Beads, brooches and a boutiqueA born and bred, self-proclaimed Dunedin advocate, Tamsin Cooper has a passion for silk, velvet and embroidery like nobody I have ever met before. Her exquisite range of accessories and garments lure you into a colourful, romantic haze that you won’t be able to escape.

Walking into the gorgeous first-floor boutique, you can’t help but be charmed by the delicate chandeliers, vintage furniture and feminine bursts of colour. Tamsin is the first to admit that her own style and that of her label don’t quite fall into the ‘Dunedin’ model of fashion, so to speak. “I’m definitely a little more colourful – which is funny because I grew up here, but it’s good not

to fit into a box. I love wearing clothes that not everyone else has basically. I mix and match. I try not to wear too much black - you have to kind of force yourself to get away from black in Dunedin, because it’s so easy to fall into that habit. I am vintage-inspired, eclectic, trying to inject colour when I can!”

After Waikouaiti-born Tamsin finished her Bachelor of Arts in Theatre Studies, she worked her way through multiple advisory and coordinating positions for Dunedin, before becoming the Fashion, Film and Business advisor, which is when interest in the fashion industry really took hold. Tamsin and graphic designer husband Luke lived in Arrowtown until recently, making the move back to Dunedin to be closer to family and the city’s vibrant cultural community.

Tamsin began her business when she first moved to Arrowtown, choosing the niche market of fashion accessories as her focus. “Over the last few of years accessories have been getting more and more popular; in a recession it is a cheaper way of jazzing up an outfit, or making an old outfit more fashionable by buying some lesser-priced, new season, vibrant coloured accessories; whether it’s a handbag or a brooch or a necklace.” Upon their return to Dunedin, Tamsin and Luke purchased a beautiful historic home, and found a great workspace in Moray Place. “I knew this would be a nice space to have a little boutique, but I had never had my space open to the public before in Arrowtown so it was only open by appointment and on a Friday. It became apparent that we needed to be open Monday to Friday and it’s been great; we’ve been really busy.

It’s different, getting used to working and having

people come in and out, but it’s definitely positive

and its lovely getting direct customer feedback. In

the past we’ve sold just online and wholesale, so

now we have another avenue to our sales which

is great” Tamsin says. The boutique not only offers

beautiful accessories and garments; it also offers

a much more personal service and the chance

to meet the designer herself! “I can talk to them

about the process and how it’s made. Not being

on street level we’re quieter so people get a

personal service from us. We’ll take them through

the range, help match accessories to garments or

to wedding outfits”. And as everything that leaves

the boutique is beautifully gift-wrapped, people

are already coming in for their Christmas gifts.

Tamsin has also started offering evenings for

groups of women to come along and have a look

at her collections, while having some bubbly and

a bit of fun.

When asked if she is happy she made the move

back to Dunedin, there is no hesitation in Tamsin’s

answer. “I think it does take going away for such

a long time, to realise what you’re missing. I

always knew it was a great city, but now I realise

it even more. Dunedin, not just fashion-wise but

artistically, has a huge number of talented artists,

designers, jewellers, painters, sculptors and so on

for such a small city – it’s amazing. We’re fashion

forward, and I think we’re more creative because

we are isolated and not part of the big city rat-

race so we don’t have the same kind of pressures

on us. To be a designer in Dunedin we have more

freedom and a lot of support”.

Despite being from a small city, Tamsin’s successful label has a global reach as her products are all handmade in the Vietnamese city of Hanoi. Many of Tamsin embroidered designs are created in a traditional embroidery village by artisans using techniques that have been passed down for generations. “Hand embroidery has been done in this little village for over a thousand years. That’s a big, really important part of my business; keeping a traditional craft alive”. Tamsin visits the companies yearly, to see them creating her products, and to check on progress. Vietnam was chosen for the manufacturing process as that is where a lot of the fabrics come from. “My fabrics are a big deal to me. All of my products are made of natural fibres, but particularly different weaves of silk. 100% silk taffeta, 100% parachute silk, silk/viscose velvet, and also a bit of 100% cotton linen as well. Fabric plays a big part in my inspiration too”.

Tamsin travels whenever she can, which is what she says is a favourite part of the job. “I got to go to Premier House last week and that was fantastic. I met everyone from the Editor of Stuff, to the Fashion Writer for the Dominion Post, to the CEO of Telstra Clear. This job has opened lots of doors for me and I’ve got to meet people in all industries”. However Tamsin says people don’t realise it’s not all glitz and glamour. “We occasionally have moments of glamour; like going to Premier House, openings, shows and walking down the catwalk - which people think is glamorous but it’s just really nerve-wracking and you don’t know where to look! It is such hard work. Since the recession has hit, it has been a

tough industry to be in. You just have to work so much harder and smarter. But I love it, and I’ve got a great team behind me that love it and work hard too. If I didn’t have all of those people with me who loved it as much as I do, I couldn’t do it”.

All of the hard work pays off for Tamsin on nights like the iD Dunedin Fashion Show, and moments like being asked and commissioned by the Royal New Zealand Ballet to design a second range, which Tamsin regards as her highest honour as a designer so far. Launching in Dunedin on November 12th, the range of accessories combine the femininity of Tamsin Cooper’s signature style with the elegance of the Royal New Zealand Ballet. The palette has been chosen to match the dreamy colours and lustrous fabrics that will be worn on stage during the performances. Perfect for any budding ballerina and those who enjoy objects of beauty, the range includes the softest silk rosebud brooches, head bands and hair ties, as well as the sweetest vintage-style velvet coin purse, a luxurious shoe bag, a charming velvet shoulder bag and the essential piece for every ‘Sleeping Beauty’, the velvet eye mask! To start the launch in true princess style, Tamsin is hosting a pre-event at her boutique in the morning where ballet fans can view and buy the new range, meet some of the ballet dancers and get autographs, and join in on the tea party - with beautiful little cupcakes, of course. For enquiries about events please call 471 9090.

You can find Tamsin at her first-floor boutique at 30 Moray Place, Dunedin, or at www.tamsincooper.co.nz.

This world-first product began its journey in the mind of Dunedin man Pat Maguire, and has now travelled its way on to thousands of bicycles across the globe.

In the making since 2006, Freeload is the world’s first fully adjustable bicycle carrier rack that can be fitted to the front or rear of all types of bikes. Designed and developed in Dunedin, the Freeload system provides a truly flexible platform for adventure. Freeload allows you to remove the load from your back and mount it directly to your bike, giving you more freedom to enjoy the ride.

Pat Maguire worked at the Otago Polytechnic for 23 years, firstly in engineering and then building the product design programme to a Master’s degree level. Most recently Pat has been part of the set-up of the Product Development Centre, which kick-started a number of design and innovation projects within the industry. Constantly looking for that next project, Pat was always keen to develop his own product and start his own company. It began with the identification of an opportunity for new ways of carrying loads on bikes. Over the last 30 years, particularly since the introduction of the mountain bike, virtually every part of the bike has been radically redesigned apart from the carrier racks - the traditional wire carrier rack – which does not work well with the latest technologies such as disc brakes and full suspensions or provide the load carrying needs of the modern biker, let alone compliment the aesthetic of the latest and most advanced bike designs.

In 2006 Pat was in Europe on other business and ended up at the world’s largest bike trade show; Eurobike. Walking the floor of the show with this idea, Pat identified a piece of ‘real estate’ on the front and back of every bike attaching to the wheels, with nothing on it. Pat came back to

Dunedin with a design brief for a versatile rack that would adjust and attach to that 150mm clear section of the bike on both the front forks and the rear stays. After some good old Kiwi ingenuity testing things out in the shed at home, Pat’s first hurdle was how to attach the rack as every fork is so different in size shape and angle, that a universal system was needed.

This challenge demanded the invention of a versatile attachment method that would allow strong friction-grip fastening directly to painted tubular surfaces of all shapes and sizes. The result is a patented quick release bracket that tensions webbing strap neatly and without marking the bike, but provides a universal attachment point that can receive a carrier to the front or rear of virtually all bikes regardless of fork shape or size.

In 2008 Pat and his son Mike, took the prototype products to Taipei Cycle show in Taiwan, to research whether it was a good opportunity, whether people would buy it, and how much they would pay. By 2009 Pat had formed Freeload Ltd with fellow product designers Tim Armstrong and Gary Gibson and had found their manufacturer partner Solink in Taiwan who completed the necessary tooling, production and packaging requirements. 2010 saw their first sales, and a lot of celebrating. The Freeload system was primarily pitched at the higher-end niche market of adventure touring; expensive bikes with owners spending a fair bit on them. Currently the only alternative for someone going on an overnight trip on such a bike is a backpack. The Freeload system gets the backpack off the riders back and onto the bike, so they can spread the load and focus on the ride.

While the Freeload is specified to carry 25kg in actual use, these racks are tested up to 100kg - Pat stood on it to demonstrate. Since launching the first products in 2009, the team have continued to design and build on the system, providing a basic structure which any of the interchangeable racks and decks can attach to, or anything else for that matter – a baby seat or a platform for carrying

Are you a Freeloader?workloads. Designed for the worldwide market, a lot of the attachments are for the commuting markets in Europe and other places, where they strap to a bike or themselves what we would normally throw in the car.

Pat, Gary and Tim design all of the products, packaging and brand marketing collateral here in Dunedin and the production is done in Taiwan. Freeload is in eight countries already – USA, Canada, Netherlands, Germany, Austria, Japan, Australia, and of course New Zealand. A new distributor has just been signed up in Italy, and the team is currently talking to one in the UK as the next targets are the UK, Scandinavia, Spain and France. In all of the other countries, Freeload has sourced in-country distributors who buy direct from the manufacturers in Taiwan.

The other avenue for sales is online at www.freeload.co.nz. The products sold from the website are imported from Taiwan and distributed

| FREELOAD

from their new premises in Dunedin, in the Princes St Clarion Building behind the popular business meeting hub, Nectar coffee.

Every year the team go to Taipei Cycle in Taiwan, Interbike in Las Vegas, and Eurobike in Germany, which they find is a really good way to reach their overseas market. The current focus is on getting this range up and running. Everything is made modular so you can add components on to the base unit.

Over the next 12 months Pat, Gary and Tim will be focused on developing a bigger range. The team will also be venturing into soft goods as well, like dry bags and panniers. At the moment dry bags and branded straps are imported from the USA and Sweden and sold online to support the Freeload products but within a year they would like to develop their own Freeload bags and accessories also, and get to do even more celebrating!

God bless the Irish! Let’s face it, most of us

Kiwis feel a strong affinity with our Celtic

jokesters because of their obvious zest for life,

innate ability to celebrate births, marriages

and rugby victories with the same good-

natured Guinness-infused vigour and because,

whatever the occasion, the Irish have an off-

the-wall saying to make us laugh and to add

perspective to even the most trying situations.

The heading above is one example of profound

Irish philosophy that appeals to me, for obvious

reasons!

I think we Kiwis fell in love with the Irish all

over again when the Eden Park scoreboard

read 15-6 and the single digit belonged to

Quade’s lot from across the ditch. And then

came Sunday 2 October at Otago Stadium.

Whilst I must apologise to our readers of Italian

descent for this blatant display of Cantabrian-

like one-eyedness, our strong Irish ties were

always going to guarantee a green-out in

these parts. The ensuing “hooley” saw the

town’s supply of the dark brew from St James’

Gate thoroughly depleted and some very grey-

looking green faces peering out from behind

a variety of Dunedin landmarks on Monday

morning.

Now whilst the league of leprechauns has

departed our fine city and rugby fever and

campervan madness is a thing of the past, the

nature and ethos of the Irish people is alive and

well in these parts. And, seemingly, it is most

alive in our Property Management office!

It really is no secret that my lot in rentals are

noisy. In fact any visitors to our George Street

offices can be reasonably well-assured that, no

matter what the time of day, there will be a buzz

of hilarity, good natured ribbing and off-the-

wall philosophising permeating from our side

of the building, at a reasonably high volume.

There is always a place for a well-tested Irish

saying amidst the chaos that is our every day.

This is not to say that we do not take our roles

seriously. We are well aware that entrusting

the ongoing care of your most valuable

possessions to us is a privilege and so we seek

to ensure the smoothest of sailing for all of our

valued clients. But boy, do those tenants test

our patience and sense of humour! People

are constantly telling us that we should write

a book, although as the years pass, I am

convinced we could actually write a Brittanica-

sized serial that would be assured to amuse

from cover to cover. With the philosophies of

the Irish people in mind, here are a few stories

that warrant inclusion in our rentals memoirs.

“As you slide down the banister of life, may the splinters never point in the wrong direction”

Landlords have their fair share of splinters in

the derriere at the hands of their tenants, but

sometimes, the tenants get their comeuppance!

Upon arrival at one of our studio room

complexes to attend a lock-out first thing in the

morning, our Property Manager was greeted by

the Police and one rather disgruntled working

girl, who had been chucked out of the premises

rather unceremoniously without being paid for

services rendered. Once access to the room (to

enable the visitor to adequately clothe herself)

had been achieved, our tenant was found to

have absconded via the second floor window.

Today, one of our debtor tenants took to

Facebook to have a good old giggle about

his Property Manager, and about how he just

was not going to pay up the money owed to

his landlord. In the process, he unwittingly

revealed his whereabouts, making dispatching

the Bailiff a far easier task!

We’ve taken over the management of

some properties because the owners simply

could not face the state of the same due to

tenant behaviour, with just cause. One of

our most memorable studio room clean-ups

followed the eviction of a tenant who, judging

by the volume of food wrappers in the shower

cubicle and toilet area, did all of his dining in

the ensuite. The unfortunate thing about this is

that he could not readily access the bathroom,

“Better an idle housethan a bad tenant”

6

Page 9: Exclusive November 2011

and so overcame this by relieving himself

into various food and drink containers, which

were stored in the bedroom. Our commercial

cleaners are saints!

“He who is not strong must needs be cunning” Some tenants think we are a bit slow. But we

are not as green as we are cabbage-looking.

Needless to say, we have measures in place

to protect our owner’s investments, and when

we turn up to view a room that was painted

blue at our last inspection, but is now bright

red, chances are we are going to notice.

Likewise, selling-off expensive chattels and

replacing them with appliances of a lesser

quality and value will never go unnoticed. Our

documentation serves to combat even the most

cunning of tenants, and has been relied upon

on many an occasion to mitigate loss to our

clients.

If you are going to tell a lie, ensure all

evidence has been removed before committing

to it! I was once completing an inspection at

one of our residential homes where dogs were

not allowed and stopped to have a bit of a

chin-wag with the tenants in the back section. I

could tell their anxiety was mounting with each

minute that ticked-by and suddenly realised

there was a strange scratching noise coming

from the basement, where they had hidden

their 45kg Staffordshire Terrier-cross.

There are tenants who know how to play

the system. They know the procedures that

must be followed by landlords in arrears

situations, and know how to live rent-free for

the longest possible period of time. They are

aware that Tribunal action does take time, and

that Tribunal Orders need to be enforced, so

the mere existence of a termination/possession

order does not magically extract the tenants

from the property. There are professional bad

tenants out there, just waiting for an unwitting

landlord to invite them into their rental property.

Good luck getting them out in a hurry!

Recent reports that a rather large farm

animal had moved-in to one of our campus

flats prompted immediate action by the

Property Manager. Naturally, he was advised

that the “pet” in question was a temporary

addition to the flat and would be moving on

without incident. How amused we all were

when the tenants graced page three of the

paper, complete with their spiky housemate,

proudly showcasing their enclosure-building

skills. That one of the photos was taken in the

lounge did not escape our attention.

Our stories could go on forever – we could tell

you about the studio room tenants who burned

through a number of oven elements due to

their attempts to heat the 12-room complex

via the grill, or the tenant who attempted to

change the fuse wire in their aged fuse box,

only to unwittingly remove all of the earth wires

and charge the flat up like a defibrillator (no

tenants were harmed in the process!). I can

regale you with tales of flat cleans, where it was

discovered that the pillow case was not filled

solely by the pillow but an extensive collection

of soggy rubber items. We have dealt with

neighbours at war (probably not helped by the

large digger they chose to park on our tenants’

back lawn without consulting us), music video

infamy of some flats and toilets that cannot be

described using any language I know.

Good work stories are one thing, but do

yourself a favour and leave the hilarity to us!

If you have far better things to do with your

life (such as sitting in the sun and enjoying a

quiet Guinness) entrust the care of your valued

investment properties to us – we’ll deal with it,

have a good ol’ giggle in the process, protect

your assets and only tell you what you need to

know!

“May you get all your wishes but one so you always have something to strive for”

Damon McGinniss’ Crispy Skinned Salmon on Prawn and Chive Linguine

Billy T & Me - Fortune TheatreThursday 3 - Sunday 6 November

Billy T & Me is an audio visual stage show celebration of Peter’s association, writing and performing with the great Billy T James where they created the iconic comedy which is now regarded as “kiwiana” at its best! Billy T & Me is a retrospective journey from Peter Rowley’s stance starting in 1977 on “A Week of it”, “McPhail & Gadsby” and culminating in the ‘Billy T James Show”. The question is often asked: Why did Billy pick Peter to be his fall guy and co-writer? A liaison which produced iconic sketches such as Capt Cook, Jock Cousteau and Turangi Vice to name just a few. The popularity of Billy seems to increase. He was the first ever and only New Zealand entertainer to go platinum post humorously. Youtube has introduced another generation to this comedy and just one of his sketches has over one hundred and ten thousand hits alone. As Peter Rowley was Billy’s partner at the height of his popularity on TV and a mate, Peter is the only person who can do this genre of show.
