LOCATION The property is located in the heart of Roscrea, Co Tipperary, a prosperous market town with a population of 5,400. Roscrea is well located just off the M7 Motorway, approximately 122 km from Junction 9 of the M50 Motorway and Dublin City. The property is located on the N62 (Lourdes Road) at the northern edge of the towncentre, opposite the newly constructed Tesco Supermarket and less than 150 metres from the main retail street within the town.DESCRIPTIONThe property comprises a former pharmaceutical plant set on 5.34 Ha (13.2 Acres) having approximately 170 metres of road frontage to Lourdes Road, and primary access is via a newly constructed roundabout shared with Tesco. There are five ancillary plantrooms, a water treatment plant, maintenance area and five main buildings, as follows:

Laboratory Building - A two storey building constructed in the 1970’s, with a concrete frame, concrete block walls and a pitched roof, recently clad with double skin metaldeck sheeting. The entire building was completely refurbished in the 2000’s, improvements included a new passenger lift and air conditioning throughout.

Administration Building – A two storey building constructed in the 1970’s, to a similar specification as the Laboratory building.

Warehouse/Production Buildings - There are three warehouse units on the property, two of which are older 1970’s units with concrete frames, concrete block walls with asbestos sheeting on the roof. The third unit was constructed in two phases, to include an older single storey building with cleanrooms for packaging and production use, all constructed within a concrete frame with concrete block walls. This building is connected to a large modern warehouse building constructed with a steel frame and clad with double skin metaldeck sheeting.
