• The fire panel monitors the devices and can be activated by the following: – Smoke detectors – Manual pull stations – Water flow switches

• Allows emergency announcements to be made to individual floors or through out the building

• Located in fire command center adjacent to the lobby

• Located in places where smoke is most likely to accumulate, such as elevator lobbies, mechanical rooms and electrical closets

• Once activated, they will send a signal to the Fire Panel indicating the alarm location

• Located on each floor next to exit doors, they can be manually activated in case of an emergency

• When activated, a signal is sent to the fire panel indicating the location

There are 5 evacuation stairwells. Stairwell “A”: Will exit you to the ground floor lobby. Stairwell “B”: Will exit you to the alley at the Hawley

Street side. Stairwell “C”: Will exit you to the alley at the Arch Street

side. Stairwell “D”: Will exit you to the ground floor lobby at

Arch Street. Stairwell “E”: Will lead you into Stairwell “D”

• Building could be evacuated for many reasons including but not limited to those reasons listed – Fire Emergencies – Facility Emergency – Bomb Threat – Work Place Violence

• Building Management is responsible for making the evacuation decision

• Staged Evacuations – Three floors at a time (The floor where the

emergency is, the floor above and the floor below)

• A Pre-Signal will sound throughout the entire building; a series of ”elongated tones” accompanied by flashing strobe lights. The purpose of indicators is to get the attention of all occupants and to prepare them to receive further instructions

• After the pre-signal, light strobes will continue to flash for the duration of the alarm

• A pre-recorded message will then be broadcast throughout the building. This message will announce the possibility of a fire or another emergency at the building and provide further instructions to building occupants. This message will be repeated three times.

• “May I have you’re attention please, the signal tone you have just heard indicated a report of an emergency in this building. If your floor evacuation signal sounds after this message, walk to the nearest stairwell and exit the building. While the report is being verified, occupants on other floors should await further instructions.”

After the recorded message has played, an “evacuation tone” will be sounded. This tone is a repetitive “pinging” sound. This tone will only sound on floors to be immediately evacuated. These floors are: •The floor where the alarm has originated. •The floor above the floor where the alarm originated. •The floor below the floor where the alarm originated. •If the fire pump is engaged the entire building will go into alarm.

• Off site assembly areas are essential so that tenants can account for their staff after an evacuation.

• A designated individual should have a company roster and take responsibility to check in personnel.

• Assembly areas should be recognizable and be able to accommodate all personnel.

• An alternate assembly area should be identified in case that it is located in the emergency response zone or is otherwise unavailable.

• Coordinates with tenant on emergency response plans

• Maintains Tenants Floor Warden plans and contacts lists

• Coordinates and cooperates with Boston Public Safety Officials

• Ensures building emergency systems are functioning

• Assists with Public Safety Officials with building operations and system shutdowns

• Assists with Property Management in evacuation, incident investigation and communications

• Security Post—Monitors all life safety systems— Staffed twenty-four hours seven days a week

• Assists with Tenant Evacuation and alarm investigation

• Preventing access to the facility during an emergency

• Provide first aid if needed • Coordinates and cooperates with Boston

Public Safety Officials when Building Management is not on site (after hours)

• Acts as a liaison between tenant and Building Management during emergencies

• Identifies, recruits and assigns searchers • Depending on size of tenant • Ensures all searchers are trained • Identifies and maintains lists of disabled

employees and those that need assistance during an evacuation and their assigned “buddies”

• In charge of the evacuation of their assigned floor • Insures stairwells are safe prior to allowing tenant

employees to enter • Communicates with tenant employees • Ensures Searchers have checked all offices and

restroom in their assigned area • Close all doors in their assigned area • Relays information about disabled persons

and those needing assistance on their floor to Property Management

• Be knowledgeable of emergency exits, stairwells and evacuation routes

• Know locations of all offices and rooms on their assigned floor

• Know the location of all persons in need of assistance in evacuating

• When an Emergency signal is sounded through out the whole building – Floor Wardens should don their identification

and take station at their assigned post and prepare to take action

– Check stairwells to ensure they are safe • Evacuation tones sounds on your floor

– Instruct people to evacuate down the stairs in single file and staying to the right side of the stairwell (emergency personnel will coming up on the left)

– Search all bathrooms and offices – Close all doors and exit the floor

• Floor Wardens must notify building management of any disabled person

• A disability may be temporary, like a sprained ankle, or not be obvious, such as pregnancy or a chronic health condition

• All disabled person will need to be assigned a buddies who will help that person to the stairwell

• Persons Needing assistance and buddies should stage at the stairwell closes to the freight elevator

• If fire conditions poses a personal threat, the persons with disabilities and their buddies will enter the exit stairwell to wait for special assistance from the Boston Fire Department
