AN ORDINANCE REZON NG AND CHANGING THE ZONING MAP FOR THEPROPERTY LOCATED AT 827 WEST 12™ STREET FROM DOWNTOWNMIXED USE-CONDITIONAL OVERLAY (DMU-CO) COMBINING DISTRICTTO DOWNTOWN MIXED USE-CONDITIONAL OVERLAY (DMU-CO)COkBIN NG D-S-R CT.

BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF AUSTIN:

PART 1. The zoning map established by Section 25-2-191 ofthe City Code is amended tochange the base district from downtown mixed use-conditional overlay (DMU-CO)combining district to downtown mixed use-conditional overlay (DMU-CO) combiningdistrict on the property described in Zoning Case No. C 14-2020-0036, on file at thePlanning and Zoning Department, as follows:

Being 0.555 of an acre of land, more or less, out of and a part of Outlot No. 5, inDivision "E", in Travis County, Texas, said 0.555 acre of land being more

particularly described by metes and bounds in Exhibit "A" incorporated into thisordinance (the "Property J,

locally known as 827 W. 12 th Street in the City of Austin, Travis County, Texas, generallyidentified in the map attached as Exhibit U .

PART 2. The Property within the boundaries of the conditional overlay combining districtestablished by this ordinance is subject to the following conditions:

The maximum height of a building or structure on the Property shall not exceed90 feet.

PART 3. Except as specifically restricted under this ordinance, the Property may bedeveloped and used in accordance with the regulations established for the downtownmixed use (DMU) base district and other applicable requirements of the City Code.
