FOREST HILLS ORLANDO
EXECUTIVE SUMMARY
Forest Hills Orlando (FHO) will be the first tennis destination resort in Orlando. The proposed
name, Forest Hills, is synonymous with tennis tradition (such as Wimbledon) for hosting the US
Championships (renamed US Open in 1968) from 1915 to 1977.
The concept was created by Carlos Goffi, who has developed a great understanding of “what tennis
players want in a tennis vacation” over the course of his 40 years of involvement in various aspects
of the tennis industry, including development, management and consulting for tennis resorts.
Forest Hills Development Company, LLC, has acquired a well-suited property located 5 miles
from Disney World Resort and directly across Reunion Resort’s main entrance. The development
concept includes a short-term rental residential community and a commercial village. A highly
respected and experienced team of professional associates has been contracted to develop and
design the concept. Kimley-Horn has conducted the Civil Engineering for the property and has
obtained all Governmental Entitlements for the proposed mixed-use development.
FHO will boast 200 Courtside/Lake View Villas, a multi-surface Tennis Center, and a stunning
clubhouse with museum-like “homage to US tennis holy grail – Forest Hills”, featuring the history
of the US Championships/US Open dating back to 1915. The life-style/real estate product (the
Villas) will be sold and rented by on-site property sales/management to affluent tennis aficionados,
which do not have any other similar option in the area. This uniqueness, will command a higher
ADR (average daily rate on rentals) over comparable products in the area and drive Villas sales.
The Commercial Village will feature elegant restaurants, shops and professional offices catering
to FHO’s patrons as well as to the rapidly increasing affluent population from its surrounding area.
FHO launch is scheduled to occur during 2017, following the Grand Opening of the USTA
Training Center at Lake Nona (January 2017). The “Home of American Tennis” is the largest
tennis training center in the world and located within 30 minutes from FHO.
Based on extensive analysis of published data, from both the tennis and tourism industries, it is
estimated that 5 percent of the 68 million annual Orlando visitors are tennis players. With the
USTA’s relocation to the area, this estimate is conservative.
