1.3 Roof Drainage SystemA single downspout services the front of the roof. This may be insufficient during periods of heavy rain. Generallyspeaking, a down-spout is recommended every 35 to 40 feet of gutter. A second downspout drainpipe is installedat the front porch edge as shown.

Consider installing a second downspout.

1.6 Asphalt Composition ShingleOriginal Asphalt roof is in good condition. Monitor the shingles on the front porch roof, as they are more visiblywarn, perhaps from the concentration of heat and sun on this exposure.

3. Exterior

3.3 General GroundsShrubbery is too close to the house. Contact can cause incidental damage, moisture damage and provide a egresspath for insects and pests. Recommend trimming back the bushes back from the walls, 6 inches to 1 ft clearance isideal.

5. Structure

5.4 Crawlspace(1) A section of un-insulated ventilation ducting requires insulation. Condensation was noticeable.

(2) Unused insulated ducting in corner can become a haven for rodents. Recommend removing.

6. Electrical

6.12 Exterior Electrical ReceptaclesThe exterior outlet next to the septic tank panel was not functional. Recommend troubleshoot and repair by alicensed electrician.

7. Garage

7.0 Vehicle Doors(1) A garage vehicle door failed to reverse when a reasonable amount of resistance was applied. The Inspectorrecommends service by a qualified garage door contractor.(2) Garage door gasket is torn, recommend replacement or repair.

9.0 Exterior PlumbingThe exterior faucet on the back of the house has a bonnet leak. Recommend repair by a licensed plumber.

9.4 Gas Water Heater(2) Hot water temperature at the sink was measured at 143 deg F. This may result in scalding, recommendtemperature adjusted by a licensed plumber to achieve 120 deg F at the sink and fixtures.

10. Heating

10.1 FurnaceFine white ash is leaking from the exhaust pipe. Pipe may not be adequately sealed. Presence of ash is unusual.Recommend servicing by a licensed heating contractor.

12. Bathrooms

12.8 CabinetsCabinet knob is loose in master bathroom. Recommend re-tightening or replacing if necessary.

5. StructureThe General Home Inspection includes inspection of the home structural elements that were readily visible at the time of the inspection. This mayinclude the: foundation; walls; floor structure; and/or roof structure. Soils vary in their stability and ability to support the weight of a structure. Minorcracking is normal with some common foundation materials, is typically limited to the material surface, is not a structural concern, and may not becommented on. Cracking related to soil/foundation movement indicates the potential for present or future structural concerns and will be commentedon to the best of the inspector's ability.
