A pre-approval is just that – it is a (sort of) approval before you actually provide all of the income verification and documentation that a lender will require before giving you the “final approval”.

Lending rules and guidelines are so much tighter and stricter than they were a few years back. You almost have to be a credit saint to be approved for a mortgage with a regular bank or credit union. There are alternative lenders that (with higher rates) are more lenient, but even they have tougher rules now.

And your type of employment (ie: salaried, employed, or self-employed) can be a big determinant as well.

Best to provide proof of employment and income for the current plus past 2 years right upfront.
