South Dallas, Camp Wisdom Rd.

Last week, Brodsky personally acquired about 341,000 square feet of the mall — all of the property except three mall anchor department stores — at Camp Wisdom Road near U.S.67 and Interstate 20 in South Dallas from an auction.

Southwest Center Mall was about 60 percent occupied at the time of the deal, which closed last Friday.

In the past five years, Brodsky became familiar with the under-served community in the southern portion of the city after volunteering for the KIPP charter school system. And then, hewanted to help.

"If the mall had quality entertainment options, I think people would flock to it," he told me.

The consultants — along with Brodsky — plan to develop a plan to help support the community and bring quality entertainment, dining and shopping options to South Dallas.

"I think what southern Dallas needs is quality retail," he told me. "I can't tell you specifically what stores will be there or what options, but there's a real dearth of name- brand retailstores, movie theaters and family-oriented restaurants."

This isn't the first time a redevelopment plan for Southwest Center Mall has been formed. Three years ago, the property owner invested some capital to make the mall safe and familyfriendly.

However, Brodsky has widespread support from Mayor Mike Rawlings' GrowSouth initiative, which could help give the project a much-needed push.

Brodsky, Mayor Mike Rawlings and City Council members Erik Wilson and Casey Thomas II updated more than 100 residents who showed up Saturday to hear about the phasedredevelopment of the mall. The city of Dallas and Texas Department of Transportation have approved new access roads into the property, which is at the intersection of U.S. Highway67 and Interstate 20.

"I am committed to a high-quality place where people in southern Dallas County can dine and shop," Brodsky said. The development will happen in phases, with construction startingprobably in early 2018.

• Must treat all parƟes to the transacƟon imparƟally and fairly; • May, with the parƟes' wriƩen consent, appoint a different license holder associated with the broker to each party (owner and

disclose, unless required to do so by law.

AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transacƟon without an agreement to represent the buyer. A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first.
