SiTuATiONThe small town of Alloa is located just 7 miles from Stirling, against the back drop of the Ochil Hills. it lies approximately 35 miles from Edinburgh and 33 miles from Glasgow making it ideally situated for those who commute. it also benefits from a main line rail connection. The town sits on the North bank of the River Forth and like the Hillfoots villages in Clackmannanshire, Alloa was mainly an industrial town specialising in coal, brewing, glass production and pottery. There are a good range of local amenities in Alloa including grocery shops, supermarkets, pubs and hotels. There is a wide range of leisure and sporting facilities including a local football team, cricket club, horse riding in the Ochil hills, sports centre, golfing, a museum and a gallery. Local primary schooling is available at various Primary Schools and senior schooling is available at Alloa Academy. Private sector schooling is available nearby and includes Dollar Academy, approximately 15 minutes by car, and Beaconhurst School in Bridge of Allan.

Nearby Stirling is the principal local commercial centre and is steeped in History. The monument to William Wallace stands prominently on nearby Abbey Craig and the local skyline is dominated for miles around by Stirling Castle. The modern day city has an excellent range of shops and supermarkets and hosts a campus university, the MacRobert Theatre, the Scottish institute of Sport and cinemas, leisure centres and parks. Positioned at the heart of the Central Belt of Scotland, Stirling is remarkably well-connected, positioned just off the M9 and M80, which provide good road links to both Edinburgh and Glasgow and their respective airports. There is also a railway station with excellent commuter services to these, Scotland’s most pre-eminent, cities.

HiSTORiCAL NOTEGlenmore House, originally named “Gracedieu” which translates as “Grace of God” and was completed in 1868 for William Joseph Bailey, latterly Justice of the Peace and Chief Magistrate in Alloa. Born of a salubrious local family, he commissioned the build to a most discernible standard and in conjunction with that of the neighbouring property, owned by his brother. The siblings employed the locally renowned architect John Melvin, who is perhaps most notable for his work on the former Alloa House and Alloa Tower. The Bailey’s were esteemed members of the community, acquiring Alloa Pottery in the 1850’s, and their patronage is remembered by an inscription of William’s name on a stone gate pier at the entrance to the “West End Park”. Latterly the property remained in the hands of a prominent business owner within the town, purchased by John Willison (circa 1907-08) of the Alloa Copper Works.

GENERAL DESCRiPTiONSituated on one of Alloa’s most sought-after residential streets, Glenmore’s impressive sandstone façade is orientated to bask in the open Southerly outlook and is proudly elevated above its own elegant gardens. Of classical Victorian design, the imposing and typically symmetrical frontage of the original property has been seamlessly married to a subsequent addition, which has been constructed in complete harmony with the period style. The conspicuous character of the property extends internally, with lofty ceiling height, elegant sash and case windows and illustrious original plasterwork in the public rooms. Most recently, the present owners have undertaken a programme of meticulous restoration, accentuating the existing residence with remarkable features reclaimed from properties of similar discerning heritage, including stately fireplaces and panelling. Glenmore is now presented as a refined period residence, which coherently incorporates high end and bespoke contemporary finishes, such as the Clive Christian Kitchen, to afford the most sumptuous of modern lifestyles.

in more detail the accommodation comprises:

Porch A sandstone ionic pillared porch, adorned with volutes, shelters the Main Entrance.

Vestibule Accessed via an original timber storm door with opulent fanlight above. Timber panelling to Dado height level and light oak flooring. Astragal glazed door to Hall.

Reception Hall An inviting and impressive formal entrance space, flooded with light by a full-height feature window at half stair level looking northward towards the Ochil Hills. Characterful adornments include panelling to dado height level and traditional style radiators, as well as an ornate ceiling rose. Of particular note is the original stone staircase, climbing to the first floor, with an original cast iron balustrade and a mahogany banister. The light oak flooring sweeps throughout.

Drawing Room Lavish in proportion, a generous bay window, with shutters and floor to ceiling windows, protrudes into the front garden and offers an outlook to the South. The original oak parquet flooring has been retained, together with particularly ornate ceiling decoration featuring egg and dart cornicing, contributing to the impression of stately decorum. A central focal point of the room is the fireplace with its intricately carved mahogany mantel and surround and cast iron insert, containing an operational fire.

Sitting Room Equally grand in both extent and ornamentation, the ceiling work is an exquisite sample of the fashions in interior design of the 19th Century. This display of superior craftsmanship is rivalled in the oak fireplace with marble inserts, which surrounds a cast iron insert, containing an operational fire.

it mirrors the Drawing Room with an elegant bay window overlooking the garden, enhanced with Japanese silk blinds, installed by the present owners.

Garden Room An impressive appendage, the Garden Room was designed and constructed by the present owners, with the utmost deference to the original property. it is resplendently bright with natural light cascading from a traditional cupola and four elegant floor to ceiling windows to the South and Easterly elevations. There are also two sets of French doors leading out to the garden. The room has been meticulously finished to align with the integrity of the wider period styling with high skirting boards, elegant doors with distinctive architraves, and an astounding fireplace, the most graceful of centrepieces set around a 22 kilowatt multi-fuel stove, which was handcrafted in Yorkshire. Concealed within the traditional appearance, the room has been fitted with the most modern of conveniences, including a hidden HD projector and retractable screen, full surround sound system with amplifier and five integral speakers.

Butler’s Pantry Accessed off the Garden Room via a highly distinctive door, repositioned from the original property. Functionally fitted with floor units and timber work surfaces, with space beneath for white goods, shelving, a double Belfast sink with swan neck mixer tap. An external door gives access to a gravelled courtyard to the rear.

Dining Room A profoundly atmospheric formal dining space, the room is rich in character having been retrospectively fitted with the most remarkable antique finishes, reclaimed from the offices of a Glasgow shipping merchant, dating circa 1890. The room is now encompassed by mahogany panelling to picture height level, carved with signature detailing and incorporating an impressive marble fireplace and display cabinet. There is a window to the side garden, which is framed by Japanese silk drapes.

An exemplification of high end luxury design, it has been entirely fitted with an array of timeless cabinets from the renowned Clive Christian company’s “Edwardian” range, incorporating burr veneer marquetry with refined architectural detailing and natural oak and finished with black granite work surface, in a luxe flare. it is generously appointed with top of the range appliances, seamlessly incorporated within the units, from the Wolf Dual Fuel Range Cooker with 4 gas burners, Char Brioler Tappan-Yaki plate and twin self-cleaning ovens, to the Miele steamer, Nespresso Coffee Machine, Warming Drawer, Freezer, Dish Washer and Liebherr Fridge. A large central island accommodates a stylish breakfast bar and is integrated with further Meile appliances including double electric induction hob, double gas burner, wok gas burner and electronic scales. The units themselves offer canny storage solutions such as a fitted Kitchen utensil drawer and include display shelving.
