped driveway. The project is named after the hotel that occupied its site that was named after one of the oldest and most famous Dutch families in New York.

The building is a premier co-op with 24 hour doormen and concierge plus a resident manager.

The Greenwich, with its unique architectural detail, was built in 1904.

In 1965, the Minskoff builders opened their newest apartment house, The Brevoort East at 20 East 9th Street. It is a similar design and beige unglazed brick as The Brevoort at 11 Fifth Avenue. Though they were built ten years apart they look like they belong together next to one another and share the same city block from Fifth Avenue to University Place and from 8th Street to 9th Street.

The Brevoort East is taller at 26 stories and larger at 326 units. The Brevoort East has a side street entrance, sidewalk landscaping and was converted to a cooperative in 1979.

The Brevoort East is also named after the hotel that once occupied the Fifth Avenue site that was named after one of the oldest and most famous Dutch families in New York.

The Brevoort East is ranked one of the top co-ops in the Village. It is staffed with 24 hour doormen, a concierge

and a resident manager. The building features a new planted roof deck, children’s playroom, fitness room, garage, basement laundry room (as washer/dryers are not allowed in the apartments) and Wi-Fi throughout the building. Pets are allowed as are guarantors and co-purchasers and the building permits a maximum of 60% financing.

This beige-brick apartment tower at 60 East Eighth Street on the southeast corner of Mercer Street was erected in 1967 and converted to a condop in 1991. It is known as Georgetown Plaza. It was developed by Rose Associates and designed by Leo Stillman and John Pruyn. The 31-story building, which has considerable retail frontage along Broadway, has 389 apartments and a large, impressive, raised plaza.

When it was built, this large building’s neighborhood was a bit lackluster, but the expansion of New York University, the opening of a very large Tower

Records store several blocks south on Broadway and the spreading gentrification of the SoHo district into what became known as NoHo (North of Houston) significantly changed the area into one of the city’s liveliest. Several major landmarks are nearby: the lovely Gothic-style spire of Grace Episcopal Church is two blocks to the north on Broadway, the historic Cooper Union is two blocks to the east and Washington Square Park is two blocks to the west.

The building has a very large raised, landscaped plaza with a fountain and is one of the

tallest buildings in Greenwich Village with many impressive views.

The building has a concierge and doorman, a roof deck, a health club, balconies, a garage, a bicycle room, a live-in superintendent, storage facilities and consistent fenestration.

This lovely condominium building has one of the lovliest roof decks in the area. It was built in 1986, and has 11 floores and 44 units.

L, N, Q, R, 4, 5 and 6 trains are only 2 blocks away.

THEPETERSFIELD

One of the handsomest loft conversions in the city, this 70-unit condominium building opened in early 1987. Developed by Richard S. Berry and F. Anthony Zunino, the 8-story building is attractive from the outside, but stunning within.

All the apartments have 12-foot-high ceilings as do the very elegant and wide corridors. Detailing within the apartments is most tasteful. With a prime location between the

sophistication of the Flatiron/Park Avenue South district and the charm of Greenwich Village, this building offers exceeding attractive and large residences with very convenient transportation. The building has a sundeck, doorman and TV security.

29STEWARTHOUSE

In 1956, one of the city’s landmarks, the former A. T. Stewart Store on Broadway between 9th and 10th Streets burnt down.A. T. Stewart was the city’s finest department store and had moved to this location in 1862 from its former site on the northeast corner of Broadway and Chambers Street facing City Hall Park.Its new, cast-iron building had been designed in an Italianate style with tiered rows of columns by John Kellum and its lavish interior had a very large, skylit center atrium.On the north, the site faced the Grace Episcopal Church, one of the city’s loveliest religious buildings, and its attractive garden.

These white-brick projects emphasized a bright, clean modern look with new amenities such as balconies. Such a spartan aesthetic was considered by developers, architects and residents alike

as contemporary and the preservation movement had not yet matured nor developed effective legal mechanisms to safeguard the historic character of neighborhoods and establish the principle of contextual design as a high urban priority.It is interesting that the full block white-brick developments of the era have stood the architectural test of time fairly well as opposed to the proliferation of infill projects that came to be popularly known as “monstrosities” for their “cheap,” insensitive and unimaginative design.

The renaissance of Union Square, starting in the 1980’s, in particular, and the emergence of the Flatiron District just to the north have significantly escalated the residential desirability of this area.The doorman building has 368 cooperative apartments and a garage, many balconies, a fitness center, common storage, and a nursery.

CENTURYTOWERS

175 West 12th Street is a 20-story postwar condominium with 24-hour doorman service, located on a pretty tree-lined block in the center of the Greenwich Village historic district. Containing 214 units, including studios, one-, two- and three-bedrooms, the building was constructed in 1960 and converted to a condominium in 1988. It is one of only two high-rise condominiums in the immediate area. The building is beautifully maintained, and the lobby, halls and elevators have been tastefully renovated.

Surrounded by mostly low-rise buildings, the apartments have excellent light and open views, with many higher-floor apartments boasting broad

river and city views. Some apartments have expansive setback terraces. Rooms are spacious and most apartments have abundant closets and large windows.

Carrying charges and real estate taxes are quite low. In addition to doormen, the staff includes a live-in super, a handyman and porters. Pets are permitted, and there are laundry facilities and a parking garage in the building. An express subway station is adjacent to the building entrance, buses are just steps away, and all other subway lines and PATH trains are within a few blocks. The surrounding neighborhood is a charming historic district filled with great restaurants, shopping, health clubs and other services.
