FAQ’s
CAN I VIEW YOUR BUILDINGS?Premier Log Homes does not have a show site for clients to view – every cabin we design and build is bespoke, and the buildings featured in this brochure are all examples of projects we have undertaken. Subject to our clients’ permission it may be possible to arrange a site visit for you to view buildings.
DO YOU HAVE A PRICE LIST?Every project is quoted for separately due to the number of factors that affect the overall price, such as log
type, window and door options, interior features, the level of service you require for the project, and whether you are buying more than one building. Please contact us for a quotation.
DOES MY BUILDING NEED TO COMPLY WITH BUILDING REGULATIONS?It is very likely that you will need building regulations approval. This is dependant on the
intended use, but the basic rule of thumb is anything over 30 SqM will be subject to some means of building regulations. We use our architect to prepare building regulations applications, together with a
structural engineer and an energy consultant. This is another service we can offer to clients.
DO I NEED PLANNING PERMISSION FOR MY BUILDING?In short, yes. The majority of our buildings are effectively houses - just built from logs. We have our own
architect who has a vast experience of our buildings and the planning procedure, so can offer this service too.
WHAT ARE THE LOG CABINS MADE FROM?Our buildings are manufactured using FSC certified timber, sourced from the Arctic Circle for its durability and quality. The roof tiles are made from lightweight metal, chosen specifically for its weather resistance
and general durability.
ARE THE LOG CABINS ENERGY EFFICIENT?Our buildings typically have a B energy rating, thanks to the excellent insulating properties of the timber.
WHAT MAINTENANCE DO THE LOG CABINS REQUIRE?The buildings are generally low maintenance - depending upon the location it is expected that within 10 years some further maintenance will be required. We offer a 5 year assessment service for your peace of
mind. Every log cabin we manufacture is treated with a dual-coat system specifically designed for log cabins which includes a breathable UV inhibitor. They also come with a 10 year structural guarantee.

GENERAL INFORMTATION
FAQ’s
WHAT IS THE ORDERING PROCESS?Once we have agreed a design and service level for your log cabin, an offer is made. A staged payment plan is then drawn up. The deposit is paid and the mill begin the drawings for you to approve, with our guidance.
If the cabin is a new design, then we arrange for a computer image to be created, to provide a very good visual impression on the how the finished building will look. Within 8 weeks of the deposit being paid the logs will be ready to deliver and, providing the necessary groundworks have been completed, we can begin
the process of construction.
WHAT DO I NEED TO DO BEFOREHAND?All buildings will require a base – the type of base required will depend on the type of building purchased.
Electricity, gas, water and foul water services will need to be in situ, ready for us to connect too (turnkey option only). The kit will arrive on an articulated lorry, direct from the manufacturing facility. We use a
telehandler to offload these materials and place near the build area, so good site access is paramount.
CAN I GET A MORTGAGE OR FINANCE TO PURCHASE MY BUILDING?These buildings are classed as ‘non standard construction’, so it is unlikely that you would be able to
obtain a conventional ‘high street’ mortgage.Premier Log Homes is a licensed credit reference agency (regulated by the FCA) and is able to put clients in
touch with financial institutions who may be able to offer finance/loan for your building.
WHAT INSTALLATION / PROJECT MANAGEMENT SERVICES DO YOU OFFER?We are happy to supply our buildings for self-build projects, or on a partial-build basis (where we project manage through installation to exterior completion, with an empty interior), or on a full-completion basis
where the cabin is finished both inside and out.
WHAT ARE YOUR PAYMENT TERMS?This depends on the size of the project – each client, subject to the relevant credit checks, will have a
formal offer sent to them detailing all payment terms and conditions.
CAN I GET INSURANCE FOR MY BUILDING?The majority of buildings should be covered by normal household insurance. Please consult your insurance
agent for more details.

GENERAL INFORMTATION
Log Types
To provide you with the wall material of your liking, our mill has developed a wide range of different solid and laminated log profiles. The size, style and type of log used will depend on a number of factors, such as personal choice, intended use of building
and budget.
Some clients prefer the look of natural cracking and splitting that is more common with the planed log profiles. This is not detrimental to the building in any way. For
those who prefer a less rustic look, then the laminated log is the way forward.
Timber naturally splits from the heart, outwards. The timber used in laminated logs is glued together under extreme pressure with the heart of the timber facing inwards,
thus reducing the appearance of natural cracking!
The product range includes 27 different log profiles either from spruce or pine material

Log Types
We can also offer a choice of log jointing methods, as illustrated below. We have the traditional interlocking joint, a square corner joint, known as the ‘city corner’. For
buildings that require internal log walls, we can offer a dovetail joint and for buildings that require different angles, such as a bay window, we can offer logs cut to any angle.

GENERAL INFORMTATION
Interiors
Every log cabin that we design and build is bespoke – and so are the interiors. We will guide you through the process of choosing the perfect interior features for your
preferred cabin, whether you are buying it as a holiday let where durability and cost are the main factors, or as private family accommodation which you want to reflect your
own personal tastes.
A range of kitchen and bathroom options are available, from standard ‘clean and functional’ styles to the more luxurious.
Among the many other features open for discussion are interior doors and handles, staircases, ceilings (which can be vaulted or flat), wall finishes, lighting fixtures, skirting
boards and door surrounds.

As with all of our cabins, these are available for self build, partial build or constructed on site and with full
building regulations approval.
Constructed using a 230mm Laminated Round Log, these cabins were built for use as holiday
lets. Being a self build project, we were commissioned to train the client’s own team in the methods used to build these. There were 9 in total and the client varied the
internals to suit their intended market. The one and a half storey design allowed a master bedroom to be sited on the mezzanine floor
with an open plan en suite, and views overlooking the downstairs living area.

This beautiful 2 storey log cabin was manufactured from 170mm Planed Round Logs, and is one of 6 being constructed as
holiday lets for a client of ours in the North East of England. The cabin design achieved the client’s objective, which was for the buildings
to have a stunning traditional exterior but with all the interior features people expect for
comfortable modern living.
With 2 bedrooms, a bathroom, and kitchen, this style of cabin gives ample
accommodation and great living spaces for the holiday let market.

Constructed using a 170mm Laminated Round Log, this cabin was built for permanent habitation. We were commissioned to
supply and build to a watertight finish and this allowed the client to complete the
internal works to suite. This particular design satisfied the local council’s mobile home
criteria.

This 66SqM Garden Room was supplied and built to satisfy Permitted Develpment Rights. Manufactured from 170mm round logs it is
used as an entertainment area which includes a small bar and games room.
Unlike most of our buildings, this did not require building regulations as it was not used
for living accommodation, but it could be easily adapted for the purpose of creating an
extra habitable space.
This particular model was built on stilts and had a ‘green’ roof, which we think, looks
absolutely stunning!

Premier Log Homes was comissioned to supply and build this magnificent farm office
building for one of our clients. The initial planning was obtained for an oak framed building but this method of construction
proved to be less expensive.
Manufactured from 190mm Laminated Round Logs with aluminium doors and windows, this office has underfloor heating, kitchenette area
and WC/shower facilities. This is a brilliant example that shows the versatility of log
buildings and the result of a close working relationship with our clients.

Constructed during the summer of 2015, this majestic 2 storey log cabin was manufactured from 134mm Laminated Square Logs. This was a self build project for a client in the South
West of Scotland.
Premier Log Homes was responsible for obtaining planning permission and
subsequent building warrant for our client. Initially designed as a round log structure, the
planning officers were not accepting of the design, so we adopted a square log option which was subsequently approved with few
conditions.

This was a particularly different and interesting project for us, and it demonstrates
the true versatility of these buildings.
From the outside the tea room has a traditional yet stylish appearance, having been manufactured from 210mm Laminated Round Logs with a pitched, tiled roof - the layout of the inside had to be spacious and attractive but also include commercial kitchen facilities
and an office, as well as ladies, gents, and disabled toilets.

This 2 storey, 3 bedroomed residential log cabin was manufactured using 134mm
Laminated Square Logs, but round logs could be used too. With a total living area of circa
140SqM, it has 3 bedrooms, 2 bathrooms, kitchen, utility room and open plan living /
dining area.
This particular design was based on the Haydock, but the planning officers did not
want the upstairs terrace as featured on the Haydock, so we decided to make the upstairs master bedroom bigger and introduce a large
window.

2 bed log cabins are probably the most popular style around - this particular example consists of 2 large bedrooms with the master bedroom
having full en-suite facilities. There is a separate bathroom, utility cupboard, a very
spacious living/dining room with vaulted ceiling and a fully fitted kitchen. If this layout ticks all
your boxes, we can provide you with one just like it - if you’re looking for a different layout, that’s no problem: we build all of our log homes to
meet our clients’ exact requirements.
2 bed log cabins are usually constructed using a 92mm planed log, but as with all our cabins these can be constructed with any of the log profiles - see our Log Types sheet for more

Constructed using an 88mm Laminated Square Log, this was supplied and built for permanent
habitation. We were commissioned to complete full turnkey solution and the clients
were heavily involved in choosing the final internal finishes. The master bedroom and main living area have a full vaulted ceilings with Velux windows fitted. There is a very
modern kitchen and 4 piece bathroom suite.

Initially designed as a log cabin structure we chose to use a timber framed method of
construction instead. The external walls of the building are clad with a maintenance free log effect cladding. The internal bar/lounge area
is very spacious and we also included 2 dormitory style sleeping areas with en suite
facilities. One of our biggest builds so far, this really is an impressive building.

70MM LOG SUPERSTRUCTURE WITH INTERNAL WALLS DIVIDING EACH SECTION
Storage
This robust gazebo is a supremely useful addition to any establishment – it makes a great covered BBQ area,
outside seating area, or smoking shelter.
The gazebo measures 5m x 3.7m; all structural components are fully
tantalised, and can be green or brown. The high quality roof has a full Glass Reinforced Plastic covering (a type of
fibreglass, particularly suited to roofing due to its strength, durability, and
lightweight nature).
This substantial yet stylish building manufactured using 70mm logs is being used as a storage facility. The roller shutter doors provide easy access, but come with superior security locks to protect the goods inside.
The building has a high quality insulated roof with Oriented Strand Board (OSB) on the inside ceiling for added structural integrity. The treated
floor joists are also covered with OSB.
The roof is made from Glass Reinforced Plastic (a type of fibreglass, particularly suited to roofing due to its strength, durability, and
lightweight nature). It is maintenance-free and comes in a range of colours. The building has been sprayed with our usual dual coat system.

This substantial freestanding carport measures 6m x 6m.
All structural components are fully tanalised and can be green or brown; the roof is of high quality construction with a Glass Reinforced Plastic (GRP)
covering (a type of fibreglass, particularly suited to roofing due to
its strength, durability, and lightweight nature).
Measuring 7m x 8m, this large gazebo structure makes an impressive addition to any establishment. Its many potential uses include a spacious covered seating area, a covered BBQ area, or a smoking
shelter.
All structural components are fullytanalised and can be green or brown.The ‘herringbone’ balustrade in thisexample was fabricated on site and
painted by the client. The roof is finished with stylish cedar shingles,and high capacity rainwater goods
