Deed Book 42256 Pg 348 EXHIBIT "E" Sign Requirements SIGNAGE The purpose of these criteria is to provide a framework for Commercial Units and LivefWork Units to develop a graphic identity that adequately addresses their needs and, at the same time provides for the needs of their customers and enhances the overall environment unique to 905 Juniper Condominium. Signage construction and installation shall comply with applicable codes. All mechanical and electrical mechanisms shall be concealed. All necessary access panels shall be located at the store side of signage and designed as an integral part of the graphic design. Threaded rods or anchor bolts - concealed from public view shall be used to 'float' elements from a 'mounting surface'. Angle clips are not acceptable for this purpose. Electrical services shall be connected to Unit Owner's electrical service. Electrical signs shall bear the UL. label as required by applicable codes, and all labels shall be concealed from public view. Signs that have exposed neon, light reflecting backgrounds or letters are prohibited. The brightness of signs shall be subject to board approval. 'Light Leaks', which are not integral to the graphic design, will not be permitted. All illumination must be from a steady, stationary light source. Light rays from signs shall shine on the property within the premises and shall not spill over the property line in any direction, except by indirect reflection. Prohibited Sign Types Signage types not included herewith shall be subject to approval at Board's discretion. Signs with incorporated exposed lamps. Signs constructed of paper, fabric, cardboard, Styrofoam type materials, formed plastic, injected molded plastic, or other such materials that do not provide a sense of permanence or quality. Signs with incorporated animated components, moving or flashing lights, or smoke emitting components. Signs attached with suction cups or tape. Signs constructed of luminous vacuum formed plastic letters. Signs constructed of material deemed unsuitable by the Board. Signs that appear to be flags or made of fabric. No sign may project above the building parapet to which it is attached. Encouraged Sign Types The allowable space, location of type of sign shall be determined on individual basis. CHANNEL LETTERS: A sign composed of individual letters with plastic or glass face, clear or color, with aluminum sides and rear. Internal illumination is achieved by neon lighting. SILHOUETTE SIGN (Reverse Channel): A sign composed of individual letters with internal illumination to light the face of the building or sign background causing the letters to be silhouetted at night. Letters are pinned off of a backing plate or pinned off of the wall a minimum of 1" and a maximum of 3". Care must be taken in understanding the reflective quality of the background material. The face of the letters may be painted but shall not be illuminated. Reflection of the neon lighting off of the background is not allowed. Text size is to be no less than 1-1/2" in thickness.

Sign Requirements

SIGNAGE

INDIVIDUALIZED LETTER SIGN: A sign composed of externally illuminated flat, cutout individualletters with a minimum thickness of 1" and a maximum thickness of 2". The letters are to be mounted flat onthe face of the building. Light intensity shall not exceed twenty (20) foot-candles at any point on the sign.Light source shall be white.

PLACARD SIGN: A sign made of an externally illuminated flat placard with the message and backgroundpainted on the face. Light intensity shall not exceed twenty (20) foot-candles at any point on the sign. Lightsource shall be white.

BLADE SIGN: Placards may be hung perpendicularly from the face building, however in order to ensuredesign consistency the backing of the placard as well as the framing will be provided by the Landlord. TheLandlord shall decide the placard's size and type, as well as its framework. Signage must be identical onboth sides. Signage, text and logos shall not exceed 30% of each side. The minimum distances betweenblade signs shall be located on individual store elevations. Blade signs shall be externally illuminated atOwner's expense. Not less than 9' above sidewalk elevation (clearance).

MARQUEE SIGNS: Placard signs that are hung perpendicularly from the face of the building but thatexceed 5' in vertical length are allowed in certain areas. Signage, text and logos shall not exceed 40% ofeach side. Signage must be identical on both sides, and may be located on building comers. Possiblelocations of marquee signs shall be located on individual store elevations. Marquee Signs shall be externallyilluminated at Owner's expense.

DIMENSIONAL SIGNS: The accent of dimensional signage is on breaking away, breaking out, gettingbeyond the flat finished surface of the facade. Sculptured elements or signage can only be placed above theentrance or storefront (above 88"), and may not be part of an entire dimensional storefront. The maximumcantilever for dimensional signage is 3'-0". The illumination can be internal or external. Carefulconsideration to each storefront elevation should be made with regards to acceptable materials and overalldesign.

AWNING SIGNS: Fabric awnings may have signs painted on the skirt of the awning. Awnings may alsohave signs, letters or logos painted on the face of the awning. Letters on the skirt shall not exceed 6" inheight and shall not cover more then thirty percent (20%) of the length of the skirt. Letters, signs or logospainted on the face of the awning shall not cover more then forty percent (20%) of the area of the face theawning. The board shall approve all fonts, colors, and content. The location and placing of awnings will bedetermined by the board, and shall be shown on building elevations.

PROJECTED CANOPIES: Owners must consider these canopies when designing signage and choosingmaterials or colors including selection of awning colors. Owners may use their projected canopy as'framework' for their signage.

WINDOW SIGNS: Window signs may not exceed ten percent (10%) of the window area on each groundfloor elevation of a store. Window signs are prohibited on floors above the ground floor. Window signsintended for display for more then 30 days shall be included in the gross allowable sign area for the store.Opening Hour signs, Credit Card signs, etc. are included in the requirements of this paragraph. Windowsigns are subject to all local sign ordinances and provisions, and are prohibited above first floor occupancy.

NOTE: the Board prior to installation shall approve all fonts, colors and content.
