Functional Group ID=MG Introduction: The purpose of this implementation guide is to provide standardized data requirements and content to all users of the ASC X12 Mortgage or Property Record Change Notification (266) transaction set in the reporting of mortgage loan changes to insurance companies. The guide provides a detailed explanation of the transaction sets by defining uniform data content and identifying valid code tables. This will aid users in the successful migration from their own internal format to the ASC X12 standards required by Farmers Insurance. Information currently sent by loan servicers to insurance companies for mortgage record changes will be automated through the use of the 266 transaction set. Errors currently being reported by insurance companies to loan servicers are automated through the use of the 824 transaction set, which is covered in a separate implementation guide.
