- Two 12-story multi-family buildings on northern portion of site- R1 – corner of Flushing and Clermont – 111 units - rental- R2 – corner of Flushing and Vanderbilt – 102 units – coop or condo- Each has retail along Flushing, wrapping onto Clermont and Vanderbilt
- R1 – 3,215 square feet retail- R2 – 2,235 square feet retail
- Two 8-story buildings on southern portion of site- R3 – along Clermont Avenue, closer to Park Avenue – 101 units - rental- Supportive Housing – along Vanderbilt Avenue, closer to Park Avenue – 95 units
- 23 4-story townhomes mid-block along Clermont and Flushing - 10 along Clermont – 20 units- 13 along Vanderbilt – 26 units- Each has 3-story owner-occupied unit with ground floor rental unit
- 2-story community facility/retail space mid-block along Flushing- 5,584 square feet; 3,174 sf on ground floor can be converted to retail

Supportive Housing- Population
- 95 unit SRO building (94 + 1 live in super)- 57 units – NY/NY III - Chronically homeless single adults who suffer from a serious and
persistent mental illness or who are diagnosed as mentally ill and chemically addicted - 37 units – low income single adult community residents (50% AMI), preference for CB2
- On-Site Social Services- Homeless referred by Department of Homeless Services and other local community
groups BCHS has long standing relationships with- On-site staff include:
- Program director, caseworkers, substance abuse specialist, and part-time registered nurse, among others
- Services include (open to all building residents):- Access to medical care, entitlements counseling, mental health services, substance abuse
counseling, medical monitoring, recreation and vocational training
- Building Amenities- 270 sf apartment with private kitchen and bath, special needs units are fully furnished- 24-hour, 7 days a week security in lobby- Computer/training room and fitness room- Community room, on-site laundry, building opens onto common green

Sustainability
- LEED Neighborhood Development- The project will participate in LEED’s Neighborhood Development program when
launched later this summer.
- NYSERDA’s Multifamily Building Performance Program- Already under contract with Environmental Consultant for R3 and SH.
- Promoting Alternative Modes of Transportation- Bike storage in all multifamily buildings- No off-street car parking
- EAS shows existing off-street parking in neighborhood is underutilized and parking demand for new development would be absorbed by existing parking facilities and on-street parking in the neighborhood
- Received Mayoral Zoning Override to waive parking requirements based on above
- Open Space- 29,313 square foot interior common green; 460’ long with width varying from 50’ to
80’; extensively landscaped and will include children’s play areas, seating areas, and open lawn.
