Offering professional servic- es with a personal touch, insur- ance agent Paul Manuel and financial advisor John Volden invite area residents to visit Lake Central Insurance Services and Lake Central Investments, which they described as a “one- stop shop for asset protection and wealth management.” “We are two separate compa- nies, operating out of the same office,” Volden explained. “We both work to protect your assets – whether they be cash assets or physical assets.” Experienced advisors With Volden at its helm, Lake Central Investments pro- vides a broad spectrum of investment products, ranging from individual retirement accounts (IRAs) and certificates of deposit to stocks, mutual funds and more. Additionally, Volden said, Lake Central Investments can provide direc- tion on when to use Roth or tra- ditional IRAs, financial and estate planning or 401(k) rollovers and distributions. For example, he said, “It’s IRA season. People should take advantage of that and make sure they make their contributions to their IRA. There’s a window of time here where you can take advantage of both tax-year 2014 and 2015. If you haven’t already made your 2014 contribution, you have until April 15th to do so. Because we are in calendar year 2015, you’re eligible to contribute for this year, also.” Another topical item that falls under Volden’s expertise is the 401(k) rollover. “If someone has left a com- pany and deserted a retirement plan – something we call an ‘orphaned account’ – they would be eligible to roll that account into an IRA,” he explained. “The advantage of an IRA is that you have more control of your investment products. It opens up investment options and allows you to consolidate retirement plans.” Licensed for over 30 years, Volden has worked for both large and small financial service firms, and has lived in the area for 18 years. Partnered with Cetera Investment Services, a broker-dealer in St. Cloud, Volden says, “They have high- quality, Midwestern values.” Customized options As for your insurance needs, Manuel says Lake Central Insurance Services offers basi- cally every type of insurance, including property/casualty cov- erage for your home, auto or toys. He offers all varieties of commercial insurance, as well as life insurance and health insurance for individuals or businesses, and his agents are Medicare and MNsure certified, as well. Driving defensively is a greatway for motorists to reduce theirrisks of accident, maintain theirvehicles over the long haul andsave money on their auto insur-ance. But driving can be habit-forming, and over time manydrivers develop habits that cancompromise their safety on theroad.

No driver wants to makeroads less safe, and many mayjust need to reacquaint them-selves with the following defen-sive driving techniques theylearned way back when they firststarted driving as teenagers.

• Avoid distractions. Olderdrivers didn't have too manythings to distract them from theroad, but nowadays it's easy tobe distracted whether you're driv-ing alone on an empty road orsitting in rush hour traffic withdozens of your fellow com-

muters. That's because today'svehicles may be equipped withtelevisions, smartphonehookups and high-quality soundsystems that can take drivers'attention away from the road.Drivers may even be bringingadditional distractions with theminto their vehicles. When get-ting behind the wheel, keep yourstereo speakers low and turn offall of your devices so you aren'ttempted to check emails or textmessages while driving.

• Don't be in such a hurry.Perhaps the most effectivedefensive driving technique is toslow down when on the road. That's easier said than done, especially for commuters whoare running late and trying to getto the office on time. But mak-ing a conscious effort to slowdown, even if you are a few min-utes late for work or running

late for an appointment, canmean the difference between get-ting into an accident or stayingsafe on the road. If you knowyou are running late, don't try tocompensate by driving fast.Instead, call ahead to let whoev-er might be waiting for youknow that you will be a fewminutes late.

• Don't lane hop. Frequentswitching between lanes canmake other drivers nervous, increasing the risk of an acci-dent. In addition, sudden or fre-quent lane changes can make itdifficult for drivers to maintaintheir focus on the road and seemore than a few cars ahead ofthem. Drivers who have been onthe road for a long time may feelconfident in their abilities toquickly switch between lanes, but fellow motorists may findsuch shifting distracting and

begin to drive erratically as aresult. Stay in one lane as longas possible, and only pass carson the left.

• Don't respond to aggressivedrivers. If a fellow driver is driv-ing aggressively, slow down andlet them pass or pull over and letthem get far away from youbefore you return to the road-way. Studies have indicated thatroad rage incidents escalate whendrivers make eye contact withone another. Even if you are notat fault, it's up to you to avoid apotentially dangerous situationand protect yourself and yourpassengers.

Defensive driving techniquesreduce the risk of accidents andhelp to keep cars running strongover the long haul. Drivers canbenefit from periodically revisit-ing such techniques and practic-ing them on roadways.

Couples in the midst ofplanning a wedding often findthemselves overwhelmed by thecost of such a meaningful yetexpensive undertaking. Theaverage wedding is as expensiveas a new car or a down paymenton a new house, so it's no sur-prise many couples experiencesticker shock when they firstbegin to negotiate with ven-dors.

But as shocking as the costof saying "I do" in front of fam-ily and friends can be, there aresome tried-and-true ways todrastically reduce that costwithout making the big day anyless special.

GuestsMany couples save the most

money by reducing the numberof people they invite to theirwedding. Couples who comefrom large families may not beable to cut family membersfrom their guest lists withoutcausing a significant stir, sosuch men and women can lookfor other areas to trim. Profes-sional colleagues and oldacquaintances who you nolonger keep in touch with areunlikely to be offended if theydon't make the cut, and remov-ing them from the guest listcan save couples substantialamounts of money.

VenuePerhaps no element of wed-

ding planning is more open tonegotiation than the venuewhere the reception will takeplace. Many couples nowchoose venues that can hostboth the wedding and the recep-tion, and that can save couplesthe cost of booking two sepa-rate locations and transportingout-of-town guests from one

location to another. Venues aretypically open to negotiationwith regard to the price per per-son for the reception, and fewwill not have some wiggleroom built into their initialquote. If young children andteenagers will be attending thewedding, negotiate lower ratesfor their meals, as they won'tbe drinking alcohol and there-fore won't cost the venue asmuch as adult guests.

LocationWhere a couple decides to tie

the knot will have a significantimpact on their bottom line.Certain locales, such as largecities, are more expensive thanothers. Couples who comefrom small towns may benefitfrom tying the knot close tohome, as vendors tend to chargeless the further they are fromlarge metropolises. Waterfrontvenues, regardless of which citythey happen to be in, also tendto be more expensive than ven-ues with less impressive sur-roundings. Couples willing tosacrifice city lights and breath-taking views of the water are

likely to find more affordablevenues for ceremonies andreceptions.

TimingThe timing of a wedding

also affects a couple's bottomline. Couples hoping to getmarried when wedding seasonhits its peaks, which is general-ly considered the months ofMay and June and then alsolate-September into October, can expect to pay substantiallymore than couples willing toget married at other times of theyear. Couples also can savemoney by choosing to get mar-ried on Friday or Sunday nightsor Saturday afternoon, when

many venues charge consider-ably less per person than theydo on Saturday night, whichremains the most popular nightof the week to get married.

The cost of a wedding isconsiderable, but couples cancut those costs in several waysif they're willing to be flexibleand negotiate with vendors.

Home renovations are typi-cally exciting, as homeownersget to see the visions of theirdream homes come to lightright before their very eyes.Turning an outdated bathroominto a modern oasis or an emptybasement into the ultimate mancave strengthens the sense ofattachment homeowners havewith their homes.

But few home renovationprojects go from start to finishwithout experiencing a fewbumps in the road along theway. Such bumps can be diffi-cult to handle for homeownersworking on their first renova-tion projects, but there are manyways for novices to navigate thesometimes murky waters ofhome improvement projects andcome out relatively unscathedon the other end, where a newly-renovated home awaits.

Plan well and know what toexpect. When working withcontractors, get all agreementsin writing and spell out exactlywhat you desire in a home reno-

vation. Photo references canhelp guide contractors and archi-tects. Ask for the full picture ofwhat can be expected with thework, from demolition to thepunch list. Knowing what liesahead can keep you groundedthroughout the project.

Discuss work each day andset payment schedules. Makepayments contingent on workcompleted. This can help keepcontractors on schedule. Payingfor all work upfront leaveshomeowners at a disadvantage,as it does not provide incentivefor workers to be timely andefficient. Check in with workersto get daily progress reports.

Have reasonable expecta-tions. A renovation project mayexceed its budget and take longerthan initially expected. Under-standing that these potential set-backs might be part of theprocess will make it easier tohandle them when the foremanspeaks to you about any issuesthat arise.

Accept the mess. Construc-

tion work is messy. There's noway to maintain a pristinehouse when contractors areentering and exiting all day.Dust is bound to be generated, and tools can fill up rooms. Ahome in disarray can be stress-ful, but continue to visualizethe end result and the messwon't bother you so much.

Establish a contingencyplan. Bathrooms and kitchenrenovations are typically themost disruptive home improve-ment projects. Going without akitchen can make it difficult toenjoy meals at home, while abathroom remodel may requireyou to navigate water shutoffs. If your project is scheduled totake several months, establish acontingency plan to deal withthe consequences of your reno-vation project. Speak with fam-ily members about using someof their home amenities, andprepare and freeze meals inadvance so you can reheat themlater on when you don't haveaccess to your stove.

oHOMEHOMEIMPROVEMENT

Page 5: Extra March 2015

Homeowners choose renova-tion projects for a variety ofreasons. Although manyimprovements are made toincrease functionality and com-fort of a home, several othersare seen as worthwhile invest-ments. These investments canadd up to a higher resale valuewhen the time comes to sell ahome.

Invest in your ki tchen.Kitchen remodels are a safe betwhen it comes to puttingmoney into improving a home.Residents tend to spend a greatdeal of time in the kitchen, buta dated, poorly functioningkitchen can detract from thevalue of a home, even if therest of the home is in goodshape. It's possible to recoupbetween 60 and 120 percent ofyour kitchen remodel invest-ment, especially if the kitchenmatches up well with the restof your home.

Look to paint. One of theleast expensive improvementmaterials, but one that has asignificant impact, is paint.Neutral, modern colors can eas-ily liven up any space.

Put in another bath-room. Multiple bathrooms arean attractive selling point, par-ticularly in older homes thatmay not have been equippedwith more than one bathroom.

Finding extra space for a bath-room can be tricky, but consid-er closets, areas under stairs oreven taking some space awayfrom another room. As a rule,half-bathrooms require at least18 square feet of space, whilefull baths need 30 to 35 squarefeet for a stand-up shower orbathtub.

Renovate the HVACsystem. Aesthetic improve-ments aren't the only ones thatadd value to a home. Manyhome buyers are eager to pur-chase a home that has a newheating and cooling system, asbuyers understand that furnacesand air conditioning units aresubstantial investments thatcan last for years. Otherimprovements, such as addingattic insulation or replacingolder windows and doors withmore energy efficient options, also are smart bets.

Add i l l umi nati on torooms. A dark home is a drea-ry home. Adding light canmean including more overheadand accent lighting. Under-cab-inet task lighting is a nicetouch. Inclusion of skylightsand sun tubes can bring naturallight into rooms that may nothave south- or west-facing win-dows.

Put a deck addi tion out-doors . Outdoor living spaces

have become more desirable, especially as the "staycation"has grown in popularity. Thescope of your investment willdepend on the size of the deckand design. Doing the workyourself can cut the cost ofdecks in half, but only if youhave the specific tools or expe-rience to tackle such a project. For a more polished look, con-tact a professional.

Improve curb appeal .Adding attractive landscapingand freshening up the entrywayto a home can add considerablevalue to your home, as buyersjudge homes by their exteriors.Completely renovated interiorsmay never be seen if buyerspass up your home because of aless attractive exterior. Classy, subtle changes, like well-placedshrubbery and a green lawn, canwork wonders. An invitingfront door and well-lit entrywayalso add curb appeal to a home.

Add value to your homewith these renovations
